Electronic leak detection in Camberwell

Electronic leak detection for homes and businesses in Camberwell

A leak in a flat roof often shows up a long way from where the water gets in. That makes leaks hard to trace by eye. Electronic leak detection tests the membrane itself, to find where it has been breached. It is testing only and leave the repair to your roofer. On a suitable roof, it takes the guesswork out of finding the hole. We then send you the results in a written report. We survey green roofs, liquid-applied waterproofing and roof terraces and balconies, and people most often book us about leaks through a covered membrane and waterproofing to test before it’s covered.

Across London, flat roofs are everywhere, from back additions and dormers to roof terraces, blocks of flats and offices. Coverings range from felt and asphalt to EPDM rubber, GRP fibreglass and single-ply membranes, and each fails in its own way. In Camberwell, as anywhere in London, the right approach depends on what the roof is made of. Many older flat roofs are felt or asphalt, and many newer ones EPDM rubber or GRP.

It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend.

Common roof problems in Camberwell

On a flat roof, water spreads under the waterproofing. The stain inside can be far from the hole which makes it hard to find by looking.

A survey makes sense if you’ve noticed:

  • Damage from equipment installers
  • Patched roofs that still leak
  • Leaks through a covered membrane
  • Leaks through a flat roof with no obvious cause

If you run a business near Surrey Quays Shopping Centre, a flat roof over a business is out of sight and out of mind until it leaks.

What to check before booking

  • Whether any drone flown is registered with the CAA
  • What the survey won’t cover
  • How they plan to inspect the roof safely
  • What insurance they carry

What to expect from a roof survey

What this survey cannot tell you

It helps to know what a survey will not do before booking:

  • Water entering through details rather than the membrane
  • Roofs whose membrane or build-up isn’t suitable
  • Moisture spread under the membrane

If in doubt, call 07833 053749 or use the contact form and we’ll suggest the right survey before you book. The full list of what we check.

What we look at

  • Green roofs
  • Single-ply roofs
  • Liquid-applied waterproofing
  • Commercial flat roofs
  • Flat roof membranes

Electronic leak detection around Camberwell

The wider area around Camberwell has a long history of building, with Mansion House about 2.7 miles north. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.

If you live in an older home near St Giles' Church, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear. Take a building like Mary Datchelor School: large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

Camberwell: your questions answered

Is parking a problem for a survey in Camberwell?

London parking needs a little planning, so let us know about permits, bays or a driveway when booking. The visit is then planned around what’s available.

How do I find out if my home in Camberwell is listed?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Will you repair the leak?

No. We test the membrane and report. The report shows where each breach is for your roofer to repair.

Do you carry professional indemnity insurance?

We’re covered by professional indemnity and public liability insurance.

Do you survey roofs on blocks of flats?

Yes, as long as access is agreed. Roofs over flats are frequently shared, so the freeholder or managing agent needs to agree access. We inspect only the parts we are allowed to reach.

What’s the price of ELD?

We quote electronic leak detection for each roof, as the method and time depend on the roof. Size, build-up and access all affect the price. To get a quote, phone 07833 053749 or use the contact form.

Will you check the loft?

Yes, where the survey calls for it and there is safe access. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

What happens if roof problems are left?

Water trapped under a membrane can soak insulation and decking. Finding the breach sooner limits that. London’s older roofs frequently have bitumen felt underlay or none at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left unchecked, water soaks into timber and plaster and the damage spreads.

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. We quote electronic leak detection for each roof, as the method and time depend on the roof.

DIY checks: what’s safe

During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

For landlords and managing agents

Letting agents often book on a landlord’s behalf, with the report sent to whoever needs it. Access is agreed with the tenant beforehand.

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on.

The survey, step by step

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes a length of time set by the size of the roof and how it’s built, which we’ll explain when we quote. If you have questions on the day, just ask. Surveys in Camberwell can be booked for any day of the week. It helps if you can point us to a visitor permit or a nearby bay. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.

  1. We agree the area to be tested.
  2. We get the roof ready for testing.
  3. We work across the roof with the test equipment.
  4. Each breach found is located and recorded.
  5. The report is sent for your roofer to act on.

Getting ready for the survey

  • Gather any invoices or paperwork from past roof work
  • Let us know about parking before the day
  • Clear the way to the loft hatch
