Camberwell Thermal Roof Survey
Not sure what state the roof is in? We carry out thermal roof surveys in Camberwell and across Greater London, with plain-English findings.
- Leaks that are hard to trace
- Cold areas below the roof
- Damp that repairs haven’t cured
Thermal roof surveys for homes and businesses in Camberwell
Thermal imaging works best in the right conditions. A sunny day before the survey, a dry roof surface and little wind all help. Rain, wind and cloud can all make the patterns weaker. We will discuss the weather with you when booking, and our report notes the conditions and how they affected what we saw. We survey flat roofs, commercial roofs and ceilings below the roof, and common reasons people get in touch are wet insulation beneath the membrane and damp patches with no obvious cause.
London airspace is busy and tightly controlled: there are flight restriction zones around Heathrow, London City and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every address in Camberwell is checked before any drone flight, and where permission is needed, the flight waits for it.
If any part of the roof couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t.

Should I look at the roof myself first?
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight.

How the survey changes by roof type
Felt and asphalt flat roofs
Felt and asphalt sit tight to the layers below, which often helps the camera pick up differences. Any patterns are checked with moisture readings.
Pitched slate and tile roofs
Inside the roof space, thermal images can help with damp around stacks, valleys and roof windows. We check any patterns with moisture readings.
Drones, thermal imaging and Camberwell roofs
Camberwell is about 2 miles from the edge of the flight restriction zone around London Heliport in Battersea. Where the drone is part of the survey, we check the exact boundary for the address before flying. Within a mile and a half or so of Camberwell there are several hotels, and hotels, like offices and blocks of flats, frequently have flat roofs. If you look after one, a large roof can be surveyed without guests having anyone working above them.
For an older house near a landmark like St Giles' Church, steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that is where a view from the air or with a thermal camera helps. Mansion House lies about 2.7 miles north, so building around Camberwell goes back a long way. Aerial photos and thermal images let an old roof be checked without anyone disturbing it. Parking in Camberwell, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day easier, as a space near the door can’t be promised.

Questions from Camberwell
Is drone flying allowed in Camberwell?
The answer turns on the exact location and the conditions on the day. The flight restriction zone around London Heliport in Battersea comes within about 2 miles of Camberwell. The exact boundary is checked for each address before any flight, and a roof inside it needs permission before we fly. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. The flight also waits for calm, dry weather.
Does a conservation area affect roof work in Camberwell?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Can thermal imaging show missing insulation?
Thermal images can suggest where heat is escaping and where insulation may be missing. The survey is not an energy rating or a heat loss calculation, but the report shows where to look more closely.
Can you do a thermal survey in any weather?
Conditions on the day affect the results. A sunny day beforehand, a dry surface and calm air all help. Rain, wind and heavy cloud can weaken the patterns, so we talk through the forecast when you book.
What will the report tell me?
It explains what we saw, what it means and what we’d suggest, backed by photographs. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.
Can a thermal survey trace a roof leak?
Thermal imaging can help, alongside other checks. What it shows depends on the weather and the roof. Where it can’t be pinned down, the report suggests a next step, like electronic leak detection.
I live in a flat. Can you survey the roof?
Yes. Shared roofs just need a little more planning, with the building owner or managing agent. Tell us about it when booking and we’ll plan the survey around it.
How it works
It is useful to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. Most visits take an hour or two for most homes, plus time to check any thermal findings with moisture readings. In Camberwell, as in much of London, plenty of properties are flats or terraces without side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, let us know when booking.
- First we discuss the roof, any damp and the forecast for the visit.
- The roof is inspected visually from safe positions.
- Thermal images are taken across the roof and, where there’s safe access, in the loft.
- Patterns that stand out are checked with moisture readings.
- The report pairs each thermal image with a photo and explains what it suggests.
Getting ready for the survey

Advice
What a thermal roof survey does not cover
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Whether the deck or roof structure is strong enough
- Clear results when the conditions on the day are poor
- Confirming water without moisture readings
Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we will tell you. What our survey covers.
Roof types and parts we check
- Pitched roof slopes
- Commercial roofs
- Loft conversions
- Insulated roof spaces
- Flat roofs
- Ceilings below the roof
Why act early in Camberwell
Once insulation under a membrane is wet, it tends to stay wet. Over time, it insulates less well and can harm the deck. Finding the wet areas sooner keeps the work smaller. In a London terrace or conversion, a roof defect rarely stays your problem alone: failed flashings and blocked valley gutters can send water into more than one home. Dealing with it early is far less disruptive.
Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before you book.

Tips from our surveys
Nothing here needs a ladder. A few suggestions:
- Remember the conditions on the day affect the results
- Don’t switch the heating off before the visit
- Don’t climb onto the roof to look for leaks yourself
- Take photos of stains as they appear, so we can compare
The report explains the conditions on the day and how they affected the images. That way you know how much weight to give each finding.
Check that loft insulation is laid evenly and hasn’t been pushed aside. Gaps frequently appear after work in the loft.
