Landlord roof surveys near Camberwell

Landlords, agents and block managers in Camberwell

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Bigger roofs take more time, and they’re priced for the size.

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client.

How a landlord roof survey works in Camberwell

Landlords often book us when buying a property to rent out, others when a tenant reports a leak or damp. Others want a regular survey for a rolling maintenance plan. Whatever the reason, the report follows the same clear format, with photos and recommendations. Surveys are carried out seven days a week which can help when arranging access with residents. We survey shared roofs, converted houses and rented houses, and the problems we’re asked to look at most are leaks into upper flats and gaps where tiles or slates have slipped.

Victorian and Edwardian terraces are found right across London, frequently with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Good slates can last over a hundred years, yet the nails often give out first and let slates slip. In Camberwell, as across London, that is why a roof needs a proper look rather than a glance from the street. Shared chimney stacks and the lead around them are just as important to check.

After the visit, you get a photo-illustrated written report, emailed to you. It sets out the condition of the let or shared roof, any defects and our written recommendations.

What you can safely check yourself

The one thing to avoid is getting up close. Roofs are fragile and slippery. That part is for a survey.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

The survey, step by step

The aim of the visit is simple: to look at the let or shared roof as closely as is safe and record what we find. Notes and photos go into the written report. The visit typically takes between one and two hours for a house, and longer for a block or a building with several roofs. In converted houses and mansion blocks, the loft hatch is often on a shared landing. Where that is the case, access needs agreeing with whoever controls that landing. Otherwise, the visit in Camberwell runs like any other.

  1. We start with what you know about the building and its history.
  2. We let you know which flats and hatches we need to reach.
  3. The roofs are inspected from ground level, vantage points, the roof space and the roof where safe.
  4. We note what couldn’t be seen as well as what could.
  5. You receive photos and recommendations, prioritised where relevant.

Before the survey

  • Agree roof access with the managing agent if it’s shared
  • If you’re buying, check with the agent that we can get in
  • Dig out any old roof reports or invoices

Getting a price

If you have photos of the roof, send them over. Pictures from the ground or a window are fine; never climb up to get a better view. To send them or to book, phone 07833 053749 or email us.

Advice

Tips that help

Here are a few things we’d tell any owner:

  • Keep the loft hatch clear and reachable
  • Keep roof surveys on a rolling plan
  • Book gutter clearing at least once a year
  • Get legal advice on lease responsibilities

Many clients use the report as the basis for a maintenance plan. You can start with the urgent items and plan the rest over time.

Keep gutters and outlets clear and include any valley or parapet gutters. Blocked gutters are a common cause of leaks into top-floor flats.

What a landlord roof survey looks like in Camberwell

Historic houses such as Mansion House, about 2.7 miles north, show how far back building in the area around Camberwell goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

Anyone responsible for a site like Mary Datchelor School will know that a written record of a large roof helps plan work for the holidays rather than in term time. If you live in an older home near St Giles' Church, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Your questions about landlord roof surveys in Camberwell

Can a landlord with a rental near Denmark Hill station book a roof survey?

Of course. We just need to know who will give access, and the report can go straight to you or your agent.

Will parking be an issue for a roof survey in Camberwell?

London parking needs a little planning, so let us know about permits, bays or a driveway when booking. That way the visit can be planned around it.

Which days do you carry out surveys?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Tell us which days suit you when you book.

Can you inspect my roof with a drone?

Yes, where it is applicable. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.

Is this a RICS survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you’ll need a RICS survey as well.

How much does a landlord roof survey cost in Camberwell?

Our price is from £150, including VAT. What you pay for your roof depends on its size, height, access and the package.

Can you tell me if my roof has asbestos?

No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.

What this survey cannot tell you

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Areas behind locked flats or blocked hatches
  • Responsibility under a lease
  • The structure in the way a structural engineer would assess it

If in doubt, call 07833 053749 or drop us an email and we will suggest the right survey before you book. What a survey covers and does not.

Roof types and parts we check

  • Shared roofs
  • Rented houses
  • Converted houses
  • Flat roofs on blocks
  • Blocks of flats
  • Gutters and downpipes

Do you need a landlord roof survey in Camberwell?

Agents and freeholders have budgets to set. Without a recent survey, it is hard to know what the roof needs and how soon.

Most people get in touch after spotting something like this:

  • Gaps where tiles or slates have slipped
  • Ceiling stains reported by tenants
  • Gutters overflowing onto walls
  • Standing water on a flat roof

Trees in and around Brunswick Park shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall.

Before booking anyone

  • Whether the inside of the roof is included
  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • Their drone registration, if they fly one
  • Whether VAT is in the quoted price
