The lease normally decides who is responsible for the roof and who pays. We don’t give legal advice on leases but we can give you an independent record of the roof’s condition. That can help when owners, freeholders and agents need to agree what happens next. The report sets out what we saw, with photographs and recommendations. If you are worried about flashings that have come away and choked outlets and gutters, we can find out what’s behind it, on flat roofs on blocks, gutters and downpipes and blocks of flats alike.

Much of London’s housing is flats, in converted houses or purpose-built blocks, so roofs are often shared between several households. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters. A defect on a shared roof can reach more than one flat. A report gives everyone the same picture to plan from, with photographs.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

What you can safely check yourself

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

Leave it or get it looked at?

Water that gets into one flat can affect others below. Spotting roof defects early helps protect the whole building. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. By the time a ceiling stains, the timbers underneath may have been wet for a while.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.

Take a look at what a roof survey costs and what we found on two real jobs.

What a survey costs

When we price a survey, we consider:

  • The use of thermal imaging or a drone
  • Height and safe access
  • Basic, Standard or Premium
  • The roof’s overall size

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before booking.

Getting in touch

If you can, have these to hand when you contact us:

  • Any marks or damp showing indoors
  • Why you want a survey: buying, a leak, a storm or new work
  • Pictures of the roof from a safe spot, if you have them
  • Access details, such as a loft hatch or a shared roof

Landlord roof survey starts from £150, including VAT. The exact figure depends on the roof and the package, so phone 07833 053749 or use the contact form with the details.

Tips from our surveys

Nothing here needs a ladder. A few suggestions:

  • Tell tenants when we are coming
  • Make sure the loft space can be accessed
  • Have gutters and outlets cleared every year
  • Check your lease or ask a solicitor about who pays

Questions about who pays under the lease are for your managing agent or a solicitor. Our report sets out the roof’s condition to help those discussions.

Encourage residents to tell you about leaks or damp right away. Early reports let you act before damage spreads.

How the survey works

The aim of the visit is simple: to look at the let or shared roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It normally takes between one and two hours for most houses, and more on a big or complicated roof. From the street, a London terrace usually shows only its front slope or parapet, so a visit in Peckham moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. Shared stairs or a basement flat? Let us know who holds the keys.

  1. We agree the roofs to be surveyed and what you need the report for.
  2. Access to flats and the loft space is arranged by you or your agent.
  3. We inspect each roof as far as it can be seen safely.
  4. We photograph defects and note how urgent they look.
  5. You get a written report to plan maintenance and budgets.

Before the survey

  • Keep pets in another room
  • If you’re buying, let the agent know when we’re coming
  • Jot down any questions you want answered

Arrange a survey

Once you know what you need, phone 07833 053749 or email us. From there it’s a case of choosing a package, agreeing the price and fixing a day.

Peckham questions

Is my home in Peckham listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

I let a flat near Queens Road Peckham station. Can you check the roof?

Yes, rented property is part of what we cover. You can ring 07833 053749 or email us with the address and a few details, including who will give access on the day.

Can you survey in bad weather?

A survey can usually go ahead in light rain, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we will agree a new date if the weather is not suitable.

Is Peckham in your area?

Yes. We cover Peckham and the rest of Greater London, as part of our work across London and the South East. For a price, ring 07833 053749 or email us.

Do you survey on Saturdays and Sundays?

Surveys run on weekdays, Saturdays and Sundays. To find a day that suits you, call 07833 053749 or send us an email.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

How do I book a survey in Peckham?

Just ring 07833 053749 or email us. After a few questions, we confirm the price and fix a day, weekday or weekend.

What a landlord roof survey looks like in Peckham

Inner London’s Victorian and Edwardian terraces frequently have Welsh slate roofs. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. With Queen's House about 2.6 miles east, Peckham sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

Take a building like John Donne Primary School: large buildings have long gutter runs and big roofs that need checking like any other. If you own a rental within reach of Queens Road Peckham station, a roof report helps you deal with small faults before they turn into a call from a tenant. Homes near green spaces such as Brimmington Park can get more leaves in their gutters in autumn.

What we can’t see

No survey can tell you everything, and we’d rather be clear about that before booking. Bear these in mind:

  • A full structural assessment of the building
  • Whether materials contain asbestos (a specialist asbestos surveyor’s job)
  • Roof areas we weren’t given access to

If in doubt, call 07833 053749 or use the contact form and we’ll suggest the right survey. What a survey covers and doesn’t.
