How a landlord roof survey works in East Dulwich

Access needs arranging before a survey of a let or shared building. The roof space and certain flats may need to be opened up for us and residents will need to be told in advance. You or your agent arrange access, and we confirm what we need when booking. Any part we couldn’t reach is noted in the report. We survey gutters and downpipes, rented houses and flat roofs on blocks, and the problems we’re asked to look at most are ceiling stains reported by tenants and damaged party-wall upstands or parapets.

London has Victorian and Edwardian terraces in almost every borough, often with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Good slates can last over a hundred years, yet the nails frequently give out first and let slates slip. In East Dulwich, as across London, that’s why a roof needs a careful look rather than a glance from the street. Lead flashings and shared chimney stacks on these houses need a proper look too.

We keep jargon out of it: where something needs attention, it says so plainly.

Before and after the survey

Nothing here needs a ladder. A few suggestions:

  • Put urgent roof work at the top of the list
  • Make leak reporting easy for tenants
  • Have gutters and outlets cleared every year
  • Hold on to old reports to compare later

You receive a report with photographs and recommendations ranked by urgency where relevant. We send it by email ready to pass on to whoever needs it.

Get gutters and roof outlets cleared at least once a year, especially on blocks with valleys or parapets. Many leaks into top flats start with a blocked gutter.

Why it is worth a survey now in East Dulwich

Water that gets into one flat can affect others below. Early surveys help avoid damage spreading between flats. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. That’s a good reason to find problems early, while there’s time to plan, rather than in a rush after a leak.

Every price we give includes VAT. Landlord roof survey starts from £150, including VAT. You will know the price for your survey before booking.

How the survey changes by roof type

Flat roofs on blocks and rear additions

Many blocks and rear additions have flat roofs. Ponding, splits and blistering are recorded where we can see them safely.

Shared chimney stacks

Many terraces and conversions have shared stacks. We check pots, flaunching, pointing and flashings as far as can be seen.

Checking the roof from ground level

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

How the survey works

Safety comes first on every visit. We inspect everything that’s safely in view, and anything we cannot see is noted in the report. The survey normally takes an hour or two for a single let house, with blocks of flats taking longer. In a London conversion, the way into the loft space is frequently from a communal landing or the top flat. Where that is the case, access needs agreeing with whoever controls that landing. Otherwise, the visit in East Dulwich runs like any other.

  1. We start by agreeing the scope, roof by roof.
  2. We confirm which flats and loft spaces we need to get into, and you arrange access.
  3. Each roof is checked as far as it can be seen safely, including from inside where possible.
  4. We photograph each defect and note how urgent it looks.
  5. We send a written report you can use to plan maintenance and budgets.

Before we arrive

  • Agree roof access with the managing agent if it’s shared
  • Show us where any leaks or stains appear
  • Move anything stored under the loft hatch

What a landlord roof survey looks like in East Dulwich

Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. With Kingswood House about 2.2 miles south, East Dulwich sits in an area with a long building history. If you own one of the older houses, expect a mix of original materials and later repairs on the roof.

For landlords with property near East Dulwich station, a dated record of the roof is useful when planning maintenance across a let. The streets around a church such as The Latter Rain Outpouring Revival Church are often among the oldest in a place, and if your home is one of the older ones nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Living close to Brunswick Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls.

East Dulwich questions

Does a conservation area affect roof work in East Dulwich?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is parking a problem for a survey in East Dulwich?

Sometimes, yes. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well.

Do you carry professional indemnity insurance?

Our cover is professional indemnity plus public liability, and details are available on request.

Can you survey a shared roof on a terrace or converted house?

Yes, we survey shared roofs frequently. Where a neighbouring roof isn’t part of the access, we can only see it from vantage points and we’ll say so.

Will you fly a drone over my roof?

Yes, where it’s applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

How do I book a survey in East Dulwich?

Simply ring 07833 053749 or email us. We’ll ask a few questions, confirm the price and agree a date, weekday or weekend.

Will you say whether the freeholder or leaseholders should pay?

No, we do not advise on leases, so ask your managing agent or a solicitor. Our job is to report on the roof itself.
