Leave it or get it looked at?

A drone record gives you a baseline. Next time, you can compare and see what has moved or worn. It helps when you plan ahead. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. That is a good reason to find problems early, while there’s time to plan, rather than in a rush after a leak.

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Prices start from £400, including VAT.

Drone roof surveys for homes and businesses in East Dulwich

Neighbours’ privacy matters on every flight. We keep the camera on the roof we’re surveying, not on neighbouring homes and gardens. If your roof is joined to a neighbour’s, it is worth letting them know about the visit. We inspect only what the owner has asked us to. Each flight is kept short and stays focused on the roof we are there to survey. Common reasons to book are plant growth and moss on the roof and lead work pulling away at abutments, across tall and steep roofs, valleys and parapet gutters and chimney stacks.

London roofs sit shoulder to shoulder in terraces and blocks, so privacy and neighbours matter as much as the view. We take care to focus on the roof we’ve been asked to look at, in East Dulwich as anywhere. Mention access, height and anything unusual about the building when booking. Steep slopes, tall chimneys and rear additions are where the extra view helps most.

The report records the roof as we found it on the day. It’s useful right away, and a good reference for later, such as when you want to compare after future work.

Common roof problems in East Dulwich

Height and steep pitches make close inspection risky. Tall townhouses, blocks of flats and offices are typical. A drone gets close-up views from a safe position on the ground.

A survey makes sense if you’ve noticed:

  • Vegetation in valleys and gutters
  • Storm damage on steep or tall roofs
  • Ridge pieces that have lifted
  • Lead work pulling away at abutments

As a London address, East Dulwich can be tricky for parking: let us know about permits, visitor bays or off-street space when booking, as a space near the door can’t be promised.

Before you book any roof surveyor

  • How long they’ve been surveying roofs
  • What follow-up you get after the report
  • Is VAT included in the price?
  • How they plan to inspect the roof safely

What to expect from a roof survey

How the survey changes by roof type

Steep slate and tile slopes

Old slates and clay tiles can crack underfoot. The drone sees them without touching them, so the survey does not add damage.

Chimney stacks

Our drone check of a chimney is visual, and it is not a flue or gas safety check. We will say if a specialist is needed.

What happens on the day

When we arrive, we start by asking what you’ve noticed and what you’d like to know. We then inspect everything that can be seen safely, using the ground, windows, the loft and a drone where applicable. Most surveys take an hour or two at a typical home, or half a day or so for a commercial building. Surveys in East Dulwich can be booked for any day of the week. It helps if you can point us to a visitor permit or a nearby bay. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. First comes the address, plus a note of what worries you about the roof.
  2. Airspace restrictions are checked and permission sought where needed.
  3. We assess the conditions and the take-off spot first.
  4. We fly the sub-250g drone close to the roof and photograph each area.
  5. We email the report with close-up photos and recommendations.

How to prepare

  • If you are buying, let the agent know when we’re coming
  • Leave a clear route to the loft
  • Have any paperwork from past roof work to hand

Advice

Airspace, weather and East Dulwich roofs

East Dulwich is about 2 miles from the edge of the flight restriction zone around London Heliport in Battersea. We check the exact boundary for the address before flying, and if the roof falls inside it, we ask for permission first. The drone we use is under 250g, flown by a CAA-registered operator with a Flyer ID and Operator ID. In the open category, flights stay below 120 m (400 ft) and within sight.

Kingswood House, about 2.2 miles south, is one of the historic houses in the wider area around East Dulwich. A drone or thermal survey does not involve any work on the roof, which suits older buildings. For businesses in and around places like Surrey Quays Shopping Centre, thermal images can show trapped moisture across a wide commercial roof.

What a drone roof survey doesn’t cover

Every survey has limits, and we’d rather be clear about that before you book. Bear these in mind:

  • Flying in a flight restriction zone without the airport’s permission
  • Structural calculations (that is a structural engineer’s job)
  • Flights in strong wind or heavy rain

If you’re not sure which survey you need, call 07833 053749 or use the contact form and we’ll give you a straight answer. What our survey covers.

Roof types and parts we check

  • Flat roofs on upper floors
  • Valleys and parapet gutters
  • Chimney stacks
  • Large and complex roofs
  • Fragile roofs
  • Tall and steep roofs

Your questions about drone roof surveys in East Dulwich

Will parking be an issue for a roof survey in East Dulwich?

Sometimes, yes. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well.

Is my home in East Dulwich listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Does the weather affect a drone survey?

The flight waits for better weather. Wind and heavy rain are the two things that ground a small drone, so a new date is agreed with you.

Are you structural engineers?

No. We note visible signs like sagging or deflection, but we are not structural engineers and do not carry out calculations. If we think you need an engineer, the report says so.

Do I have to be there for the survey?

Not always. If we only need the outside, we can agree that in advance, but anything inside needs someone there to give access.

Does this replace a RICS home survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

Can you survey a shared roof?

Yes, as long as access is agreed. Roofs over flats are often shared, so whoever owns or manages the building needs to agree access. We can only inspect what we’re given access to.

What you can safely check yourself

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
