Flat roofs in East Dulwich

Inner London’s Victorian and Edwardian terraces frequently have Welsh slate roofs. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Mixed in with those pitched roofs are a good many flat ones, over rear extensions, dormers, garages and shops. Within a mile and a half or so of East Dulwich there are several hotels. For hotels and other commercial buildings, finding the cause of a flat roof leak quickly keeps rooms in use.

For businesses in and around places like Surrey Quays Shopping Centre, flat roofs over shops and units are easy to forget until water comes through a ceiling. With Kingswood House about 2.2 miles south, the area around East Dulwich has a long history. Older homes nearby may have later flat-roofed extensions or dormers, frequently re-covered more than once. The streets around a church like The Latter Rain Outpouring Revival Church are frequently among the oldest in a place, and if you own one of the older houses nearby, the flat roofs on later extensions tend to wear out long before the main roof.

Flat roof survey in East Dulwich

A Basic Survey, from £150, covers a visual inspection, a condition report, photos and written recommendations. For moisture detection and a structural check, the Standard Survey starts from £250. On a flat roof, moisture readings can help show whether water has got under the covering. Larger commercial roofs are quoted for their size. If you’ve noticed upstands pulling away from walls and blisters and bubbles in the covering, we can find out what’s behind it.

Across London, flat roofs are everywhere, from back additions and dormers to roof terraces, blocks of flats and offices. They’re covered in felt, asphalt, EPDM rubber, GRP fibreglass or single-ply membranes, each with its own weak points. In East Dulwich, as anywhere in London, the right approach depends on what the roof is made of. Many older flat roofs are felt or asphalt, and many newer ones EPDM rubber or GRP.

After the visit, you get a written report with photos, emailed to you. It explains the condition of the flat roof, the defects we found and what we recommend.

Checking the roof from the ground

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

Prices for flat roof surveys in East Dulwich

The price reflects the time and kit the roof needs. That comes down to:

  • How big the roof is
  • The use of thermal imaging or a drone
  • The shape of the roof and its details
  • Whether you choose the Basic, Standard or Premium Survey

Every price we give includes VAT. Our price is from £150, including VAT. You’ll know the price for your survey before booking.

Booking your survey

A little information up front helps. It’s useful to include:

  • What kind of property and roof it is
  • Photos of the roof, taken safely from the ground or a window
  • Where the property is, with the postcode
  • Any stains, drips or damp patches you’ve seen indoors

Getting a price is simple: just phone 07833 053749 or drop us an email and give us a few details about the property and we will explain which survey suits. We confirm the price before anything is booked.

How it works

We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. A typical visit takes an hour or two at most homes, and longer for a large or complex roof. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, let us know when you book.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. We look at the roof from wherever it can be seen safely.
  3. The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
  4. Where there is safe access, we look at the ceilings and spaces below for signs of water.
  5. We send a written report with photos, the defects we found and what we recommend.

Before the survey

  • Leave a clear route to the loft
  • Tell us about any leaks, stains or damp patches you know of
  • Let us know where we can park nearby

How to book

Our price is from £150, including VAT. What you pay depends on the roof’s size, access and the package, so ring 07833 053749 or email us with the details.

What we cannot see

No survey can tell you everything, and we’d rather be clear about that before booking. Bear these in mind:

  • Hidden layers beneath the covering
  • A promise that the roof will not leak in future
  • Areas we cannot see or reach safely, including fragile rooflights and sheeting

If you are not sure which survey you need, call 07833 053749 or use the contact form and we’ll give you a straight answer before you book. What a survey covers and doesn’t.

What this survey covers

  • Single-ply membranes
  • EPDM rubber
  • Upstands and outlets
  • Felt flat roofs
  • Mastic asphalt
  • GRP fibreglass

Tips that help

You do not need to be a roofer to help. What helps most:

  • Look for standing water a day after rain
  • Keep outlets clear of leaves and moss
  • Check ceilings under the roof for damp patches
  • Keep records of when the roof was laid and what work has been done

If anything in the report isn’t clear, just ask us. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one, so you can talk the findings through.

Try not to let a flat roof become a walkway. Where someone does need access, ask them to use boards or a protected route, and remind them never to step on rooflights or fragile sheets.

Leave it or get it looked at?

Caught early, a split or open seam in a flat roof is frequently a small repair. Leave it, and water can get into the insulation and deck, which can turn a patch into a replacement. Surveying it now tells you where you stand. In East Dulwich, as across London, an overflowing gutter soaks the wall below, which can lead to damp inside. A small blockage left for a few winters becomes a damp problem.

To find out what your survey will cost, call 07833 053749 or use the contact form with the address and a few details. We will confirm the figure before booking.

Your questions about flat roof surveys in East Dulwich

Does a conservation area affect roof work in East Dulwich?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Is parking a problem for a survey in East Dulwich?

Parking in East Dulwich, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly.

Can you survey any kind of flat roof?

We cover the main flat roof coverings: felt, asphalt, EPDM, GRP and single-ply. We record what the covering is and how it’s holding up.

How experienced are you?

More than 5,000 surveys over 20+ years.

What do I do with the report?

The report arrives by email, with photos and clear recommendations. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation, so you can talk the findings through.

How long will you be at the property?

It normally takes about 1–2 hours for a small flat roof at home, and longer for a large commercial one. The written report follows by email.

Can you survey a shared roof?

Yes, if whoever owns or manages the building agrees access. On a shared roof we can only inspect the parts we are allowed to reach, and the report makes that clear.
