Flat roofs in Camberwell

Mansion House, about 2.7 miles north, is one of the historic houses in the wider area around Camberwell. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Many homes in inner London are Victorian and Edwardian terraces, frequently with Welsh slate roofs. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.

The streets around a church like St Giles' Church are often among the oldest in a place, and if your home is one of the older ones nearby, the joins between later flat roofs and the old walls are where problems usually start. For site and facilities teams at buildings like Mary Datchelor School, a large flat roof with a good many outlets and rooflights has many places where a membrane can fail. A roof leak in a hotel or guest house around Camberwell means lost rooms as well as repairs, so it’s worth knowing the roof’s condition.

Flat roof surveys for homes and businesses in Camberwell

Each type of flat roof has its own weak points. Felt can blister and crack, asphalt can craze and split, EPDM seams and laps can lift, and GRP can crack where boards meet or at the trims. On PVC and TPO single-ply roofs, we look closely at the welded laps, edges and fixings. Knowing what you have and how it’s doing helps you plan what comes next. Common reasons to book are failed upstands where the roof meets a wall and ponding water that doesn’t drain away, on mastic asphalt, upstands and outlets and single-ply membranes.

Water getting through a flat roof in London can travel under the covering and appear some way from the hole. Upstands against parapets, outlets and the edge where flat meets pitched are common entry points. In a converted house in Camberwell, the roof above may belong to the building rather than one flat.

The report records the flat roof as we found it on the day. It is useful right away, and a good reference for later, like when you want to compare after future work.

What we can’t see

It is a careful look at the flat roof, not the whole story. Its limits include:

  • A promise that the roof won’t leak in future
  • Whether old sheeting or boards contain asbestos
  • A structural engineer’s assessment of the deck

If in doubt, phone 07833 053749 or use the contact form and we will suggest the right survey before booking. What a survey covers and doesn’t.

Roof types and parts we check

  • Mastic asphalt
  • GRP fibreglass
  • Single-ply membranes

Normally it’s manageable with a little notice. Tell us what parking is available nearby, and the visit is planned around it.

Usually, if there is one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that can’t be seen from outside.

Tips from our surveys

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • File the paperwork for the roof and any repairs
  • Check the outlets after the leaves fall
  • Keep clear of rooflights and fragile roof sheets
  • Check new fixings through the roof are properly sealed

If you are buying, the report gives you something specific to take back to the seller or agent. It can support a request for work before completion or a conversation about price, depending on what we found.

Check the roof from a window after a downpour. Water still lying a day or two later is worth getting looked at.

We also survey roofs for businesses and commercial landlords. Bigger roofs take more time.

What we do, step by step

You don’t need to do much on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. A typical survey takes about one to two hours at a typical home, and about three to four hours for a commercial roof. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, tell us when you book.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. The roof is viewed from safe positions, including the roof itself where that’s safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. A written report with photos and recommendations is emailed to you.

Before we arrive

  • Mention any parking restrictions on your street
  • Move anything stored under the loft hatch
  • Find any records of previous roof work
