Roof survey in SE24: how it works

We inspect whatever is safely visible: from ground level, from windows and other vantage points, from inside the loft and from the roof itself where it’s safe. Premium adds thermal imaging, plus a drone inspection where it applies, for roofs that are hard to see well. You don’t need to do anything except give us access. Each defect we find is photographed and explained. We survey clay and concrete tiles, natural slate and lead flashings, and people most frequently book us about cracked or blistered flat roof coverings and lifted, split or missing lead flashings.

When we arrive, we start by asking what you’ve noticed and what you want to find out. We then inspect everything that can be seen safely, using the ground, windows, the loft and a drone where applicable. The survey normally takes about 1–2 hours for most homes, depending on how many separate roofs there are.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. We arrive at the agreed time and talk through any concerns.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Extra checks are carried out where your package includes them.
  5. The report is emailed with findings and recommendations.

There’s a railway station in Herne Hill itself: North Dulwich station. Roofs, chimneys and gutters across SE24

Across SE24, we survey roofs for owners, landlords and agents, from Herne Hill, Camberwell and Loughborough Junction to the quieter places in between. Every report comes with photographs and written recommendations.

Several airports in London and South East England have flight restriction zones around them, so every drone flight in SE24 is checked against the Drone Safety Map first. Flights that need permission only go ahead once it’s given.

Herne Hill: If you let a flat or house near North Dulwich station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Living close to Belair Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching.

Can I check my roof myself?

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where it applies.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Different roofs, different checks

Lead flashings and valleys

Most leaks begin at a joint rather than the middle of a slope. That’s why we look at them closely.

Natural slate

Slate is common on older homes in London and South East England. Where several slates have slipped, the cause is often nail fatigue, and we say how widespread it looks.

Tips that help

These tips come from what we see on roofs every week:

  • Include dormers, porches and garages when booking
  • Have details of recent roof work to hand
  • Move stored items away from the loft hatch
  • Watch for slipped slates after bad weather

If you need work done, the report gives roofers a clear brief. The photos show what we found and where, so their quotes cover the same ground.

Keep gutters, valleys and outlets clear of leaves and moss, ideally after the leaves have fallen. Leave the clearing to a professional. Clear gutters prevent a lot of damp.

Landlord and commercial surveys in SE24

Where a roof is shared: we need access agreed with the building owner or managing agent. Tell us about it when you book and we will plan the survey around it.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

Why roofs fail

The coverings are rarely the first thing to fail. On slate roofs, corroded nails let slates slip, which is known as ‘nail fatigue’. On tiled roofs, the battens or pegs may be what’s gone, letting tiles move.

It’s worth booking a survey if you’ve seen:

  • Valley linings that have cracked or split
  • Torn or sagging underlay
  • Ponding, splits or blisters on flat roofs
  • Flashings that have come away from the wall

SE24 questions

Do you use drones?

Where it helps and it is safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.

Can you inspect a terraced or semi-detached roof?

Yes, we can. We inspect what the owner gives us access to. Where a defect looks to be on the neighbour’s side, the report says so.

Is your survey a structural engineer’s report?

No. Our survey looks at the condition of the roof, and the Standard and Premium packages include a structural check. It is not a structural engineer’s report and does not include calculations.

Do you carry professional indemnity insurance?

We hold professional indemnity and public liability insurance.

What’s the best way to book?

Just ring 07833 053749 or send us an email. We will ask a few questions, confirm the price and agree a date.

Do you go up on the roof?

Only where it is safe to do so. We also inspect from ground level, from windows and vantage points, and from the loft. The Premium Survey adds a drone where applicable.

Do I need to be at home?

That depends on the survey. Inside the building and in the loft, we need someone to let us in.
