Roof surveys in Camberwell

Roof surveys for homes and businesses in Camberwell

We survey roofs in Camberwell and across London and South East England. We carry out surveys on weekdays and at weekends. We hold professional indemnity and public liability insurance. Each survey ends with a written report, emailed with photographs and recommendations. Houses, flats and commercial buildings all follow the same careful process. To arrange a survey, call 07833 053749 or send us an email. We are often asked to look into ponding, splits or blisters on flat roofs and gutters that overflow in heavy rain, on ridges, hips and valleys, the roof space and flat roofs.

London has a great many flats in converted houses and purpose-built blocks, where the roof is normally a shared part of the building. Landlords, managing agents and residents’ companies need to know what condition it’s in and what work is coming up. Leaks from a shared roof rarely affect just one home. With a written report and photographs, everyone can plan from the same facts.

Nothing in the report is left vague: if work is needed, the report says so clearly, along with how urgent it is.

What this survey cannot tell you

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • How the roof will behave in every kind of weather
  • Confirmation of asbestos in soffits or cement sheets
  • Structural calculations (that is a structural engineer’s job)

If you are not sure which survey you need, ring 07833 053749 or use the contact form and we will give you a straight answer. What our survey covers.

Roof types and parts we check

  • Natural slate
  • Flat roofs
  • Lead flashings
  • Chimney stacks

  • Clay and concrete tiles

Questions from Camberwell

Will parking be an issue for a roof survey in Camberwell?

In much of London, parking needs planning: a visitor permit or a nearby bay makes the day run more smoothly, so mention what’s available when booking.

Is my home in Camberwell listed or in a conservation area?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Are you insured?

Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.

I live in a flat. Can you survey the roof?

Yes. A shared roof needs access agreed first, with whoever owns or manages the building. Mention it when you get in touch and we’ll explain what’s needed.

Will the report say how many years my roof has left?

We do not put a figure on it, because so much depends on the fixings, underlay and upkeep. Instead, we set out what’s sound, what’s wearing and what to do first.

Is Camberwell in your area?

Yes. We survey roofs across London and South East England, Camberwell included.

Does the weather affect the survey?

Light rain does not usually stop a survey, and it can even help show where water is getting in. High wind or heavy rain can stop drone flights and make roof access unsafe, so we will agree a new date if the weather is not suitable.

Why act early in Camberwell

Roof faults rarely stay the same size. One slipped slate lets water reach the battens and underlay, and damp timber slowly weakens. Catching it early means less to put right. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. When the stain finally shows, the damage underneath is often older than it looks.

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all with VAT included. What your roof costs depends on its size, access and what you want to find out.

What you can safely check yourself

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we look at the roof.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Different roofs, different checks

Chimney stacks

Water that gets into a stack can show as damp in the rooms below. We look for the likely route in.

Concrete interlocking tiles

Concrete interlocking tiles are common on post-war and newer homes. They last well, but their surface erodes slowly, and they can crack.

Roof surveys around Camberwell

The wider area around Camberwell has a long history of building, with Mansion House about 2.7 miles north. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs. The flight restriction zone around London Heliport in Battersea comes within about 2 miles of Camberwell. If your survey includes the drone, we check the exact boundary for the address before flying.

Landlords with a home close to Denmark Hill station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Living close to Brunswick Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn. If you live in an older home near St Giles' Church, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Surveys for landlords and agents in Camberwell

We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Larger roofs take longer, so they’re priced to suit.

With a portfolio of properties, you can book surveys for several addresses. To arrange surveys for several addresses, call 07833 053749 or drop us an email.

How the survey works

There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. The survey itself takes an hour or two for most houses, with bigger or more complicated roofs taking longer. From the street, a London terrace normally shows only its front slope or parapet, so a visit in Camberwell moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. Shared stairs or a basement flat? Tell us who holds the keys.

  1. You get in touch with the address and anything you’ve noticed.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. The roof is inspected from the ground, windows, the loft and the roof itself where it is safe.
  4. Every part of the roof is checked and photographed.
  5. You receive a written report with photos and recommendations.

Getting ready for the survey

  • Check we can get to the back of the property
  • Agree roof access with the managing agent if it is shared
  • Tell us about any leaks, stains or damp patches you know of
