Roof surveys across SW2

Roof surveys across SW2: what to expect

People book a roof survey for all sorts of reasons. Some have spotted a stain or a slipped slate, others want a check before selling or after years without one. Whatever the reason, the survey works the same way: a careful look, then a clear written report. Visits run on weekdays, Saturdays and Sundays, so it is easy to find a day that suits. We are often asked to look into worn lead at chimneys and abutments and loose ridge or hip tiles, across flat roofs, ridges, hips and valleys and clay and concrete tiles.

The visit has one job: to see as much of the roof as can be seen safely and record it clearly. Everything we note and photograph goes into the written report. The visit usually takes between one and two hours for most homes, depending on how many separate roofs there are.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. We arrive at the agreed time and talk through any concerns.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Extra checks are carried out where your package includes them.
  5. You get a written report with photos and clear recommendations.

What’s near Brixton

Typical jobs here are in homes near Trinity Academy, Trinity Congregational Church and Trinity Arms and the streets around them. You’ll also find Sudbourne Primary School (under half a mile west), Trinity Academy (under half a mile south-west) and Max Roach Park (0.7 miles north). There is a railway station in Brixton itself: Brixton station. Well-known places in the area include London General Cab Company Museum (0.9 miles north) and Baynard's Castle (3.8 miles north). Not far away are Battersea Park Lake and Centre for Wildlife Gardening.

Roofs, chimneys and gutters across SW2

From Streatham, Herne Hill and Brixton to its smaller places, buildings across SW2 have roofs of every age. The usual weak points are fixings, flashings, chimneys and gutters.

Our area takes in slate-roofed London terraces, clay-tiled Weald houses, Essex weatherboarding and post-war new towns. Roofs in SW2 are part of that picture.

Brixton: If you run a business near Southside Wandsworth, a written record of the roof’s condition helps you plan maintenance rather than react to leaks. Landlords with a home close to Brixton station may find that a dated record of the roof is useful when planning maintenance across a let.

Can I check my roof myself?

It helps to keep a record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry and it will help the survey.

A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.

What a survey costs

All our prices include VAT. What changes the price is:

  • Whether it’s a home or a commercial building
  • Chimneys, valleys, parapets and other details
  • The roof’s overall size
  • Whether you choose the Basic, Standard or Premium Survey

Every price we give includes VAT. Our price is from £150, including VAT. We confirm the price for the job before booking.

Getting in touch

There’s no need for technical words. It’s enough to tell us:

  • Where any leaks, stains or damp patches show inside
  • The type of building and roof, such as pitched or flat
  • How the loft is reached, if there is one
  • What made you get in touch

We confirm the price for your roof before you book, so you know where you stand. Roof survey starts from £150, including VAT. For a price for your roof, call 07833 053749 or drop us an email.

Landlord and commercial surveys in SW2

Any of our surveys can be booked by landlords, agents and building managers in SW2. For a price for a let property or a block, phone 07833 053749 or drop us an email.

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client, photographs included.

How the survey changes by roof type

Chimney stacks

Each chimney’s pots, flaunching, pointing and flashings are checked, as far as we can safely see them. Leaning stacks and loose pots are recorded.

Concrete interlocking tiles

Interlocking tiles on shallow roofs depend on their laps and fixings. Lifted or cracked tiles are noted, particularly at the verges and ridge.

When you need someone else

Every survey has limits, and we’d rather be clear about that before you book. Keep these in mind:

  • The condition of the rest of the building (that is a RICS home survey)
  • Structural calculations (that is a structural engineer’s job)
  • Defects hidden under coverings or inside walls without opening up

Questions from SW2

I live in a flat. Can you survey the roof?

Yes, once access has been agreed. Roofs over flats are often shared, so we need permission from the building owner or managing agent. We inspect only the parts we’re allowed to reach.

Do you carry out asbestos surveys?

No. Asbestos was banned in UK construction in 1999, so older buildings may have it. Our report notes any materials that might, and a specialist asbestos surveyor should check them.

Do you carry out surveys on Saturdays and Sundays?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Just tell us the days that suit you.

How long have you been surveying roofs?

Over 20 years and more than 5,000 surveys.

Can you survey in bad weather?

Light rain doesn’t usually stop a survey. Strong wind or a downpour can stop drone flights and make roof access unsafe, so if conditions aren’t right we will arrange another day with you.

Can you tell me how long my roof will last?

We don’t give a number of years. The report explains the condition of each part and the signs of wear, with recommendations ranked by urgency.

Do you look in the loft space?

Where it is relevant to the survey and there’s safe access, yes. A clear path to the hatch helps, and if the loft can’t be reached safely, the report says so.
