Roof Survey in Hyde farm estate
A roof condition survey for homes and buildings in Hyde farm estate. We’ve completed more than 5,000 surveys across London and the South East.
- Cracked mortar along the ridge
- Leaking gutter joints and downpipes
- Ponding, splits or blisters on flat roofs
Do you need a roof survey in Hyde farm estate?
A chimney stack takes more weather than almost any other part of a roof. Pointing erodes, flaunching cracks and pots work loose. Water that gets into a stack can show up as damp in the rooms below.
Problems we come across often include:
- Standing water on a flat roof
- Valley linings that have cracked or split
- Flashings that have come away from the wall
- Slipped, cracked or missing slates and tiles
If you let a flat or house near Balham station, a dated record of the roof is useful when planning maintenance across a let.
Choosing a roof surveyor
- Will the report include photos?
- How they plan to inspect the roof safely
- Whether the loft is part of the inspection
- How long they’ve been surveying roofs
Roof survey in Hyde farm estate
Our report is written in plain English, not jargon. Each defect is described with photographs and a recommendation, and where it’s relevant we say what’s urgent and what can wait. The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, a drone where it applies and a same-day report. Each report is emailed to you. We survey ridges, hips and valleys, chimney stacks and flat roofs, and the problems we’re asked to look at most are gaps in the roof where coverings have gone and leaning or weathered chimney stacks.
Victorian and Edwardian terraces are found right across London, often with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Good slates can last over a hundred years, yet the nails often give out first and let slates slip. In Hyde farm estate, as across London, that is why a roof needs a proper look rather than a glance from the street. Lead flashings and shared chimney stacks on these houses need a proper look too.
The report is written in plain words, so you do not need to be a roofer to follow it. Photographs show what each point refers to.

The survey, step by step
We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes between one and two hours at most homes, and about three to four hours for a commercial roof. For a visit in Hyde farm estate, parking and access are the things to plan: let us know about parking, the floor the property is on, any shared entrance and loft access. On the day, the roof is looked at from the ground, from windows, from inside the roof space and from the roof where it is safe.
- You let us know about the property and any concerns.
- We agree a date, on a weekday, Saturday or Sunday.
- We look at the roof from every safe viewpoint, inside and out.
- Every part of the roof is checked and photographed.
- We email a photo-illustrated written report and recommendations.

Advice
What you can safely check yourself
A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.
What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That’s where a survey comes in, using safe viewpoints and a drone where it applies.
Tips that help
A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:
- Photograph stains when they appear
- Include dormers, porches and garages when booking
- Have details of recent roof work to hand
- Keep the report with your property records
The Premium Survey includes a 12-month follow-up. It shows how the roof has fared over the year, and whether work has done its job.
After a storm, check the roof from the garden and the street. Fragments of slate or tile on the ground mean something has shifted. Getting small faults fixed quickly keeps water out.
Rented homes, blocks and businesses
An agent can book and manage the survey for a landlord, and the report can go to both. We agree a time with the tenant beforehand.
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.
FAQs for Hyde farm estate
Can a landlord with a rental near Balham station book a roof survey?
Yes, rented property is part of what we cover. Just phone 07833 053749 or use the contact form and tell us about the building, including who will give access on the day.
Are there drone restrictions around Hyde farm estate?
Usually it comes down to two things: the airspace at the address and the weather. The flight restriction zone around London Heliport in Battersea comes within about 1 mile of Hyde farm estate. The exact boundary is checked for each address before any flight, and a roof inside it needs permission before we fly. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. The flight also waits for calm, dry weather, and the rest of the survey does not depend on the drone.
Does this replace a RICS home survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
Do you inspect the roof from on top?
Only where it is safe to do so. Much of the survey is done from ground level, upper windows and the loft space. The Premium Survey adds a drone where it applies.
What’s the best way to book?
Just ring 07833 053749 or drop us an email. We’ll ask a few questions, confirm the price and agree a date.
What do you check on a roof survey?
All the main parts of the roof: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Higher packages add moisture detection, structural checks, thermal imaging and a drone where it applies.
I live in a flat. Can you survey the roof?
Yes, if whoever owns or manages the building agrees access. We look at the parts we’re given access to.
What we look for on each type of roof
Clay plain and peg tiles
Older homes in the Weald and across the South East often have clay plain tiles. When pegs or battens rot, tiles slip, leaving gaps along the courses.
Lead flashings and valleys
Flashings and valleys are where many leaks start. They get particular attention in every survey.
