How a roof survey works in SW12
Everything we check, we check safely: from ground level, from windows, from the roof space and from the roof where conditions allow. Premium adds thermal imaging, plus a drone inspection where it applies, for roofs that are hard to see well. All we need from you is access to the property and the loft. Everything we see is photographed for the report. Typical surveys look at flashings that have come away from the wall and water stains on rafters and ceiling joists, on natural slate, the roof space and flat roofs.
We do not take risks to get a closer look. We inspect what can be seen safely, and if part of the roof can’t be seen, the report says so. The survey usually takes about one to two hours for most homes, depending on how many separate roofs there are.
- We start with the property details and any concerns.
- We agree a date, including weekends if that suits you.
- We check the roof from each safe vantage point outside.
- Inside, we check the roof space where there is safe access.
- You receive the report with photos and recommendations, prioritised by urgency.

Homes and roofs across SW12
Across SW12, we survey roofs for owners, landlords and agents, in Streatham, Balham and Streatham Hill and well beyond. Each report sets out what was seen, with photographs and recommendations.
Our surveys reach from London out to Kent, Sussex, Surrey, Essex, the Thames Valley, Hampshire and the Isle of Wight, SW12 included. We survey on any day of the week.
Balham: Historic houses such as Carlyle's House, about 2.9 miles north, show how far back building around Balham goes. On a period home nearby, the survey separates sound original work from tired later repairs. For businesses in and around places such as Southside Wandsworth, a dated report on the roof is useful for planning and for any lease discussions.
What a survey costs
What a survey costs depends on the time and equipment it needs. The main factors are:
- Whether it’s a home or a commercial building
- Whether thermal imaging or a drone is needed
- Which survey package you book
- How many separate roofs there are, like extensions, dormers and garages
Prices start from £150, including VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both including VAT. You’ll know the price for your survey before booking.
What to tell us when you contact us
To price your survey accurately, we’ll ask about:
- Pictures from the garden or a window, if you have them
- How the loft is reached, if there is one
- Any deadline, like an exchange date
- The type of building and roof, like pitched or flat
If you are buying, it helps to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just ring 07833 053749 or drop us an email when you are ready.
Can I check my roof myself?
During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.
A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.
Before and after the survey
You do not need to be a roofer to help. Here’s what helps most:
- Gather any paperwork for past roof work
- Ask about a flat roof on an extension or garage too
- Take photos of any leaks as they happen
- Let us know about any leaks or stains you’ve seen
Keep the report with your property records. It is a useful baseline for future surveys, and buyers may ask about the roof when you sell.
Don’t block the vents at the eaves. A stuffy loft collects condensation, and it can wet timbers and insulation. Make sure insulation doesn’t block the airflow at the eaves.
Landlord and commercial surveys in SW12
Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work.
Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we’ll plan the visit with that in mind.
What happens if roof problems are left?
A roof that has had no attention for years can surprise you. A survey sets a baseline, so you can compare it next time.
What to check before booking
- Whether VAT is added on top
- Their drone registration, if they fly one
- Which viewpoints they use to see the roof
- What the report includes, and whether it has photographs
Common questions in SW12
Are you insured?
Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.
How experienced are you?
Over 5,000 surveys so far, across 20+ years of surveying roofs.
Do I need to be at home?
It depends on what we need to see. For inside areas and the roof space, someone has to give us access.
Is SW12 in your area?
Yes. We cover SW12 and the rest of Greater London, as part of our work across London and the South East. For a price, call 07833 053749 or use the contact form.
Will you fly a drone over my roof?
Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.
What do you check on a roof survey?
Every part of the roof we can safely see: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where applicable.
How do I arrange a roof survey in SW12?
To arrange a survey, call 07833 053749 or send us an email with the address, the type of property and what’s prompted the survey. We’ll confirm the price and find a day that suits.
