Thermal roof survey in Balham: what you get

We present each thermal image next to a normal photo of the same area, making it clear where on the roof each pattern is. We explain what each pattern may mean, what the moisture readings found and what we recommend. With a Premium Survey, the report reaches you the same day. You can talk the findings through with us at the in-person consultation. There is a 12-month follow-up as well. If you’ve noticed leaks that are hard to trace and areas of a flat roof that may hold water, we can find out what’s behind it, whatever the roof.

Many London roofs are hidden from the pavement: valley gutters behind parapets, dormers and flat-roofed rear additions. Drone photos and thermal images can show parts of a roof that are hard to reach safely. Weather on the day decides whether it goes ahead, in Balham as anywhere. What a thermal image shows is temperature, so anything that looks like moisture is checked with a meter.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

Balham: your questions answered

Can you fly a drone over a roof in Balham?

The answer turns on the exact location and the conditions on the day. The flight restriction zone around London Heliport in Battersea covers Balham, or comes right up to its edge. Before any flight there, we ask the heliport for permission, and the flight only goes ahead if it’s given. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. The flight also waits for calm, dry weather, though the rest of the survey goes ahead either way.

Does a conservation area affect roof work in Balham?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

What insurance do you have?

We are covered by professional indemnity and public liability insurance.

Will you go up on the roof?

Only when it’s safe. Safe viewpoints, the loft space and a drone where it applies cover most of what’s needed.

Will the camera show exactly where the water is?

The camera doesn’t see water itself. Wet insulation holds heat longer than dry, so it can stand out, and moisture readings are used to check it.

What will the report tell me?

A report with photos, explaining the condition of the roof, any defects and our recommendations. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where it applies and structural analysis.

When does the report arrive?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email, ready to forward.

What we can’t see

Before you book, it’s worth knowing what a survey won’t do:

  • Seeing water directly, as the camera shows temperature, not moisture
  • Clear results when the conditions on the day are poor
  • Whether the deck or roof structure is strong enough

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we will tell you. What our survey covers.

What this survey covers

  • Commercial roofs
  • Loft conversions
  • Ceilings below the roof
  • Pitched roof slopes
  • Insulated roof spaces
  • Flat roofs

Before and after the survey

A survey works best with a little help from you, before and after. Some tips:

  • Keep the report to compare against after any repair
  • Tell us where and when you’ve seen damp or stains
  • Keep outlets and gutters clear to stop water sitting
  • Keep the heating on as usual before a heat loss survey

You can pass the report to a roofer so they can see where the problem areas seem to be. Each thermal image is matched to a normal photo, so the areas are easy to locate.

Check loft insulation covers the whole area and hasn’t been disturbed. Gaps frequently appear after work in the loft.

The survey, step by step

It’s useful to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. The visit normally takes about one to two hours at most homes, and more on a big or complicated roof. In a London conversion, the way into the loft space is often from a communal landing or the top flat. Where that’s the case, access needs agreeing with whoever controls that landing. Otherwise, the visit in Balham runs like any other.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. The roof is inspected visually from safe positions.
  3. Thermal images are taken across the roof and, where there is safe access, in the loft.
  4. We take moisture readings where the images suggest a problem.
  5. The report pairs each thermal image with a photo and explains what it suggests.

Preparing for the visit

  • Let us know about parking near the property
  • Jot down any questions you want answered
  • For a flat or shared roof, check access with whoever owns or manages the building

Advice

How the survey changes by roof type

Loft insulation

The difference is clearest when the home is heated and it’s cold out. We explain in the report how the conditions on the day affected what we saw.

Single-ply and EPDM roofs

Thin membranes can show patterns from the layers beneath. Reflections from shiny surfaces can affect readings, which we allow for.

Flying and imaging in Balham

Balham is inside, or right on the edge of, the flight restriction zone around London Heliport in Battersea. Where the drone is part of the survey, we ask the heliport for permission first, and only fly if it is given. Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Steep or complicated roofs are often hard to see from ground level, which is where close-up aerial shots and thermal images help.

Controlled parking zones are common in London, so mention any permit rules for Balham, along with any off-street space. Historic houses such as Carlyle's House, about 2.9 miles north, show how far back building around Balham goes. Photos from the air and thermal images let an old roof be checked without anyone disturbing it. For site and facilities teams at buildings such as Ravenstone Primary School, a view from above covers a wide roof far faster than walking it.

Balham is about 2 miles south-west of Stockwell, in Greater London. From houses to flats and shops in Balham, the roof can be surveyed on a weekday or at the weekend. Across Greater London, we cover Balham and the places around it.

We also cover the places around Balham: Grange Mills (1 mile north-east), Hyde farm estate (1 mile east), Clapham Park (1 mile north-east), Streatham Park (1 mile south-east) and Tooting Bec (1 mile south-west). Within a short drive, we also cover London (5 miles north-east), City of Westminster (5 miles north), Marylebone (5 miles north), Kensington (4 miles north-west), St Pancras (6 miles north) and Shoreditch (7 miles north-east).

What’s near Balham

Why get it checked now?

If a big flat roof may need replacing, knowing the wet areas first is useful. Images backed by moisture readings show where problems seem to be before you commit. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. When the stain finally shows, the damage underneath is often older than it looks.

Our price is from £400, including VAT. What you pay depends on how big and how high the roof is, how it can be seen safely and which survey you book.

Why us?

  • Surveys seven days a week
  • Drone flown under a CAA Flyer ID and Operator ID

See our cost guide or our case studies.

Should I look at the roof myself first?

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we look at the roof.
