About roof surveys in SE27
There are three levels of survey: Basic from £150, Standard from £250 and Premium from £400, including VAT. The Basic Survey gives a visual inspection, photographs and written recommendations. Standard and Premium go further, such as moisture detection, a structural check, thermal imaging and a drone where applicable. Every package includes a written report. We survey ridges, hips and valleys, natural slate and chimney stacks, and the problems we’re asked to look at most are valley linings that have cracked or split and water stains on rafters and ceiling joists.
Safety comes first on every visit. We inspect everything that’s safely in view, and if part of the roof cannot be seen, the report says so. Most visits take roughly 1–2 hours at most homes; commercial roofs usually need 3–4 hours.
- We help you choose a Basic, Standard or Premium Survey.
- On the day, we start by hearing what you’ve noticed.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
- Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
- You get a written report with photos and clear recommendations.
How our prices work

Getting a price is simple: just ring 07833 053749 or use the contact form and give us some details about the property and we will recommend the right survey. We confirm the price before anything is booked.
Near you in West Norwood
We work in homes and buildings around West Norwood Congregational Church, St Luke's Church of England Primary School and Norwood School, among other places. Other local landmarks include Hillcrest (0.5 miles south-east), Long Meadow (0.5 miles east) and The Park pub (under half a mile south-west). For rail, the closest station is West Norwood station, roughly 0.5 miles north-west. Other landmarks nearby include Centrale Croydon (3.5 miles south) and St Christopher's Hospice (1.6 miles east). Not far away are Dulwich Upper Wood and Battersea Park Lake.
Roof surveys across SE27: local notes
SE27 has everything from older homes with tall chimneys to modern estates. Blocked gutters, slipped slates and tired flashings turn up on all of them sooner or later.
The South East’s airspace includes flight restriction zones around several of its airports, so every drone flight in SE27 is checked against the Drone Safety Map first. Where permission is needed, the flight waits for it.
West Norwood: Kingswood House, about 0.6 miles east, is one of the historic houses in the wider area around West Norwood. On a period home nearby, the survey separates sound original work from tired later repairs. If you live near a park such as Long Meadow, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall.
When you need someone else
Before booking, it is worth knowing what a survey won’t do:
- Faults hidden behind ceilings or boarding
- An exact number of years the roof has left
- Whether the roof structure meets design loads
What we are asked to look at in SE27
Weather is the main thing that wears a roof down. Wind lifts loose slates, tiles and ridge pieces, and rain finds any gap it can. Small faults that start this way grow over time.
Typical things we are asked to look at include:
- Valley linings that have cracked or split
- Ponding, splits or blisters on flat roofs
- Torn or sagging underlay
- Leaking gutter joints and downpipes
Roof by roof
Chimney stacks
We look at the stack itself, not a flue, gas or sweep inspection. We’ll tell you if the flue needs a specialist.
Flat roof coverings
Standing water, blisters and splits all point to wear. We also look at the edges, upstands and outlets, since leaks often start there.
How we price roof surveys
The price reflects the time and kit the roof needs. The main factors are:
- Which survey package you book
- Features like valleys, chimneys, dormers and parapets
- Roof area
- If the survey needs thermal imaging or a drone
There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all including VAT. The price for your roof depends on its size, access and what you want to find out.
What to tell us when you contact us
You don’t need to know any roofing terms. It’s enough to let us know:
- Access details, like a loft hatch or a shared roof
- What made you get in touch
- The address and postcode of the property
- Any marks or damp showing indoors
Not sure which survey you need? It’s easiest to call 07833 053749 or send us an email and describe the roof and why you want it surveyed. We will talk you through the options and what they cost.
DIY checks: what’s safe
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey.
SE27 questions
Do I have to be there for the survey?
Not necessarily. If we only need the outside, we can agree that beforehand, but anything inside needs someone there to give access.
Will the report say how many years my roof has left?
We do not put a figure on it, because so much depends on the fixings, underlay and upkeep. What we do is explain the roof’s condition and what to deal with first.
How long have you been surveying roofs?
Over 5,000 surveys so far, across 20+ years of surveying roofs, and 98% of customers are satisfied.
Is this a RICS survey?
No. This is a survey of the roof only, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.
Do you cover SE27?
Yes. SE27 is part of the area we cover, and the service is the same as everywhere else we work.
Is a roof survey the same as a structural survey?
No. If we see signs that need an engineer, like serious sagging, we’ll say so. Our survey isn’t a structural engineer’s report.
Will you climb onto the roof?
When the roof and the conditions make it safe, yes. We also use views from the ground, windows and the roof space, and Premium includes a drone where applicable.
