Roof survey in West Norwood, Greater London
An experienced roof surveyor for roof surveys in West Norwood. More than 20 years and over 5,000 surveys.
- Debris building up in roof valleys
- Slates or tiles that have slipped or broken
- Leaning or weathered chimney stacks
What a roof survey doesn’t cover
A survey is a proper look at the roof, but it can’t do everything. The main limits are:
- Confirmation of asbestos in soffits or cement sheets
- The condition of the rest of the building (that’s a RICS home survey)
- Defects hidden under coverings or inside walls without opening up
If you’re not sure which survey you need, call 07833 053749 or email us and we’ll give you a straight answer before you book. What a survey covers and does not.

About our roof survey in West Norwood
Our report is written in plain English, not jargon. Each defect is described with photographs and a recommendation, and we rank them by urgency where that helps. The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, a drone where it applies and a same-day report. Reports are sent by email. We are frequently asked to look into condensation or damp timbers in the loft and ponding, splits or blisters on flat roofs, across the roof space, natural slate and lead flashings.
Victorian and Edwardian terraces are found right across London, often with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Slates can last a century or more, but the nails holding them corrode, and slates slip. In West Norwood, as across London, that’s why a roof needs a close look rather than a glance from the street. Lead flashings and shared chimney stacks on these houses need a careful look too.
Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

What else we do in West Norwood
Leave it or get it looked at?
By the time water marks a ceiling, it’s frequently been getting in for a while. Insulation, plaster and timber can all be damp before you see a stain. A survey can pick up the early signs from the loft. In a London terrace or conversion, a roof defect rarely stays your problem alone: failed flashings and blocked valley gutters can send water into more than one home. Finding it early keeps the work smaller.
Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You will know the figure before booking.

The survey, step by step
We do not take risks to get a closer look. We inspect everything that’s safely in view, and anything we can’t see is noted in the report. The survey usually takes an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. From the street, a London terrace usually shows only its front slope or parapet, so a visit in West Norwood moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. If other people live in the building, tell us who can let us into the shared parts.
- We start by hearing what you’d like checked and why.
- We arrange a day that suits you, including weekends.
- We inspect from ground level, from windows, from the loft space and from the roof where safe.
- Every part of the roof is checked and photographed.
- You receive a written report with photos and recommendations.
Getting ready for the survey
- If the roof is shared, arrange access with whoever manages the building
- Tell us about parking before the day
- Show us where any leaks or stains appear

Your questions about roof surveys in West Norwood
Do you survey roofs for landlords with property near West Norwood station?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just ring 07833 053749 or email us with the details, and we will talk through which survey suits.
Is drone flying allowed in West Norwood?
That depends on where the roof is and on the weather. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Before any flight, we check the Drone Safety Map for airspace restrictions. The flight also waits for calm, dry weather.
Do you cover West Norwood for roof surveys?
Yes. We survey roofs in West Norwood and the rest of Greater London. For a price, ring 07833 053749 or email us.
Can you survey a roof I share with a neighbour?
Yes. We inspect what the owner gives us access to. If a problem seems to come from next door, we’ll say so.
What’s covered in a roof inspection?
Every part of the roof we can safely see: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where applicable.
Does someone need to be in?
Someone needs to let us in if we’re looking inside or in the loft. Access is agreed with you when booking.
Do you need to get into the loft?
If there’s a loft and safe access to it, yes. From inside, the underside of the roof often shows damp, staining or daylight that cannot be seen from outside.
Roofs, chimneys and gutters in West Norwood
With Kingswood House about 0.6 miles east, West Norwood sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.
If you look after a building like St Luke's Church of England Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Trees in and around Long Meadow shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching.

Signs you need a roof survey in West Norwood
The underlay under the coverings matters too. Breathable roofing membranes came into use in the UK in the late 1990s, so many older roofs have bitumen felt underlay, and some very old roofs have no underlay at all. Felt that has torn or perished stops doing its job.
Look out for signs like these:
- Crumbling chimney pointing or cracked flaunching
- Gaps in the roof where coverings have gone
- Leaking gutter joints and downpipes
- Torn or sagging underlay
If you look after a shop, office or commercial unit, for instance near Centrale Croydon, knowing the roof’s condition lets you budget for work rather than pay for emergencies.

How the survey changes by roof type
Chimney stacks
Damp on a chimney breast inside frequently starts with the stack outside. We check the flashings and mortar for the cause.
Lead flashings and valleys
Flashings close the joints where a roof meets a wall or chimney. Lifted, split or slipped lead is recorded.
Should I look at the roof myself first?
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we check the roof.
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.
