Roof survey in Crystal Palace: what you get
We inspect whatever is safely visible: from ground level, from windows and other vantage points, from inside the loft and from the roof itself where it’s safe. Premium adds thermal imaging, plus a drone inspection where it applies, for roofs that are hard to see well. You don’t need to do anything except give us access. Everything we see is photographed for the report. We survey natural slate, clay and concrete tiles and flat roofs, and common reasons people get in touch are condensation or damp timbers in the loft and leaning or weathered chimney stacks.
London has Victorian and Edwardian terraces in almost every borough, often with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Good slates can last over a hundred years, yet the nails often give out first and let slates slip. In Crystal Palace, as across London, that’s why a roof needs a careful look rather than a glance from the street. Shared chimney stacks and the lead around them are just as important to check.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What we do, step by step
On the day, we begin with a quick chat about the roof and anything that is worrying you. After that, we look at everything we can see safely. Most surveys take between one and two hours for most homes, depending on how many separate roofs there are. In a London conversion, the way into the loft space is often from a communal landing or the top flat. If that applies to your building, it helps to agree access with the neighbours or the managing agent first. Otherwise, the visit in Crystal Palace runs like any other.
- We start with the property details and any concerns.
- We agree a date, including weekends if that suits you.
- We check the roof from every safe vantage point outside.
- Inside, we check the loft space where there is safe access.
- You receive the report with photos and recommendations, prioritised by urgency.
Before we arrive
- Find any records of previous roof work
- If it isn’t your property yet, arrange access through the agent
- Leave side gates unlocked

Your questions about roof surveys in Crystal Palace
Is my home in Crystal Palace listed or in a conservation area?
We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.
Do you survey roofs for landlords with property near Crystal Palace station?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just call 07833 053749 or drop us an email with the details.
What’s covered in a roof inspection?
All the main parts of the roof: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Higher packages add moisture detection, structural checks, thermal imaging and a drone where it applies.
What if it rains on the day?
Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions aren’t right, we will talk to you about another date.
Do you test for asbestos?
No. Asbestos was banned in UK construction in 1999, so older buildings may have it. Our report notes any materials that might, and recommends a specialist asbestos surveyor looks at them.
How much does a roof survey cost in Crystal Palace?
Prices start from £150, including VAT. We confirm the price for your roof before booking, based on the roof’s size, access and package. For a price, phone 07833 053749 or use the contact form.
Do you give a life expectancy for the roof?
We do not put a figure on it, since the fixings, underlay and maintenance all play a part. Instead, we set out what’s sound, what’s wearing and what to do first.
Why get it checked now?
Leaks rarely show up straight away. Damp spreads through insulation and timber before anything shows below. A survey can pick up the early signs from the loft. In a London terrace or conversion, a roof defect rarely stays your problem alone: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Finding it early keeps the work smaller.
Every price we give includes VAT, and the report is not charged as an extra. Roof survey starts from £150, including VAT. Size, height and access decide where your roof falls.

What you can safely check yourself
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.
Roof by roof
Flat roof coverings
Some flat roofs have been coated over several times. If the covering would need opening up to know more, we say so.
Natural slate
Slate is one of the most durable roof coverings, yet the nails holding it often fail long before the slate. Slipped, cracked and missing slates are all noted, and for clips that show past repairs.
What this survey cannot tell you
Without opening up the roof, some things stay hidden, so a survey has limits:
- A promise that the roof won’t leak in future
- The condition of the rest of the building (that is a RICS home survey)
- Asbestos testing of any kind
If you are not sure which survey you need, phone 07833 053749 or send us an email and we will give you a straight answer before booking. What a survey covers and does not.

Roof surveys around Crystal Palace
Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Knowing the covering helps explain which parts of a roof are likely to need work first. Historic houses such as Kingswood House, about 0.9 miles north-west, show how far back building in the area around Crystal Palace goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.
If you own a rental within reach of Crystal Palace station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Shop and office owners around Whitgift Centre may find that a written record of the roof’s condition helps you plan maintenance rather than react to leaks.

When to book a survey in Crystal Palace
Wherever a roof meets a wall, a chimney or another roof, a flashing keeps water out. Over time lead flashings split, lift or work loose, and mortar fillets crack. Missing lead isn’t unusual either, as thieves target it.
Most people get in touch when they’ve noticed one of these:
- Water stains on rafters and ceiling joists
- Ponding, splits or blisters on flat roofs
- Slipped, cracked or missing slates and tiles
- Debris building up in roof valleys
If you look after a building like Crystal Palace School, a written record of a large roof helps plan work for the holidays rather than in term time.
What to check before booking
- Which limits apply to the survey
- Which viewpoints they use to see the roof
- Whether they hold professional indemnity and public liability insurance
- Is VAT included in the price?
