Roof surveys for homes and businesses in Sydenham Hill

Across London and the South East, roofs differ widely. If your home is a Victorian terrace, it may have Welsh slate, a butterfly roof and parapet gutters, and many post-war homes have concrete interlocking tiles instead. Whatever yours has, the survey is adapted to it. Older tiled homes may have clay plain tiles, and many homes have a flat-roofed extension too. Every part gets the attention it needs. Common reasons to book are leaking gutter joints and downpipes and loose chimney pots, on chimney stacks, clay and concrete tiles and ridges, hips and valleys.

Much of London’s housing is flats, in converted houses or purpose-built blocks, so roofs are often shared between several households. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters. A defect on a shared roof can reach more than one flat. With a written report and photos, everyone can plan from the same facts.

Findings are set out part by part, from the main slopes down to the gutters and outlets, with a note and a photo for each point. You will see the good as well as the bad.

FAQs for Sydenham Hill

Is drone flying allowed in Sydenham Hill?

The answer turns on the exact location and the conditions on the day. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. The flight also waits for calm, dry weather, and the rest of the survey doesn’t depend on the drone.

Is my home in Sydenham Hill listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Can you tell me how long my roof will last?

We do not put a figure on it, because so much depends on the fixings, underlay and upkeep. What we do is explain the roof’s condition and what to deal with first.

How much does a roof survey cost in Sydenham Hill?

Roof survey starts from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, with VAT included.

Is a roof survey the same as a structural survey?

No. Where we see something that needs a structural engineer, the report says so. Our survey is not a structural engineer’s report.

Do you survey on Saturdays and Sundays?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Just say which days work for you.

Are you insured?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

The survey, step by step

The visit has one job: to see as much of the roof as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. It usually takes an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. For a visit in Sydenham Hill, parking and access are the things to plan: let us know about parking, the floor the property is on, any shared entrance and loft access. We then look at whatever is safely visible from the ground, windows, the loft and, where it is safe, the roof itself.

  1. You get in touch with the address and anything you’ve noticed.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. We inspect from ground level, from windows, from the loft space and from the roof where safe.
  4. Every part of the roof is checked and photographed.
  5. You receive a written report with photos and recommendations.

Before we arrive

  • Have any questions written down, so nothing gets missed
  • If it isn’t your property yet, arrange access through the agent
  • Mention any parking restrictions on your street

How to book

Prices start from £150, including VAT. The exact figure depends on the roof and the package, so ring 07833 053749 or use the contact form with the details.

Honest limits

Every survey has limits, and we’d rather be clear about that before booking. Keep these in mind:

  • An exact number of years the roof has left
  • Faults hidden behind ceilings or boarding
  • Walls, floors and services below the roof

If you’re not sure which survey you need, phone 07833 053749 or send us an email and we’ll give you a straight answer. What a survey covers and doesn’t.

Roof surveys around Sydenham Hill

Historic houses such as Kingswood House, about 0.6 miles west, show how far back building in the area around Sydenham Hill goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.

Living close to Long Meadow is pleasant, but mature trees mean leaves in gutters and valleys each autumn. Tips from our surveys

There’s plenty you can do without going near the roof. What helps most:

  • Keep the report with your property records
  • Make sure we can open the loft hatch
  • Let us know about past leaks
  • Keep a record of damp patches and dates

Premium comes with a follow-up after 12 months. It helps you see whether anything has changed.

Keep gutters, valleys and outlets clear of leaves and moss, particularly after autumn. Use a gutter contractor rather than climbing a ladder yourself. Most overflow damage starts with a blocked gutter.

Why get it checked now?

If you’re planning to sell, a roof survey can help you prepare. You can deal with defects before a buyer’s surveyor finds them, or at least know what to expect. Many older London roofs have only old felt under the slates, or no underlay at all, so a slipped slate can soon mean water inside. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before you book.

Checking the roof from ground level

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
