How a roof survey works in SE26
There’s no single reason to have a roof surveyed. Some have spotted a stain or a slipped slate, others want a check before selling or after years without one. The approach is the same in each case: a careful look, then a clear written report. We survey on weekdays and at weekends, so finding a time is rarely difficult. We survey clay and concrete tiles, chimney stacks and ridges, hips and valleys, and people most often book us about standing water on a flat roof and slates or tiles that have slipped or broken.
Once we have finished looking, we write up our findings in a report with photos, sent to you by email. As for time on site, most surveys take roughly 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.
- You get in touch with the address and anything you’ve noticed.
- We arrange a day that suits you, including weekends.
- The roof is inspected from ground level, windows, the loft and the roof itself where it is safe.
- Every part of the roof is checked and photographed.
- We email a written report with photos and recommendations.
What you’ll pay
Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You will know the figure before booking.

Nearby too are Mayow Park (under half a mile north-east), Church of St Bartholomew (under half a mile north-west) and Kirkdale School (within half a mile north-west). Open spaces near Sydenham include Dacres Wood and Knight's Hill.
Roof surveys across SE26: local notes
From Beckenham, Penge and Anerley to smaller places, people across SE26 use a roof survey to plan ahead. A report helps you sort small faults before they let water in.
Even in the South East, autumn and winter storms find any loose slate, tile or ridge. In SE26, as elsewhere, exposed details are where damage shows first.
Sydenham: Take a building like Kirkdale School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. For an older house near a landmark like Church of St Bartholomew, its roof may have old fixings, lead flashings and chimneys that need a closer look.
Tips from our surveys
You don’t need to be a roofer to help. What helps most:
- Let us know about past leaks
- Check we can open the loft hatch
- Include dormers, porches and garages as you book
- Leave roof access to professionals
Any roofer you ask to quote can work from the report. The photos show what we found and where, so their quotes cover the same ground.
Have gutters and valleys cleared regularly, particularly after autumn. Leave the clearing to a professional. Clear gutters prevent a lot of damp.
Leave it or get it looked at?
Planned work is less stressful than an emergency. A survey lets you deal with things in order of urgency, rather than waiting for something to fail.
Questions to ask before you book
- What follow-up you get after the report
- What the report includes, and whether it has photos
- Are they insured for the work?
- What the survey will not cover
DIY checks: what’s safe
During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.
Different roofs, different checks
Concrete interlocking tiles
Interlocking tiles on shallow roofs depend on their laps and fixings. Lifted or cracked tiles are noted, particularly at the verges and ridge.
Clay plain and peg tiles
Tile-hanging on walls and dormer cheeks is checked as part of the roof where it’s relevant. Loose or missing tiles there let rain into the wall.
Landlord and commercial surveys in SE26
Landlords and agents in SE26 book surveys as well as householders. The report gives you a dated record of the roof, with photographs, useful for planning maintenance.
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out with the most urgent first where relevant, which helps when budgeting.
SE26: your questions answered
Do you test for asbestos?
No. Asbestos was banned in UK construction in 1999, so older buildings may have it. Our report notes any materials that might, and recommends a specialist asbestos surveyor looks at them.
Do you carry professional indemnity insurance?
We hold professional indemnity and public liability insurance.
Can you survey a shared roof?
Yes, if whoever owns or manages the building agrees access. We look at the parts we are given access to, and the report makes that clear.
Does a roof survey replace a structural engineer?
No. Our survey looks at the condition of the roof, and the Standard and Premium packages include a structural check. It isn’t a structural engineer’s report and does not include calculations.
Does someone need to be in?
Not always. If we only need the outside, we can agree that ahead of time, but the loft and any rooms with damp need someone to let us in.
Does this replace a RICS home survey?
No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.
Can you survey in bad weather?
Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions are not right, we’ll talk to you about another date.
