Chimney survey in Sydenham

A damp patch on a chimney breast doesn’t always come from the same place. It might come in at the top, through worn pointing or porous bricks, or where the flashings meet the roof. Condensation inside an unventilated stack is another common cause. We look at each possibility and record what we find. That points the work in the right direction. If you are worried about staining on walls around the chimney and pots or cowls that look unsafe, we can find out what’s behind it, whatever the roof.

Much of London’s housing is flats, in converted houses or purpose-built blocks, so roofs are frequently shared between several households. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters, in Sydenham as anywhere. Leaks from a shared roof rarely affect just one home. With a written report and photos, everyone can plan from the same facts.

The report is written in plain words, so it makes sense without any roofing background. Photographs show what each point refers to, and recommendations are put with the most urgent first where relevant.

What you can safely check yourself

What you can’t do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That is where a survey comes in, using safe viewpoints and a drone where it applies.

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

How it works

It helps to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. The visit normally takes an hour or two for a house, and longer for a large or complex roof. London terraces rarely offer a view of the whole roof from one spot, so in Sydenham we work round the house, using the street, the windows, the loft and any safe vantage point behind it. Shared stairs or a basement flat? Tell us who holds the keys.

  1. First we talk through the stacks, their history and any problems.
  2. We check every stack from wherever it can safely be seen.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. Inside, the chimney breasts and the loft are checked for damp where there’s access.
  5. The report, with photos and recommendations, is emailed to you.

Before we arrive

  • Clear the way to the loft hatch
  • Show us where any leaks or stains appear
  • Leave side gates unlocked

Book a survey

A quick phone call is usually the easiest start: phone 07833 053749 or use the contact form and we’ll ask a few questions about the roof. The price is agreed before a date is set.

Roofs, chimneys and gutters in Sydenham

With Kingswood House about 1.2 miles west, Sydenham sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. If your home in Sydenham is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Knowing the covering helps explain which parts of a roof are likely to need work first.

If you live near a park like Mayow Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls. Take a building like Kirkdale School: a written record of a large roof helps plan work for the holidays rather than in term time. Shop and office owners around Lewisham Shopping Centre may find that a written record of the roof’s condition helps you plan maintenance rather than react to leaks.

Tips from our surveys

Most of what helps is simple and safe from ground level. Our suggestions:

  • Have the flue swept and checked if you use the fire
  • Ask about consent before removing a chimney on an older property
  • Check that disused chimneys can still breathe
  • Note any damp on chimney breasts and when it appears

Once we’ve been, the findings are written up with photos. It covers the pots, flaunching, pointing, brickwork and flashings, and any damp we found inside. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Check your stacks from the street or garden after a storm. With binoculars, you can often see cracked flaunching or lifted lead.

Prices for chimney surveys in Sydenham

All our prices include VAT. What changes the price is:

  • Any need for thermal images or a drone flight
  • Extensions, dormers and garages with roofs of their own
  • The shape of the roof and its details
  • Building height and the viewpoints available

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before you book.

What to tell us when you contact us

Here’s what helps us most when you contact us:

  • What kind of property and roof it is
  • Your timetable, such as an exchange date
  • The address and postcode of the property
  • What made you get in touch

When you’re ready to go ahead, phone 07833 053749 or email us. We’ll suggest a package, agree the price and find a date, weekday or weekend.

Your questions about chimney surveys in Sydenham

Can a landlord with a rental near Sydenham station book a roof survey?

Yes, landlords and agents are among the people we work for. You can ring 07833 053749 or use the contact form with the address and what you need.

Is parking a problem for a survey in Sydenham?

It depends on the street. If Sydenham has controlled parking where you are, a visitor permit is the easiest answer.

Will I get photos?

Yes. We photograph the roof as we go, and they go into the written report.

How experienced are you?

We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys.

Do I have to be there for the survey?

Not always. If we only need the outside, we can agree that in advance, but anything inside needs someone there to give access.

Are you insured?

Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.

Is a chimney survey the same as a flue inspection?

No. A flue inspection, sweep or gas safety check is a separate job. We check the structure and weathering of the stack and any damp, and we’ll say if anything suggests the flue needs checking.

Why it is worth a survey now in Sydenham

If you are buying, find out about the stacks before you exchange. Once you’ve exchanged, the work is down to you. A report gives you something specific to put to the seller. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. Knowing what’s needed early gives you time to plan it calmly, rather than in a rush after a leak.

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. The price is always agreed first.
