Chimney Survey in Crystal Palace
A careful look at the chimney stack at your property in Crystal Palace, with photographs and a written report.
- Lifted or split lead flashings
- Redundant stacks capped without ventilation
- Eroded joints in the brickwork
What a chimney survey doesn’t cover
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Structural calculations for a leaning stack
- Hidden sides of a shared stack
- Gas safety checks, which need a Gas Safe registered engineer
If you are not sure which survey you need, call 07833 053749 or use the contact form and we will give you a straight answer before booking. What a survey covers and does not.
What this survey covers

How a chimney survey works in Crystal Palace
A chimney stands up above the roof, exposed to wind, rain and frost on every side. Over the years, the flaunching cracks, the pointing wears and flashings lift. That lets water into the brickwork, which can show up as damp on a chimney breast or in the loft space. A survey finds these problems and records them with photos. If you’ve noticed disused chimneys trapping moisture and damaged chimney pots and cowls, we can find out what’s behind it, on flaunching, chimney breasts and lead flashings alike.
A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. Hidden behind the parapet, that gutter can block or split without anyone seeing it. For a house in Crystal Palace with this kind of roof, the hidden gutter is one of the first things to check.
The report works through the roof section by section, from the coverings down to the gutters, each with a short note and a photo. It records what’s sound as well as what isn’t.

How it works
Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. The inspection then takes an hour or two for most homes, a little longer where there are several stacks. In Crystal Palace, as in much of London, a good many properties are flats or terraces without side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. Mention any building rules, key holders or managing agents when booking.
- You let us know whether any stacks are shared, unused or leaning.
- The flashings and the roof around each chimney are inspected.
- The top of each stack is checked for cracked flaunching and loose pots.
- Any lean, spalling or worn pointing is recorded.
- The report explains the condition and which work is most urgent.
Getting ready for the survey
- Keep pets out of the way during the survey

Getting a price

Rendered stacks
A rendered stack can mask problems in the bricks below. We look for cracks, hollow areas and staining.
Brick stacks
Brick stacks rely on sound pointing to keep water out. We check the bricks for spalling and the joints for erosion.
Leave it or get it looked at?
Most people never get a proper look at their chimney stacks. Defects tend to go unseen until there is a stain. Surveying the stack now can catch problems first. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. When the stain finally shows, the damage underneath is frequently older than it looks.
Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You will know the figure before booking.

Local roofs in Crystal Palace
Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. If your home in Crystal Palace is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Knowing the covering helps explain which parts of a roof are likely to need work first. About 0.9 miles north-west lies Kingswood House, a reminder of how long the area around Crystal Palace has been built on. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.
If you look after a shop, office or commercial unit, for example near Whitgift Centre, a roof report helps plan work around trading rather than after a leak. For landlords with property near Crystal Palace station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Take a building like Crystal Palace School: a written record of a large roof helps plan work for the holidays rather than in term time.

What affects the price in Crystal Palace
What a survey costs depends on the time and equipment it needs. The main factors are:
- Roof area
- How tall the building is and how easy the roof is to see
- Commercial roofs and larger buildings
- Basic, Standard or Premium
One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Size, height and access can affect the price too.
What we need to know
You don’t need to know any roofing terms. It’s enough to tell us:
- The address and postcode of the property
- What kind of property and roof it is
- What made you get in touch
- Your timetable, such as an exchange date
If you are buying, it’s useful to book soon after your offer is accepted, so there is time to use the report before exchange. For any other survey, just ring 07833 053749 or drop us an email when you’re ready.
Rented homes, blocks and businesses
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.
Businesses and commercial landlords can book us too, from shops and offices to industrial units. Bigger roofs take more time, so they’re priced to suit.
Crystal Palace: your questions answered
Can a landlord with a rental near Crystal Palace station book a roof survey?
Yes, landlords and agents book with us as well as owners. Just call 07833 053749 or use the contact form and tell us about the building, including who will give access on the day.
How do I find out if my home in Crystal Palace is listed?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Can you inspect my roof with a drone?
Yes, where it’s applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.
What does a chimney survey cover?
Every part of the stack we can see from safe positions: pots, cowls, flaunching, pointing, bricks and flashings. Leaning, unused stacks and damp on chimney breasts are recorded too.
What will the report tell me?
It explains what we saw, what it means and what we’d suggest, backed by photographs. It also says if any part of the roof couldn’t be seen safely.
Is this a RICS survey?
No. We check the roof, not the whole building, and it isn’t a RICS Level 2 or Level 3 survey. Many buyers have both.
Can you tell me if my roof has asbestos?
No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.
