Thermal roof surveys for homes and businesses in Crystal Palace
Our thermal survey records how the surface temperature varies across your roof. The patterns can suggest wet insulation, gaps in insulation or places where heat is getting out. The camera does not see water itself, so findings are checked with moisture readings. It comes as part of our Premium Survey, from £400. The report also notes the conditions on the day, since they affect what the camera can show. We’re frequently asked to look into damp around chimneys and parapets and damp around roof outlets and upstands, across flat roofs, ceilings below the roof and pitched roof slopes.
London roofs sit shoulder to shoulder in terraces and blocks, so privacy and neighbours matter as much as the view. We take care to focus on the roof we have been asked to look at. Let us know about the building and access when booking. Steep slopes, tall chimneys and rear additions are where the extra view helps most.
Most points in the report come with a picture, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

What a thermal roof survey looks like in Crystal Palace
Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. If your home in Crystal Palace is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.
If you live in an older home near St Paul's, thin or patchy insulation under an old roof often shows up clearly on a thermal image. If you look after a shop, office or commercial unit, for example near Whitgift Centre, large commercial roofs are often easiest to see from above or with a thermal imager.

How the survey works
The visit has one job: to see as much of the roof as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. The visit usually takes about one to two hours for most houses, and about three to four hours for a commercial roof. London terraces rarely offer a view of the whole roof from one spot, so in Crystal Palace we work round the house, using the street, the windows, the loft and any safe vantage point behind it. If other people live in the building, let us know who can let us into the shared parts.
- We go through the roof, the problem and the weather expected on the day.
- The roof is inspected visually from safe positions.
- Thermal images are taken across the roof and, where there’s safe access, in the loft.
- Patterns that stand out are checked with moisture readings.
- Each image is set beside a normal photo and explained in the report.
How to prepare
- Keep pets out of the way during the survey
- Move anything stored under the loft hatch
- Jot down any questions you want answered

What we’re asked to look at in Crystal Palace
Some owners book because the rooms under the roof feel cold. Missing or slipped insulation can stand out as temperature differences, particularly when there is a clear difference between inside and outside.
Typical things we are asked to look at include:
- Heat escaping through the roof
- Water getting in at parapets and stacks
- Leaks that are hard to trace
- Damp patches with no obvious cause
Controlled parking zones are common in London, so mention any permit rules for Crystal Palace.
Before you book anyone
- How much experience they have with roofs like yours
- How they’ll see the roof: from ground level, the loft, the roof or by drone
- Their drone registration, if they fly one
- Is there a chance to talk the report through?
What happens if roof problems are left?
Buyers get extra information from thermal images that the eye can miss. Finding hidden moisture before exchange gives you facts to raise with the seller. Many older London roofs have only old felt under the slates, or no underlay at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.
Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. The roof’s size, height and access matter as well.
What you get with us

Your questions about thermal roof surveys in Crystal Palace
Will parking be an issue for a roof survey in Crystal Palace?
It rarely stops a survey, but it’s worth planning. Let us know what parking is available nearby, and the visit is planned around it.
Are there drone restrictions around Crystal Palace?
It depends on the exact address and the weather on the day. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Every flight is checked against the Drone Safety Map first. The flight also waits for calm, dry weather.
When does the report arrive?
That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.
What conditions are best for thermal imaging?
Conditions on the day affect the results. It works best after a sunny day, with a dry roof surface and little wind. Rain, wind and heavy cloud can weaken the patterns, so we discuss the forecast when booking.
Do you carry out surveys on Saturdays and Sundays?
Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Let us know which days suit you when booking.
What do I do with the report?
You’ll get the report by email. With Standard there’s a follow-up consultation; with Premium, an in-person consultation.
Can you tell me if my roof has asbestos?
No. Asbestos surveys and sampling aren’t something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.

Different roofs, different checks
Single-ply and EPDM roofs
Thin membranes can show patterns from the layers beneath. Shiny surfaces can reflect heat, so we take care reading the images.
Felt and asphalt flat roofs
Felt and asphalt roofs frequently show wet areas as patches that differ from the rest. Moisture readings are used to check them.
Can I check my roof myself?
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.
