Thermal roof surveys in Anerley

Thermal roof survey in Anerley: what you get

Flat roofs over extensions, garages, flats and commercial buildings are where thermal imaging frequently helps most. Patterns can suggest where water is trapped under the covering. Pitched roofs with slates or tiles are often harder to read, because of the air space beneath, so we also look from the loft where we can reach it safely. We survey flat roofs, commercial roofs and insulated roof spaces, and common reasons people get in touch are cold spots on ceilings under the roof and leaks far from where the stain appears.

In London’s terraces and conversions, roofs are packed close together, so privacy and neighbours matter as much as the view. We take care to focus on the roof we’ve been asked to look at. Mention access, height and anything unusual about the building when you book. The extra view helps most on steep slopes, tall stacks and rear additions.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Before and after the survey

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Let us know where and when you’ve seen damp or stains
  • File the images with your roof records
  • Remember the conditions on the day affect the results
  • Heat the home normally on the days before

After the visit, we put the thermal images, photos and moisture readings into one report. We explain what each image may mean, with our recommendations. Premium reports are sent the same day.

Deal with small splits and lifted seams promptly. Once water gets under a membrane, it can travel far before it appears inside.

Why get it checked now?

A damp patch that keeps coming back usually has a cause that hasn’t been found. Thermal imaging with moisture readings can help narrow it down, instead of trying repair after repair. In a London terrace or conversion, a roof defect rarely stays your problem alone: failed flashings and blocked valley gutters can send water into more than one home. Dealing with it early is far less disruptive.

Take a look at how roof surveys are priced and what we found on two real jobs.

Can I check my roof myself?

Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we check the roof.

Your questions about thermal roof surveys in Anerley

Will parking be an issue for a roof survey in Anerley?

Typically it is manageable with a little notice. Let us know the parking rules on your street and we will work around them.

Can you fly a drone over a roof in Anerley?

It depends on the exact address and the weather on the day. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. Strong wind or a downpour also stops a small drone flying, and the rest of the survey does not depend on the drone.

Is thermal imaging included in your surveys?

It comes with our Premium Survey, which starts from £400. That also includes a full inspection, a drone inspection where applicable, structural analysis and a same-day report.

What insurance do you have?

We hold professional indemnity and public liability insurance, for every survey we carry out.

What does a thermal roof survey show?

The images show how warm or cool each part of the surface is. Differences can suggest wet areas, missing insulation or heat loss, which we then check with moisture readings.

Do I need to be at home?

Not always. If we only need the outside, we can agree that ahead of time, but the loft and any rooms with damp need someone to let us in.

Is this an asbestos survey?

No. We do not carry out asbestos surveys or testing. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings.

What we’re asked to look at in Anerley

Buyers sometimes want more than a visual look at the roof. The Premium Survey brings thermal imaging and a drone inspection where it applies, with a report the same day, which suits a purchase that’s moving quickly.

Most people get in touch when they’ve noticed something like this:

  • Ceilings that feel colder in places
  • Stains that keep coming back
  • Areas of a flat roof that may hold water
  • Water getting in at parapets and stacks

If your house is among the older ones in the streets near St Paul's, thin or patchy insulation under an old roof frequently shows up clearly on a thermal image.

Before booking anyone

  • Whether you can ask questions once you have the report
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Whether the loft is part of the inspection
  • What experience they bring

What’s in a roof survey

Roof by roof

GRP fibreglass roofs

Glossy GRP can reflect heat. We allow for reflections and confirm findings with moisture readings.

Pitched slate and tile roofs

Even on pitched roofs, the camera can point to heat loss and some damp. We explain what can and can’t be read from them.

The survey, step by step

You do not need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll get on with the inspection. A typical survey takes between one and two hours for most homes, plus time to check any thermal findings with moisture readings. In Anerley, visits are available on weekdays and at weekends. London parking is often by permit or pay-and-display, so it’s useful to know what’s near you, and to clear a path to the loft hatch. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.

  1. You let us know about the roof and any damp, leaks or cold rooms.
  2. The weather and surface conditions are recorded.
  3. A full inspection and thermal imaging are carried out together.
  4. Moisture readings are used to check what the camera shows.
  5. You get the report the same day, with an in-person consultation to follow.

Before we arrive

  • Make a note of anything you’d like us to look at
  • Show us where any leaks or stains appear
  • Make sure the loft hatch can be reached

Flying and imaging in Anerley

Kingswood House, about 1.3 miles north-west, is one of the historic houses in the wider area around Anerley. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. Behind many of their parapets sit butterfly roofs and valley gutters that can’t be seen from the pavement. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Older coverings on steep or tall roofs are hard to judge from below, so close-up photos from the air and thermal images help.

For site and facilities teams at buildings such as James Dixon Primary School, big roofs are where close-up aerial shots and thermal images show the most at once. Controlled parking zones are common in London, so mention any permit rules for Anerley, along with any off-street space.
