Thermal roof surveys for homes and businesses in Norwood New Town
A thermal survey is not a quick fix for every roof problem. It shows surface temperature, and things like sun, shade, reflections and wind all affect the readings. We back up the images with moisture readings and a careful look at the roof. The report is clear about what the images show and what they don’t. If a finding cannot be confirmed, the report suggests a next step. If you’ve noticed water getting in at parapets and stacks and possible trapped moisture under a flat roof covering, we can find out what’s behind it.
London’s roofs are often hard to see from the street: valley gutters behind parapets, dormers and flat-roofed rear additions. Drone photos and thermal images can show parts of a roof that are hard to reach safely. The weather decides the day: both drones and thermal cameras need the right conditions. Thermal images show surface temperature, not water itself, so findings are checked with moisture readings.
Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Rented homes, blocks and businesses
Letting agents can arrange access with tenants. We survey on weekdays, Saturdays and Sundays, which can make access easier.
Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.
Roof by roof
GRP fibreglass roofs
Water can get through cracked GRP into the deck. We check cracks by eye and use the images to see whether there is a pattern around them.
Loft insulation
The difference is clearest when the home is heated and it is cold out. Our report notes how the conditions affected the images.
The survey, step by step
After the inspection, everything we found is written up as a photo-illustrated written report. On timing, most surveys take about 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. In Norwood New Town, visits are available on weekdays and at weekends. London parking is frequently by permit or pay-and-display, so it helps to know what’s near you, and to clear a path to the loft hatch. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.
- You tell us about the roof and any damp, leaks or cold rooms.
- We check the conditions and note how they may affect the images.
- We inspect the roof and take thermal images during the same visit.
- Moisture readings are used to check what the camera shows.
- You get the report the same day, with an in-person consultation to follow.
Before the survey
- If the roof is shared, arrange access with whoever manages the building
- If you are buying, check with the agent that we can get in
- Keep pets in another room

Thermal roof surveys in Norwood New Town: local notes
Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Older coverings on steep or tall roofs are hard to judge from below, so close-up photos from the air and thermal images help. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.
For an older house near a landmark such as New Covenant Church-Equipping People, thin or patchy insulation under an old roof often shows up clearly on a thermal image. Parking in Norwood New Town, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day easier, as a space near the door cannot be promised. Take a building like Rockmount Primary School: thermal images can show where wet insulation sits under a big flat roof.

Norwood New Town questions
Is drone flying allowed in Norwood New Town?
The answer turns on the exact location and the conditions on the day. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. The flight also waits for calm, dry weather, though the rest of the survey goes ahead either way.
Can parking be tricky for a visit in Norwood New Town?
Parking in Norwood New Town, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly.
Do you carry professional indemnity insurance?
We hold professional indemnity and public liability insurance.
I live in a flat. Can you survey the roof?
Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we are allowed to reach, and the report makes that clear.
What can thermal imaging tell me about my roof?
A thermal camera shows differences in surface temperature. The patterns can suggest wet insulation, gaps in insulation or heat escaping. We check what it shows with moisture readings.
What’s the best way to book?
The quickest way is to call 07833 053749 or send us an email. Give us the address and a few details about the roof, and we will take it from there. Surveys run on any day of the week.
Is this a RICS survey?
No. This is a survey of the roof only, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.
Tips from our surveys
You do not need to be a roofer to help. Here’s what helps most:
- Ask us about the forecast if rain is expected
- Keep the heating on as usual before a heat loss survey
- Check from ground level or a window, never by climbing
- Check outlets after heavy rain
You can pass the report to a roofer so they can see where the problem areas seem to be. Each thermal image is matched to a normal photo, so the areas are easy to locate.
Keep outlets and gutters clear so water drains off the roof quickly. The less water sits, the less can find its way beneath.
Leave it or get it looked at?
The longer moisture sits in a roof, the more it can affect timbers and finishes below. Surveying sooner gives you more choice about what to do. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. By the time a ceiling stains, the timbers underneath may have been wet for a while.
We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you need to know.
