Drone roof survey in Norwood New Town: what you get
A drone can see more than your roof, so we take care. We keep the camera on the roof we are surveying, not on gardens or windows next door. If your roof is shared, a word with next door beforehand helps. We inspect only what the owner has asked us to. Flights are kept as short as the job allows and focused on the roof in question. Typical surveys look at cracked flaunching or loose chimney pots and plant growth and moss on the roof, across valleys and parapet gutters, chimney stacks and large and complex roofs.
Many London roofs are hidden from the pavement: valley gutters behind parapets, dormers and flat-roofed rear additions. That’s where a view from the air or a thermal camera helps, by showing what can’t be reached safely. Weather on the day decides whether it goes ahead, in Norwood New Town as anywhere. Thermal images show surface temperature, not water itself, so findings are checked with moisture readings.
Where we can’t see part of the roof, the report says so. That way, it’s clear what was covered and what wasn’t.

What we look for on each type of roof
Steep slate and tile slopes
Walking on fragile coverings can break them. The drone sees them without touching them.
Flat roofs on tall buildings
Felt often lasts around 15 to 20 years, EPDM rubber around 30 to 50 and GRP up to about 30. We record the signs of age we can see.
What happens if roof problems are left?
It is hard to plan maintenance for a roof nobody has looked at. You get photos of every part we can see, with recommendations prioritised by urgency where relevant. You can tackle the urgent items first. Any roof job in Norwood New Town means planning around parking, neighbours and access. That is a good reason to find problems early, while there’s time to plan.
What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Drone roof survey starts from £400, including VAT.

How the survey works
On the day, we start by asking what you’ve noticed and what you’d like to know. After that, we look at everything we can see safely, from ground level, from windows, in the roof space and by drone where it applies. Most surveys take about one to two hours at a house, including the airspace and weather checks before take-off. In Norwood New Town, as in much of London, plenty of properties are flats or terraces without side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, let us know when booking.
- First comes the address, plus a note of what worries you about the roof.
- We check the airspace and seek any permission needed.
- On the day, we check the wind, weather and site before flying.
- We fly the sub-250g drone close to the roof and photograph each area.
- The findings, photos and recommendations reach you by email.
How to prepare
- Leave side gates unlocked
- Find any records of previous roof work
- Jot down any questions you want answered

Advice
Drones, thermal imaging and Norwood New Town roofs
Our drone weighs under 250g, and we hold a CAA Flyer ID and Operator ID. Open category rules keep flights below 120 m (400 ft) and the drone within sight at all times. Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Steep or complicated roofs are often hard to see from the ground, which is where photos from the air and thermal images help.
With Kingswood House about 0.8 miles north-east, the area around Norwood New Town has a long history. Older roofs nearby can be steep and hard to see from ground level, and a survey from the air or with a thermal camera does not touch the roof itself. The streets around a church such as New Covenant Church-Equipping People are often among the oldest in a place, and if your home is one of the older ones nearby, older roofs can be steep and hard to see from the street, which is where aerial photos and thermal images help. Norwood New Town is in London, so parking needs planning: a visitor permit or a nearby bay makes the day easier.

Checking the roof from ground level
It helps to keep a record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.
Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.
Practical tips
These tips come from what we see on roofs every week:
- Expect a little longer if permission is needed
- Let neighbours know about the flight if your roof is shared
- Let us know what you want to see
- Give us the full address so we can check the airspace
If you need work done, roofers can work from the photos. The photos show the location and extent of every problem.
After a storm, check from the garden and the street. Debris in the garden is a sign to act on. A drone can show exactly what has moved.
Norwood New Town: your questions answered
Can you fly a drone over a roof in Norwood New Town?
Normally it comes down to two things: the airspace at the address and the weather. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. A small drone can’t fly safely in strong wind or heavy rain.
Can parking be tricky for a visit in Norwood New Town?
It can be, so it’s useful to let us know about permits, visitor bays or off-street space when booking. The visit is then planned around what’s available.
Is it the same as a RICS Level 2 or Level 3 survey?
No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
Do you need to get into the loft?
Where it’s relevant to the survey and there is safe access, yes. Please clear anything stored under the hatch, and if the loft cannot be reached safely, the report says so.
Is it a structural engineer’s report?
No. Visible signs like deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.
Can you survey in bad weather?
It depends on the weather and the survey. In strong wind or heavy rain, a drone cannot fly and access may not be safe, so we’d move the date with you.
Do you take photos of the roof?
Yes. Photos are part of every report, so you can see exactly what each finding refers to.
Rented homes, blocks and businesses
Landlords and agents in Norwood New Town book surveys as well as homeowners. The report gives you a dated record of the roof, with photos.
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out with the most urgent first where relevant, which helps with budgets and planning.
