Drone roof survey in Gipsy Hill

We fly a sub-250g drone, and we are a CAA-registered drone operator, with a Flyer ID and an Operator ID. We keep it in sight throughout, and within the 120-metre limit that applies to all drones in the open category. Each flight is planned with the site and its surroundings in mind. Airspace and weather are checked before every flight. We never fly where it is not safe. We survey valleys and parapet gutters, flat roofs on upper floors and chimney stacks, and the problems we are asked to look at most are cracked mortar along the ridge and cracked flaunching or loose chimney pots.

Many London roofs are hidden from the pavement: valley gutters behind parapets, dormers and flat-roofed rear additions. Drone photos and thermal images can show parts of a roof that are hard to reach safely. The weather decides the day: both drones and thermal cameras need the right conditions. What a thermal image shows is temperature, so anything that looks like moisture is checked with a meter.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Common roof problems in Gipsy Hill

Many roofs are never seen properly from the ground. Rear slopes, valleys and the tops of chimneys are hidden. Faults there can go unnoticed for years.

People normally book a survey after spotting something like this:

  • Plant growth and moss on the roof
  • Cracked flaunching or loose chimney pots
  • Ridge and hip pieces working loose
  • Worn lead at chimneys and walls

For site and facilities teams at buildings such as Paxton Primary School, a drone or thermal camera can show a large roof in a single visit.

Before booking anyone

  • Is VAT included in the price?
  • How long the report takes to arrive
  • Will they check the loft as well as the outside?

What’s in a roof survey

Gipsy Hill: your questions answered

Can you fly a drone over a roof in Gipsy Hill?

Normally it comes down to two things: the airspace at the address and the weather. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Before any flight, we check the Drone Safety Map for airspace restrictions. A small drone can’t fly safely in high wind or heavy rain.

Is my home in Gipsy Hill listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

When does the report arrive?

Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline as you book.

Is this an asbestos survey?

No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.

Will you check the loft?

Yes, where the survey calls for it and there is safe access. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

Do I need to be at home?

Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

How long does the survey take?

Expect it to take about 1–2 hours at a house, including the airspace and weather checks before take-off. The written report follows by email.

Drone roof surveys in Gipsy Hill: local notes

Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. The drone we use is under 250g, flown by a CAA-registered operator with a Flyer ID and Operator ID. Open category rules keep flights below 120 m (400 ft) and the drone within sight at all times.

For businesses in and around places such as Whitgift Centre, a commercial roof can be photographed from above without anyone walking on it. As a London address, Gipsy Hill can be tricky for parking: let us know about permits, visitor bays or off-street space when you book, as a space near the door cannot be promised.

Leave it or get it looked at?

A drone record gives you a baseline. Comparing them with later photos shows what has changed. It is useful for planning maintenance over the years. In a London terrace or conversion, a roof defect rarely stays your problem alone: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Finding it early keeps the work smaller.

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. We will give you the figure before anything is booked.

DIY checks: what’s safe

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That is where a survey comes in.

Different roofs, different checks

Ridges and hips

Some ridges are fixed with mortar, others with dry-fix systems. We record what we see of their condition.

Large commercial roofs

Big roofs on offices, warehouses and units take time to inspect. A drone photographs the whole surface methodically, so nothing is skipped.

When you need someone else

No survey can tell you everything, and it is better to know them up front. Bear these in mind:

  • Close-up photos of next door’s property
  • Anything inside the loft or under the coverings
  • Structural calculations (that is a structural engineer’s job)

If you are not sure which survey you need, ring 07833 053749 or email us and we will give you a straight answer. What our survey covers.

What we check

  • Chimney stacks
  • Fragile roofs
  • Tall and steep roofs
  • Valleys and parapet gutters
  • Large and complex roofs
  • Flat roofs on upper floors

What we do, step by step

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. The inspection then takes an hour or two on an ordinary house, with bigger or more complicated roofs taking longer. In a London conversion, the way into the loft space is often from a communal landing or the top flat. Where that is the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.

  1. We confirm whether a drone suits your roof.
  2. We agree a date, including weekends, subject to the weather.
  3. The roof is photographed from the air, with the camera kept on your property.
  4. We also look inside the roof space where it is safe.
  5. Everything is written up, with the aerial photos and our advice.

Getting ready for the survey

  • Move anything stored under the loft hatch
  • Note where any stains or damp appear
  • Have keys ready for side gates, garages or roof access doors

How to book
