What a survey costs

Survey packages start from £150, including VAT. What you pay for your roof depends on:

  • Roof area
  • Commercial roofs and larger buildings
  • Height and safe access
  • The package you choose: Basic, Standard or Premium

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Gutter survey starts from £150, including VAT.

What we need to know

The more you tell us, the easier it is to price the survey. When you contact us, it helps to mention:

  • The property’s address and postcode
  • Why you want a survey: buying, a leak, a storm or new work
  • Any photos you have, taken from the ground or a window
  • When you need the report by

A quick phone call is usually the easiest start: phone 07833 053749 or email us. You will have a price before anything is arranged.

Gutter survey in Gipsy Hill

Most gutters hang from the fascia boards at the eaves, so fascias and soffits are part of the survey. Water that overflows for long enough can rot timber fascias and stain the soffits below. On buildings from before 2000, some soffits and rainwater goods may be asbestos cement. We don’t carry out asbestos testing, but we flag anything that could contain it. We survey downpipes, fascias and soffits and outlets and hoppers, and people most often book us about gutters packed with leaves or moss and gutters overflowing in heavy rain.

Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. Hidden behind the parapet, that gutter can block or split without anyone seeing it. For a house in Gipsy Hill with this kind of roof, the hidden gutter is one of the first things to check.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

Common questions in Gipsy Hill

I let a flat near Gipsy Hill station. Can you check the roof?

Of course. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

How do I find out if my home in Gipsy Hill is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you look in the roof space?

If it is needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

Are you structural engineers?

No. We are roof surveyors, not structural engineers. If we see signs that need an engineer’s opinion, we’ll recommend one.

Does the season matter for a gutter survey?

Whenever suits you. If water is already spilling over, book sooner rather than later as overflowing water can damage walls.

What’s the best way to book?

It is easiest to call 07833 053749 or send us an email. Give us the address and some details about the roof, and we’ll suggest the right survey. We survey seven days a week.

How much time does the visit need?

Most visits to a house take about 1–2 hours, and longer for larger or complex roofs.

Should I look at the roof myself first?

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

It helps to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us as you book.

How it works

We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. Most surveys take about one to two hours at a typical home, and more on a big or complicated roof. In a London conversion, the way into the roof space is often from a communal landing or the top flat. If that applies to your building, it is useful to agree access with the neighbours or the managing agent first. Otherwise, the visit in Gipsy Hill runs like any other.

  1. First, you tell us what you’ve seen, such as overflows or damp.
  2. The eaves gutters, downpipes and fascias are checked from the ground and vantage points.
  3. We check hidden gutters, like valleys and parapets, where it’s safe to see them.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. We send a written report with photos and clear recommendations.

Getting ready for the survey

  • Note where any stains or damp appear
  • Have any paperwork from past roof work to hand
  • Clear the way to the loft hatch

Arrange a survey

Getting a price is simple: just ring 07833 053749 or send us an email and give us a few details about the property and we will explain which survey suits. We confirm the price before anything is booked.

Honest limits

No survey can tell you everything, and it is better to know them up front. Bear these in mind:

  • Pipes below ground level
  • Blockages deep inside downpipes
  • Damage hidden inside walls or behind boards

Local roofs in Gipsy Hill

About 0.5 miles north lies Kingswood House, a reminder of how long the area around Gipsy Hill has been built on. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years. Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.

Anyone responsible for a site like Paxton Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other. Trees in and around Long Meadow shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls. If you look after a shop, office or commercial unit, for example near Whitgift Centre, a written record of the roof’s condition helps you plan maintenance rather than react to leaks.

Tips that help

From years of surveys, a few habits stand out:

  • Check downpipe clips are holding
  • Have overhanging branches cut back
  • Check for spilling water in a downpour
  • Check from ground level or a window, not a ladder

For let and shared buildings, the report can go on file and use it to plan upkeep. Photos make it easier to explain the work to owners, tenants or contractors.

Don’t forget valley, parapet and box gutters. They collect leaves and silt just like eaves gutters but you can’t check them from the street, so make sure they’re included in any clearing work.

Roof by roof

Box and secret gutters

A box gutter is built into the roof, frequently behind a parapet and when it overflows, water can get indoors. We check them where they can be seen safely.

Lead-lined valley and parapet gutters

Lead gutters need their linings, steps and outlets in good order as far as they can be seen safely. Lead is also a target for theft.
