About our gutter survey in Norwood New Town
A gutter needs a steady fall towards its outlet or water sits in them. Sagging brackets and slipped joints leave water standing and overflowing where the gutter dips. We look along each run for sags, gaps and leaking joints, along with the brackets and downpipe fixings. Recommendations are written down and prioritised by urgency where relevant. We’re often asked to look into gutters full of debris and silt and hoppers and outlets full of debris, across valley gutters, eaves gutters and outlets and hoppers.
Much of London’s housing is flats, in converted houses or purpose-built blocks, where the roof is normally a shared part of the building. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters. Leaks from a shared roof rarely affect just one home. With a written report and photographs, everyone can plan from the same facts.
The report is written in plain words, so it makes sense without any roofing background. Photographs show what each point refers to, with the urgent items made clear.

How we price gutter surveys
All our prices include VAT. The things that change the price are:
- The size of the roof
- Which survey package you book
- House, block, shop or office
- If the survey needs thermal imaging or a drone
Prices start from £150, including VAT. What you pay depends on the size and height of the roof, how it can be seen safely and which survey you book.
What we need to know
You do not need to know any roofing terms. It is enough to let us know:
- Any stains, drips or damp patches you’ve seen indoors
- What made you get in touch
- Access details, such as a loft hatch or a shared roof
- The style of property, from a terrace to a block
To arrange a survey, ring 07833 053749 or drop us an email and let us know the address and what’s prompted the survey. You’ll know the price before anything is booked.
Do you need a gutter survey in Norwood New Town?
Sometimes a gutter struggles with the area of roof draining into it. An extension or extra roof slope can add water to an existing gutter and the weakness shows in a heavy downpour.
Look out for signs like these:
- Choked outlets or hopper heads
- Leaks at the gutter joints
- Valley or box gutters that overflow inside
- Cracked or loose downpipes
Trees in and around Long Meadow shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls.
What to check before booking
- How they’ll see the roof: from the ground, the loft, the roof or by drone
- Whether any drone flown is registered with the CAA
- Whether VAT is in the quoted price
- How long the report takes to arrive
Before and after the survey
Some practical points come up on survey after survey. They’re worth knowing whatever the roof:
- Don’t climb a ladder to look in the gutters
- Include valley, parapet and box gutters when clearing
- Check the loft with care after heavy rain
- Have gutters cleared at least once a year
For let and shared buildings, the report can go on file to help plan maintenance. Photos make it easier to explain the work to owners, tenants or contractors.
Watch your gutters from ground level or a window during heavy rain. Water spilling over the edge or out of a joint is a sign that something needs attention before the walls suffer.
Can I check my roof myself?
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where it applies.
During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can point to a blockage or a sagging run.
Why get it checked now?
Clearing gutters removes the debris, but it doesn’t tell you why a gutter overflows. We also check the falls, joints, brackets, outlets and downpipes to show whether something else is wrong. Any roof job in Norwood New Town means planning around parking, neighbours and access. That’s a good reason to find problems early, while there is time to plan, rather than in a rush after a leak.
Prices start from £150, inc. VAT, for a Basic Survey. Standard is from £250 and Premium from £400, both inc. VAT. You’ll know the price for the job before booking.

How the survey works
We work from the outside in: outside views come first, then the loft space if there’s safe access. All told, expect about 1–2 hours for most houses, rising to roughly 3–4 hours on a commercial building. For a visit in Norwood New Town, parking and access are the things to plan: let us know about parking, the floor the property is on, any shared entrance and loft access. We then look at what can safely be seen from ground level, windows, the loft and, where it’s safe, the roof itself.
- We start with what you’ve noticed, like damp or overflowing gutters.
- The eaves gutters, downpipes and fascias are checked from ground level and windows.
- Valleys, parapets and box gutters are inspected where they can be seen safely.
- The loft space is checked for staining, where it can be reached safely.
- You receive a report with photos and recommendations.
Preparing for the visit
- Make sure pets are kept safely away
- Move anything stored under the loft hatch
- Let us know about parking near the property

Gutter surveys in Norwood New Town: local notes
Kingswood House, about 0.8 miles north-east, is one of the historic houses in the wider area around Norwood New Town. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Knowing the covering helps explain which parts of a roof are likely to need work first.
Shop and office owners around Whitgift Centre may find that a dated report on the roof is useful for planning and for any lease discussions. For an older house near a landmark like New Covenant Church-Equipping People, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Norwood New Town: your questions answered
Is my home in Norwood New Town listed or in a conservation area?
We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Is parking a problem for a survey in Norwood New Town?
It can be, so it helps to tell us about permits, visitor bays or off-street space when you book. The visit is then planned around what’s available.
Could my damp wall be caused by the gutters?
The survey looks at whether rainwater is spilling onto the wall, through overflows, drips or damaged downpipes. We can’t see inside the wall itself, so the report covers what can be seen.
What does the report include?
You get our findings in writing, part by part, with photos, finishing with recommendations. Points are put in order of urgency where relevant.
Will I get photos?
Yes. Photos are part of every report.
How long have you been surveying roofs?
Over 20 years and more than 5,000 surveys.
