Gutter surveys in West Dulwich

Gutter survey in West Dulwich: what you get

Damp on walls, water marks under a valley or streaks down the brickwork can frequently be traced to the gutters. We check whether gutters, outlets or downpipes are the likely source, as far as can safely be seen. Where the cause looks more like the roof covering or a flashing, the report says so. The next step is suggested too. We are often asked to look into overflowing eaves gutters and blocked outlets and hoppers, on valley gutters, parapet and box gutters and outlets and hoppers.

London has Victorian and Edwardian terraces in almost every borough, frequently with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Slates can last a century or more, but the nails holding them corrode, and slates slip. Homes in West Dulwich are no exception. Shared chimney stacks and the lead around them are just as important to check.

Where we can’t see part of the gutter, the report says so. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

How the survey works

Every visit follows the same pattern: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and record our findings for the written report. It normally takes between one and two hours at a typical home; commercial roofs usually need 3–4 hours. For a visit in West Dulwich, parking and access are the things to plan: let us know about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. We then look at what can be seen safely from the ground, windows, the loft and, where it is safe, the roof itself.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. We look along the gutters, downpipes and fascias from the ground and from windows.
  3. We check hidden gutters, such as valleys and parapets, where it’s safe to see them.
  4. We look in the loft space, where there is safe access, for signs of water getting in.
  5. You get a written report with photos and recommendations.

Before the survey

  • If you are buying, let the agent know when we’re coming
  • For flats, make sure roof access has been agreed
  • Move anything stored under the loft hatch

Advice

Do you need a gutter survey in West Dulwich?

Leaves are behind most blocked gutters. Nearby trees drop leaves, twigs and seeds into gutters every autumn, and they collect at the outlets. A choked outlet soon means a full, overflowing gutter.

A survey makes sense if you’ve noticed:

  • Soffits marked by water
  • Leaking or loose downpipes
  • Valley or box gutters that overflow inside
  • Brackets that have dropped or snapped

Anyone responsible for a site like Dulwich Wood Primary School will know that a written record of a large roof helps plan work for the holidays rather than in term time.

Questions to ask before booking

  • Is there a chance to talk the report through?
  • What they will not be able to tell you
  • What experience they bring
  • How they plan to inspect the roof safely

What to expect from a roof survey

What happens if roof problems are left?

Water spilling from a gutter runs down and soaks the wall below. Given time, it can cause damp patches, damaged pointing and rot in nearby timber. Finding the cause now usually keeps the fix smaller. In West Dulwich, as across London, an overflowing gutter soaks the wall below. A blocked outlet ignored for a winter or two can mean damp walls inside.

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 including VAT. We will tell you which package suits the questions you have.

Tips from our surveys

A little preparation and a few simple habits help, both for the survey and for the roof itself. Our tips:

  • Don’t leave hidden gutters out of a clear-out
  • Get the gutters cleaned out every year
  • Check from the ground or a window, not a ladder
  • Have overhanging branches cut back

Questions about the report are welcome. With the Standard Survey there’s a follow-up consultation and the Premium Survey comes with an in-person one.

Get small faults like a dripping joint or loose downpipe sorted quickly. Left alone, they normally grow, and the water they spill can damage walls and timber.

What affects the cost of gutter surveys

A few things affect what a survey costs:

  • How tall the building is and how easy the roof is to see
  • If the survey needs thermal imaging or a drone
  • Whether it is a home or a commercial building
  • How complicated the roof is, with its valleys, chimneys and parapets

All our prices include VAT. Prices start from £150, including VAT. You’ll know the exact price before booking.

What we need to know

A little information up front helps. It is useful to include:

  • The address and postcode of the property
  • The kind of building and roof involved
  • What’s prompted the survey
  • Anything about access we should know

If you have photos of the roof, send them over. Take them safely from ground level or a window; never climb up to get a better view. To get started, call 07833 053749 or drop us an email.

Roofs, chimneys and gutters in West Dulwich

Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. Behind many of their parapets sit butterfly roofs and valley gutters that cannot be seen from the pavement. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first. About 0.2 miles south lies Kingswood House, a reminder of how long the area around West Dulwich has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.

Trees in and around Long Meadow shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls. Shop and office owners around Lewisham Shopping Centre may find that a dated report on the roof is useful for planning and for any lease discussions.

Honest limits

Questions from West Dulwich

Is my home in West Dulwich listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

I let a flat near Sydenham Hill station. Can you check the roof?

Yes, landlords and agents are among the people we work for. Just ring 07833 053749 or email us with the details.

Do you carry professional indemnity insurance?

We are covered by professional indemnity and public liability insurance, for every survey we carry out.

Do you look in the loft space?

Where it is relevant to the survey and there’s safe access, yes. A clear path to the hatch helps, and if the loft cannot be reached safely, the report says so.

What will the report tell me?

It explains what we saw, what it means and what we’d suggest, backed by photos. Anything we couldn’t see safely is noted too.

How long will you be on site?

It typically takes an hour or two on an ordinary house, and more on a big or complicated roof. We’ll give you an idea when booking.

Will you go up on the roof?

Only where it is safe to do so. We inspect whatever is safely visible: from the ground, from windows, from inside the roof space, from the roof where it’s safe and by drone where it applies. Anything we can’t see is noted in the report.
