About our gutter survey in Dulwich
Some gutters are easy to see from the street but a good many gutters are tucked away. Valley, parapet, box and secret gutters can overflow inside the building when they block. We look at them as far as they can be seen safely, from ground level, from windows, from the loft space and from the roof where it’s safe. Many leaks indoors start at a hidden gutter. We are frequently asked to look into soffits marked by water and gutters full of debris and silt, across valley gutters, eaves gutters and parapet and box gutters.
Victorian and Edwardian terraces are found right across London, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Good slates can last over a hundred years, yet the nails frequently give out first and let slates slip. In Dulwich, as across London, that’s why a roof needs a proper look rather than a glance from the street. Lead flashings and shared chimney stacks on these houses need a proper look too.
You receive the findings by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

The survey, step by step
We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes roughly 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. In a London area like Dulwich, the main things to sort out are parking and access: let us know about parking, the floor the property is on, any shared entrance and loft access. We then look at what can safely be seen from ground level, windows, the loft and, where it is safe, the roof itself.
- We start by hearing about any drips, overflows or damp patches.
- We look along the gutters, downpipes and fascias from the ground and from windows.
- Any valley, parapet or box gutters are looked at as far as safe access allows.
- Where the loft can be reached safely, we check it for staining or damp.
- You get a photo-illustrated written report and recommendations.
Preparing for the visit
- Gather any invoices or paperwork from past roof work

Advice
How the survey changes by roof type
Box and secret gutters
Box and secret gutters often cause leaks indoors. Outlets, linings and overflows are checked as far as access allows.
Lead-lined valley and parapet gutters
Lead gutters need their linings, steps and outlets in good order as far as they can safely be seen. Missing lead is something we check for too.
What a gutter survey does not cover
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- The inside of buried drains
- Gutters out of sight from every safe viewpoint
- Damage hidden inside walls or behind boards
If in doubt, phone 07833 053749 or drop us an email and we will suggest the right survey. What our survey covers.

Gutter surveys around Dulwich
Historic houses such as Kingswood House, about 1.1 miles south, show how far back building in the area around Dulwich goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. Many homes in inner London are Victorian and Edwardian terraces, frequently with Welsh slate roofs. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first.
Anyone responsible for a site like St Anthony's Catholic Primary School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. For businesses in and around places like Lewisham Shopping Centre, a roof report helps plan work around trading rather than after a leak.

Should I look at the roof myself first?
It is useful to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.
Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

When to book a survey in Dulwich
Most gutter joints rely on seals or sealant that wear out. Plastic sections expand and contract with the weather so their joints can start to leak. Cast iron joints can corrode and part once the paint has worn away.
Most people get in touch when they’ve noticed something like this:
- Brackets that have dropped or snapped
- Cracked or loose downpipes
- Dripping or leaking gutter joints
- Blocked outlets and hoppers
The streets around a church like Christ's Chapel of God's Gift are frequently among the oldest in a place, and if your house is among the older ones nearby, its chimney, valleys and lead work are likely to be the parts that need attention first.

Your questions about gutter surveys in Dulwich
Will parking be an issue for a roof survey in Dulwich?
London parking needs a little planning, so let us know about permits, bays or a driveway when booking. That way the visit can be planned around it.
Does a conservation area affect roof work in Dulwich?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
How long will you be on site?
For a house, expect about 1–2 hours on site, and longer for larger or complex roofs.
Do I have to be there for the survey?
Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you when booking.
What does a gutter survey cost?
Our price is from £150, including VAT. The size of the property and the access affect the price. For a price, phone 07833 053749 or email us.
Is Dulwich in your area?
Yes. We survey roofs across London and South East England, and that includes Dulwich.
Do you use drones?
Yes, where applicable and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.
