Storm damage roof report in Dulwich
After a storm, it’s useful to have a clear record of what happened to your roof. We photograph the damage, describe it and note whether it fits storm damage, older wear or both. We are not loss adjusters and can’t tell you if your claim will succeed. What you get is an independent view of the roof’s condition. If you’ve noticed loose or broken chimney pots and cowls and water coming in after the storm, a survey will tell you what’s going on.
Many London homes are well over a century old and their roofs have been patched more than once, so a new leak can be the latest sign of wear rather than a single event. Telling wear from a one-off event matters, because insurers normally exclude wear and tear. That is as true in Dulwich as anywhere in London. A written record with photographs helps you explain what was found to whoever deals with it next.
Nothing in the report is left vague: where something needs attention, it says so plainly, along with how urgent it is.

Do you need a storm damage roof report in Dulwich?
Falling trees and branches can damage roofs in high winds. The report shows what was hit and the damage caused, with photographs.
It is worth booking a survey if you’ve seen:
- Gutters pulled loose in the wind
- Holes or cracks caused by debris
- Flat roof edges peeled back
- Cowls or aerials dislodged in the wind
For businesses in and around places such as Lewisham Shopping Centre, water through a ceiling can damage stock and close a sales floor, so the source needs finding fast.

Leaks and storm damage in Dulwich
Historic houses like Kingswood House, about 1.1 miles south, show how far back building in the area around Dulwich goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. Behind many of their parapets sit butterfly roofs and valley gutters that can’t be seen from the pavement. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. The covering and its details give the first clues when tracing where water is coming from.
Trees in and around Dulwich Park shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls. If you own a rental within reach of West Dulwich station, a clear finding on where water gets in helps you brief a roofer right away.

Why it is worth a survey now in Dulwich
Many policies expect damage to be reported promptly. Let your insurer know early, and check what your policy asks for. An independent report can follow. In Dulwich, as across London, an overflowing gutter soaks the wall below. A small blockage left for a few winters becomes a damp problem.
What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Our price is from £150, including VAT.

Common questions in Dulwich
Does a conservation area affect roof work in Dulwich?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.
Is Dulwich in the area you cover?
Yes, Dulwich is one of the places we work. The survey and report are the same in Dulwich as anywhere else, and visits run on weekdays and weekends.
Can I challenge a declined storm claim?
Complain to your insurer first. If you are still unhappy, you may be able to take it to the Financial Ombudsman Service. An independent report can add to your evidence, but we can’t say how it will turn out.
Do you need to get into the loft?
If it’s needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging.
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.
Can you survey at the weekend?
We carry out surveys on weekdays, Saturdays and Sundays. To arrange a date, phone 07833 053749 or email us.
Is there a set wind speed for storm damage?
It depends on your policy. Many policies treat gusts of about 55 mph as storm conditions, but it varies. Check your policy wording.
The survey, step by step
We check the roof from outside and, where it’s relevant and there’s safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit typically takes between one and two hours at a house, and longer if the damage is spread across a large roof. For a visit in Dulwich, parking and access are the things to plan: let us know about parking, the floor the property is on, any shared entrance and loft access. We then look at whatever is safely visible from the ground, windows, the loft and, where it’s safe, the roof itself.
- First we go through when the storm hit and what you’ve noticed.
- The roof is inspected from safe positions.
- We record and photograph the damage.
- We note the likely cause and any signs of older wear.
- We send you the report by email for your insurer.
Before the survey
- If you are buying, let the agent know when we are coming
- Mention any parking restrictions on your street
- Tell us about any leaks, stains or damp patches you know of
Getting a price

Advice
Landlords, agents and block managers in Dulwich
We survey roofs for landlords and agents as well as homeowners. A report with photos gives you a clear record of the roof, which helps you plan work between tenancies.
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps when budgeting.
