Drone roof surveys for homes and businesses in Dulwich

We carry out drone roof surveys in Dulwich and across London and the South East, subject to airspace checks and the weather. Flights take place on weekdays and at weekends. Every address is checked for airspace restrictions first. The report includes the drone photos and our recommendations. To check whether your roof suits a drone survey, call 07833 053749 or send us an email. If you’ve noticed damage after a storm that can’t be seen from below and lead work pulling away at abutments, a survey will tell you what’s going on, whatever the roof.

Many London roofs are hidden from the pavement: valley gutters behind parapets, dormers and flat-roofed rear additions. Drone photos and thermal images can show parts of a roof that are hard to reach safely. The weather decides the day: both drones and thermal cameras need the right conditions. Thermal images show surface temperature, not water itself, so findings are checked with moisture readings.

The report works through the roof section by section, from the coverings down to the gutters. It records what’s sound as well as what isn’t.

What we can’t see

It helps to know what a survey won’t do before you book:

  • Anything inside the loft or under the coverings
  • Neighbouring roofs the owner hasn’t asked us to survey
  • Flights in strong wind or heavy rain

If you are not sure which survey you need, phone 07833 053749 or email us and we’ll give you a straight answer. The full list of what we check.

What we check

  • Tall and steep roofs
  • Flat roofs on upper floors
  • Fragile roofs
  • Large and complex roofs
  • Valleys and parapet gutters
  • Chimney stacks

Tips that help

Small things make a difference. Some pointers:

  • Let us know the exact address when booking
  • Keep pets indoors during the flight
  • Allow time for permission if you’re in a flight restriction zone
  • Clear a spot on the drive or lawn

The Premium Survey report comes the same day. Drone photos are included where we could fly.

Plan a drone survey every few years for tall or large roofs. Comparing surveys shows what is wearing, so small faults are dealt with early.

What we are asked to look at in Dulwich

The top of a stack is the most exposed part of many roofs. From ground level, you rarely see cracked flaunching or loose pots. Close-up drone photos show their condition.

Problems we come across often include:

  • Vegetation in valleys and gutters
  • Lifted or split lead flashings
  • Slipped or missing slates on a high roof
  • Standing water on a flat roof

With Kingswood House about 1.1 miles south, the area around Dulwich has a long history. Close-up aerial shots and thermal images let an old roof be checked without anyone disturbing it.

Choosing a roof surveyor

  • Is there a chance to talk the report through?
  • Are they insured for the work?
  • What the survey will not cover
  • How soon the report will arrive

What’s in a roof survey

Drones, thermal imaging and Dulwich roofs

Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Many roofs like these can’t be judged properly from the pavement, and that is where a view from above or a thermal image earns its place.

Dulwich is in London, so parking needs planning: a visitor permit or a nearby bay makes the day easier. Anyone responsible for a site like St Anthony's Catholic Primary School will know that a drone or thermal camera can show a large roof in a single visit.

Prices for drone roof surveys in Dulwich

To price your survey, we look at:

  • The package you choose: Basic, Standard or Premium
  • Extra roofs, like extensions, dormers or garages
  • Features like valleys, chimneys, dormers and parapets
  • How big the roof is

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We will give you the figure before anything is booked.

What to tell us when you contact us

What helps most when you contact us:

  • The kind of building and roof involved
  • Your postcode, so we can check access and travel
  • Pictures from the garden or a window, if you have them
  • Dates you’re working to, such as exchange

Our phone lines are open seven days a week. To book or ask a question, phone 07833 053749 or drop us an email.

What we do, step by step

Where it is relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey usually takes about 1–2 hours at a house, including the airspace and weather checks before take-off. In Dulwich, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.

  1. We start with the address and what you’d like checked.
  2. Airspace restrictions are checked and permission sought where needed.
  3. On the day, we check the wind, weather and site before flying.
  4. The drone photographs the roof closely, kept in sight throughout.
  5. The findings, photos and recommendations reach you by email.

How to prepare

  • Check the loft hatch can be reached
  • Keep pets out of the way during the survey
  • Tell us about any leaks, stains or damp patches you know of

Advice

Your questions about drone roof surveys in Dulwich

Is parking a problem for a survey in Dulwich?

It depends on the street. If Dulwich has controlled parking where you are, a visitor permit is the easiest answer.

Can you fly a drone over a roof in Dulwich?

That depends on where the roof is and on the weather. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. High wind or heavy rain also stops a small drone flying.

Are you structural engineers?

No. We’re experienced roof surveyors, and visible signs like sagging are noted, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.

How long will you be at the property?

That depends on the size and shape of the roof; most visits take an hour or two at most homes, and about three to four hours for a commercial roof. The written report follows by email.

Do I have to be there for the survey?

Not always. If we only need the outside, we can agree that beforehand, but the loft and any rooms with damp need someone to let us in.

How long have you been surveying roofs?

More than 5,000 surveys over 20+ years.

Which days do you carry out surveys?

We survey seven days a week: weekdays, Saturdays and Sundays. Tell us which days suit you as you book.

Can I check my roof myself?

The one thing to avoid is getting up close. Roofs are fragile and slippery. That is where a survey comes in.

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
