Questions from Marylebone

Is my home in Marylebone listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is parking a problem for a survey in Marylebone?

Parking in Marylebone, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly.

How much is a survey?

Drone roof survey starts from £400, including VAT. What you pay for your roof depends on its size, height, access and the package, and it’s agreed before booking.

Does the drone show the underside of the roof?

No. It photographs the outside, not the inside. For the underside, we check the loft where it can be reached safely.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

Do you carry professional indemnity insurance?

We hold professional indemnity and public liability insurance.

Are there drone restrictions in central London?

Some areas need permission from NATS before any flight. Where we cannot fly, we use other safe vantage points and explain what we could see.

Drone roof survey in Marylebone: what you get

Our price is from £400, including VAT. A drone inspection, where applicable, is also part of our Premium Survey, with a same-day report, structural analysis and an in-person consultation. There is a 12-month follow-up as well. We’ll tell you if a drone isn’t the right tool for your roof. Every drone survey comes with a written report and close-up photos. We survey tall and steep roofs, chimney stacks and large and complex roofs, and the problems we’re asked to look at most are ridge and hip pieces working loose and moss and weeds taking hold up top.

London roofs sit shoulder to shoulder in terraces and blocks, which makes care around neighbours part of the job. We take care to focus on the roof we have been asked to look at, in Marylebone as anywhere. Let us know about the building and access as you book. The extra view helps most on steep slopes, tall stacks and rear additions.

We write the report in plain English, so it makes sense without any roofing background. Photographs show what each point refers to, and recommendations are put by urgency where it matters.

Should I look at the roof myself first?

A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

Roof by roof

Chimney stacks

Chimney tops are hard to see from the ground. A drone gets close to the pots, flaunching, pointing and flashings, so cracks and gaps are clear.

Large commercial roofs

Big roofs on offices, warehouses and units take time to inspect. The drone covers the roof area by area.

Practical tips

There is plenty you can do without going near the roof. Here’s what helps most:

  • Expect us to rearrange if it’s too windy or wet
  • Make sure the loft can be reached
  • Clear a spot on the drive or lawn
  • Allow time for permission if you are in a flight restriction zone

The report gives any roofer you ask to quote a clear brief. The photos show the location and extent of every problem, so their quotes cover the same ground.

Have leaves and moss cleared from gutters, valleys and outlets, ideally once the leaves have fallen. On tall buildings, use a professional with the right access equipment. Many leaks start with a blocked outlet.

Common roof problems in Marylebone

From the pavement, most of a tall roof is out of sight. You can’t see the back slope, the valleys or the chimney tops. Faults there can go unnoticed for years, which is why owners turn to a drone.

A survey makes sense if you’ve noticed:

  • Blistered or cracked flat roof coverings
  • Lead work pulling away at abutments
  • Tired mortar and pots at the top of a stack
  • Cracked slates and tiles out of sight from below

If you run a hotel or guest house in or near Marylebone, a roof problem can mean rooms out of use, so it pays to find faults before guests do.

Before you book anyone

  • What follow-up you get after the report
  • How long the report takes to arrive

What’s in a roof survey

Honest limits

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Flights in strong wind or a downpour
  • Structural calculations (that’s a structural engineer’s job)
  • Neighbouring roofs the owner hasn’t asked us to survey

If you’re not sure which survey you need, phone 07833 053749 or use the contact form and we’ll give you a straight answer. The full list of what we check.

Drone roof surveys around Marylebone

The flight restriction zone around London Heliport in Battersea comes within about 2 miles of Marylebone. The exact boundary is checked for each address before any flight, and a roof inside it needs permission before we fly. Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. If your home in Marylebone is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Steep or complicated roofs are frequently hard to see from ground level, which is where aerial photos and thermal images help.

Parking in Marylebone, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day easier, as a space near the door cannot be promised. If you look after a building like St Vincent's Catholic Primary School, a view from above covers a wide roof far faster than walking it.

The survey, step by step

Before we start, let us know why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. The visit normally takes an hour or two for most homes, with the pre-flight checks included, and longer for big commercial roofs. In converted houses and mansion blocks, the loft hatch is often on a shared landing. If that applies to your building, it’s useful to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.

  1. First, we check the address for flight restrictions.
  2. We arrange any permission that’s needed before we fly.
  3. We assess the wind, the weather and the surroundings before take-off.
  4. The sub-250g drone takes close-up photographs of the roof, kept in sight throughout.
  5. We email a written report with the photographs and our recommendations.

How to prepare

  • For a flat or shared roof, check access with the building owner or managing agent
