Drone roof surveys for homes and businesses in Soho

Prices start from £400, including VAT. The Premium Survey includes a drone inspection where it applies, along with structural analysis, a same-day report and an in-person consultation. There’s a 12-month follow-up as well. If a drone will not help on your roof, we will say so. Every drone survey comes with a written report and close-up photos. We survey flat roofs on upper floors, chimney stacks and fragile roofs, and people most often book us about hidden gutters full of leaves and tired mortar and pots at the top of a stack.

Flying in London takes more checking than most places: restriction zones surround Heathrow, London City Airport and London Heliport, and Hyde Park, the City of London and the Isle of Dogs have restricted areas of their own. Before a drone goes up in Soho, the address is checked against all of them, and where permission is needed, the flight waits for it.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

The survey, step by step

Photos are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available. A typical visit takes roughly 1–2 hours for most homes, with the pre-flight checks included, and longer for big commercial roofs. In converted houses and mansion blocks, the loft hatch is often on a shared landing. Where that’s the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.

  1. You give us the address so we can check the airspace.
  2. We arrange any permission that’s needed before we fly.
  3. Before the flight, we check the conditions and the take-off spot.
  4. We fly the drone close to the roof to photograph it in detail, always in sight.
  5. Your report arrives by email, with close-up photos and recommendations.

Before the survey

  • Let us know about parking near the property
  • Agree roof access with the managing agent if it is shared
  • Dig out any old roof reports or invoices

Advice

Useful tips for Soho property owners

Over many surveys, some simple habits stand out:

  • Let us know the exact address as you book
  • Be ready to move the date if the weather turns
  • Let neighbours know about the flight if your roof is shared
  • Clear a spot on the drive or lawn

We email the report to you, with close-up photos from the flight. Findings are set out in plain English, and recommendations are ranked by urgency where that helps.

Don’t block the vents at the eaves. Poor airflow lets condensation build up, and it is something only an inside check will show. Check insulation doesn’t block the airflow.

What affects the price in Soho

The price reflects the time and kit the roof needs. That comes down to:

  • How many separate roofs there are, such as extensions, dormers and garages
  • The size of the roof
  • The use of thermal imaging or a drone
  • How complicated the roof is, with its valleys, chimneys and parapets

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Prices start from £400, including VAT.

What we need to know

The more you let us know, the easier it is to price the survey. When you contact us, let us know:

  • Any photos you have, taken from ground level or a window
  • What’s prompted the survey
  • How the loft is reached, if there is one
  • Your postcode, so we can check access and travel

If you have photos of the roof, send them over. Take them safely from ground level or a window; never climb up to get a better view. To get started, phone 07833 053749 or drop us an email.

What we look for on each type of roof

Flat roofs on tall buildings

The flat roof on top of a block is rarely looked at. From above, standing water, splits and tired upstands are clear.

Chimney stacks

The drone shows the outside of the stack, not a flue, gas or sweep inspection. We will say if a specialist is needed.

Leave it or get it looked at?

Leaving a slipped slate or a blocked valley can turn a small fault into a leak. Spotting them early keeps the work smaller, whatever height the roof is. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. Knowing what’s needed early gives you time to plan it calmly, rather than in a rush after a leak.

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. The roof’s size, height and access matter as well.

Questions from Soho

Is parking a problem for a survey in Soho?

London parking needs a little planning, so let us know about permits, bays or a driveway when booking. That way the visit can be planned around it.

Is drone flying allowed in Soho?

That depends on where the roof is and on the weather. Soho is about 2 miles from the edge of the flight restriction zone around London Heliport in Battersea. We check the exact boundary for the address before flying, and if the roof falls inside it, we ask for permission first. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. The flight also waits for calm, dry weather.

What will the report tell me?

A report with photographs, explaining the condition of the roof, any defects and our recommendations. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where applicable and structural analysis.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We check the roof, not the whole building, and it isn’t a RICS Level 2 or Level 3 survey. Many buyers have both.

How fast do I get the report?

That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Reports are sent by email.

Do you climb onto every roof?

Only where it is safe to do so. We inspect what can safely be seen: from ground level, from windows, from inside the roof space, from the roof where it’s safe and by drone where applicable. The report says if anything couldn’t be seen.

Do you need to get into the loft?

Yes, where the survey calls for it and there’s safe access. Inside, we look for damp, staining, gaps and sagging.

What a drone roof survey looks like in Soho

Soho is about 2 miles from the edge of the flight restriction zone around London Heliport in Battersea. The exact boundary is checked for each address before any flight, and a roof inside it needs permission before we fly. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight.

If yours is one of the older homes in the streets near St Anne's Church, steep roofs, tall chimneys and hidden valleys can be hard to see from ground level, and that’s where a view by drone or thermal camera helps. If you run a business near Kingly Court, large commercial roofs are often easiest to see from above or with a thermal imager. A roof leak in a hotel or guest house around Soho means lost rooms as well as repairs.

Rented homes, blocks and businesses

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out by urgency where it matters, which helps with budgets and planning.
