About our flat roof survey in Soho
Standing water is one of the first things we look for on a flat roof. It can point to poor falls, a blocked outlet or a deck that is deflecting. We record where water sits, check the outlets and look for dips that suggest deflection. If the deck itself looks like a structural concern, we’ll recommend a structural engineer. We survey single-ply membranes, GRP fibreglass and upstands and outlets, and common reasons people get in touch are pools of water lying on the roof and gaps at upstands and abutments.
Commercial and residential blocks across London frequently have big flat roofs with plant, rooflights and access walkways. Each pipe, upstand and fixing through the covering is a possible weak point. In Soho, roof access is agreed with the building manager or owner beforehand. Plant bases, rooflights and cable entries are all places where water can get in.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Common questions in Soho
Do you cover commercial flat roofs around Soho?
Yes. As well as homes, we look at flat roofs on offices, hotels, blocks of flats and commercial units. For a bigger roof, you’ll get a quote based on the building, and roof access is agreed with you ahead of the visit.
Is my home in Soho listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Do you work in Soho?
Yes. We cover Soho and the rest of Greater London. For a price, call 07833 053749 or use the contact form.
Do you use drones?
Yes, where it’s applicable. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We’re a CAA-registered drone operator.
What happens after the survey?
You’ll receive the report by email, and you decide the next step: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.
Is it the same as a RICS Level 2 or Level 3 survey?
No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
Do you look in the roof space?
Yes, where the survey calls for it and there’s safe access. We look for staining, damp, daylight and signs of movement.
Local flat roofs in Soho
Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. Historic houses such as Benjamin Franklin House, about 0.5 miles south-east, show how far back building in the area around Soho goes. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof.
Anyone responsible for a site like Soho Parish CofE Primary School will know that schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. If you run a hotel or guest house in or near Soho, a roof problem can mean rooms out of use.

The survey, step by step
Before we start, let us know why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. Most visits take an hour or two on an ordinary house, rising to roughly 3–4 hours on a commercial building. In Soho, as in much of London, plenty of properties are flats or terraces without side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, tell us when you book.
- First we go through the roof, what’s beneath it and any problems so far.
- The roof is viewed from safe positions, including the roof itself where that is safe.
- The covering is checked for wear, splits, blisters and standing water.
- We photograph and record the outlets, upstands, trims and rooflights.
- A written report with photos and recommendations is emailed to you.
Preparing for the visit
- Jot down any questions you want answered
- If it is not your property yet, arrange access through the agent
- Find any records of previous roof work

How the survey changes by roof type
EPDM rubber
EPDM frequently lasts 30 to 50 years, but it relies on its seams, trims and upstands being well finished. We look closely at each of those details.
Felt and built-up roofs
Built-up felt is one of the most common flat roof coverings on extensions, garages and dormers. We look for blistering, cracking, split laps and worn mineral surfacing.
Leave it or get it looked at?
Waiting for a stain inside means the water has already got through the layers. A survey can find worn areas and failing details before that point, while there is still time to plan the work. Many older London roofs have only old felt under the slates, or no underlay at all, so a slipped slate can soon mean water inside. Left unchecked, water soaks into timber and plaster and the damage spreads.
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.

When to book a survey in Soho
Every flat roof covering has a working life. Felt roofs frequently last around 15 to 20 years, EPDM often 30 to 50 years and GRP up to about 30, although how well it was laid and looked after matters a great deal. We can tell you how your roof is doing, whatever its age.
Things that often lead to a survey include:
- Raised blisters across the surface
- Leaks around rooflights
- Outlets that hold water back
- Failed upstands where the roof meets a wall
For landlords with property near Tottenham Court Road station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.
