Flat roof survey in St James's

A Basic Survey, from £150, covers a visual inspection, a condition report, photos and written recommendations. For moisture detection and a structural check, the Standard Survey starts from £250. On a flat roof, moisture readings can help show whether water has got under the covering. Bigger commercial roofs are priced on their size and access. We survey GRP fibreglass, mastic asphalt and single-ply membranes, and people most often book us about blocked or damaged outlets and ponding water that doesn’t drain away.

Offices, shops and blocks of flats across London often have large flat roofs with plant, rooflights and walkways. Every penetration and upstand is a place where a membrane can fail. In St James's, roof access is agreed with the building manager or owner beforehand. Plant bases, rooflights and cable entries are all places where water can get in.

Nothing in the report is left vague: where something needs attention, it says so plainly, along with how urgent it is.

Signs you need a flat roof survey in St James's

Flat roofs often get walked on for other jobs: cleaning windows, fitting aerials or air conditioning, or clearing gutters. A covering that wasn’t designed for foot traffic can crack or puncture. Fixings added through the covering often start leaks too.

Problems we come across often include:

  • Gaps at upstands and abutments
  • Blistering in felt or asphalt
  • Edge trims that have lifted or split
  • Splits and cracks in the covering

Hotels and guest houses near St James's cannot easily close rooms for a leak.

What to expect from a roof survey

What affects the cost of flat roof surveys

To price your survey, we check:

  • Which survey package you book
  • How tall the building is and how easy the roof is to see
  • Extensions, dormers and garages with roofs of their own
  • The use of thermal imaging or a drone

The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, including VAT. We can help you choose the package that fits what you want to find out.

What we need to know

When you call or email, these details help:

  • Your postcode, so we can check access and travel
  • When you need the report by
  • Any photos you have, taken from the ground or a window
  • Why you want a survey: buying, a leak, a storm or new work

Booking is simple: just ring 07833 053749 or use the contact form and give us some details about the property and we’ll explain which survey suits. The price is agreed up front.

Before and after the survey

You do not need to be a roofer to help. What helps most:

  • Have the roof looked at again after a severe storm
  • Check ceilings under the roof for damp patches
  • Treat rooflights and old sheeting as fragile
  • Look for standing water a day after rain

Many people send the report to two or three roofers for quotes. With each roofer working from the same list, comparing quotes is simpler. You stay in control of who does the work and when.

After heavy rain, look at the roof from an upstairs window if you can. If water is still there a day or two later, have it checked.

The survey, step by step

We look at the roof from outside and, where it’s relevant and there’s safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement. The whole visit normally takes about 1–2 hours for most houses, or half a day or so for a commercial building. For a visit in St James's, parking and access are the things to plan: let us know about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. We then look at everything that’s safely in view from ground level, windows, the loft and, where it’s safe, the roof itself.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

Before the survey

  • Have any paperwork from past roof work to hand
  • Note where any stains or damp appear
  • Make sure pets are kept safely away

Flat and commercial roofs around St James's

Historic houses such as Marlborough House, about 0.3 miles south-west, show how far back building in the area around St James's goes. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. There are several hotels within about a mile and a half of St James's, and hotels, like offices and blocks of flats, often have flat roofs. If you look after one, a leak through a flat roof can put a room out of use.

Take an older house close to St James’s Church: the flat roofs on later extensions tend to wear out long before the main roof. Landlords with a home close to London Charing Cross station may find that flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

Checking the roof from the ground

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That’s where a survey comes in, using safe viewpoints and a drone where applicable.

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
