Roof leak investigations for homes and businesses in St James's
Some ‘leaks’ aren’t leaks at all. Condensation in a cold, poorly ventilated loft can drip from nails and timbers, and the stains look much like a leak. Knowing which it is means the right fix can be done, because they need very different work. We check the pattern of damp, the weather and the ventilation before reaching a view. If you’ve noticed water coming in around a roof light or dormer and damp on a chimney breast, a survey will tell you what’s going on, on lead flashings, valleys and parapet gutters and slate and tile slopes alike.
London’s Victorian and Edwardian roofs have frequently been repaired many times. Telling wear from a one-off event matters, because insurers normally exclude wear and tear. That is as true in St James's as anywhere in London. Photographs and a written account give you something specific to show an insurer, a landlord or a roofer.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Rented homes, blocks and businesses
Letting agents often book on a landlord’s behalf. Access is agreed with the tenant ahead of time.
Freeholders and residents’ companies use a roof report to plan and budget.
When to book a survey in St James's
Chimneys can let water in by several routes. Water can enter through crumbling mortar, cracked flaunching, worn flashings or uncapped pots. The damp may appear on a chimney breast, a ceiling or in the loft.
These are some of the problems a survey can pick up:
- Staining around the chimney inside
- Water that shows only in certain storms
- Water coming in around a roof light or dormer
- Water through the ceiling under a flat roof
For site and facilities teams at buildings such as Soho Parish CofE Primary School, on a building that size, finding the source of a drip means looking well beyond the stain.
What to check before booking
- Whether the roof space is looked at, where there is one
- Which limits apply to the survey
- What follow-up you get after the report
- When you will get the report
Questions from St James's
Do you carry out roof surveys in St James's?
We do. The survey and report are the same in St James's as anywhere else.
Is my home in St James's listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Do you look in the roof space?
If it’s needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement, as far as the space allows.
Can you inspect my roof with a drone?
Where it helps and it is safe, yes. Flights depend on the weather on the day and airspace rules. We’re a CAA-registered drone operator.
Will you fix the leak as part of this?
The investigation is about finding the cause. The repair itself is a separate job. You get a report with photos showing where the water is getting in and what needs attention, which whoever carries out the work can follow.
What should I do before you arrive?
Note when the leak appears and what the weather was doing. Clear access to the loft. Keep away from any light or socket that water is reaching.
Does someone need to be in?
Not necessarily. If we only need the outside, we can agree that ahead of time, but the loft and any rooms with damp need someone to let us in.
What this survey can’t tell you
In fairness, a roof survey has limits:
- Structural calculations (that is a structural engineer’s job)
- The repair itself (the investigation finds and reports the cause)
- What’s under the covering or behind the plaster
If you’re not sure which survey you need, phone 07833 053749 or use the contact form and we’ll give you a straight answer. The full list of what we check.

Leaks and storm damage in St James's
Many homes in inner London are Victorian and Edwardian terraces, frequently with Welsh slate roofs. Behind many of their parapets sit butterfly roofs and valley gutters that cannot be seen from the pavement. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Where water gets in depends a good deal on what the roof is made of and how it’s detailed. About 0.3 miles south-west lies Marlborough House, a reminder of how long the area around St James's has been built on. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.
If you let a flat or house near London Charing Cross station, a tenant living with a leak needs the cause found, not just the stain painted over. Living close to St Anne's Churchyard is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching.
St James's is about 1 mile south-east of City of Westminster, in Greater London. Whether the building in St James's is a house, a flat or a commercial unit, the roof can be surveyed. Across Greater London, we cover St James's and the places around it.

Leave it or get it looked at?
Damp loft insulation loses much of its value. Insulation can soak up water quietly before anything shows below. Catching it early limits what has to be replaced. In St James's, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: failed flashings and blocked valley gutters can send water into more than one home. Finding it early keeps the work smaller.

How it works
Every visit follows the same pattern: we hear what you’ve seen, look at the roof from every safe viewpoint, take photographs as we go and make notes for the report. Most visits take about one to two hours for most houses, or half a day or so for a commercial building. In a London area like St James's, the main things to sort out are parking and access: let us know about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. On the day, the roof is looked at from the ground, from windows, from inside the loft space and from the roof where it is safe.
- You pick a Basic, Standard or Premium Survey.
- We agree a date, including weekends.
- We inspect inside and out, starting from the stain.
- Where it is useful and included, we take moisture readings and use thermal imaging.
- The report explains the likely entry point and what needs attention.
Getting ready for the survey
