Tips that help

Small things make a difference. Our tips:

  • Protect furniture and flooring under the leak
  • Photograph the stain each time it appears
  • Check whether pipes or tanks run near the stain
  • Keep water away from lights and sockets

Standard includes a follow-up consultation to talk the findings through, and Premium includes an in-person consultation. It’s a chance to ask about anything in the report.

Plan a roof survey every few years. They’re where most leaks start, and wear is easier to deal with before water gets in.

Roof leak investigation in Charing Cross: what you get

Some leaks only appear in certain weather. Driving rain from one direction, melting snow or a gutter that overflows in a downpour can all set it off. Telling us when it happens helps a lot, along with any photos you’ve taken. We look for the clues it leaves behind, such as tide marks, stained timbers and damp underlay. Moisture readings show where materials are still wet. We survey slate and tile slopes, the roof space and chimney stacks, and the problems we are asked to look at most are brown rings on upstairs ceilings and damp patches next to the stack.

In converted houses and blocks across London, water from a roof can run a long way before it shows on a ceiling. That makes the source hard to pin down, and finding it matters for whoever has to deal with it. In Charing Cross, we inspect what we can reach safely and are given access to. Let us know when the water shows, and in what kind of weather.

Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

How it works

Before we start, tell us why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. The visit usually takes roughly 1–2 hours, more where the leak is intermittent or the roof is large. In converted houses and mansion blocks, the loft hatch is often on a shared landing. If that applies to your building, it is useful to agree access with the neighbours or the managing agent first. Otherwise, the visit in Charing Cross runs like any other.

  1. We start with your notes and photos of the leak.
  2. Inside, we look at the stain and the ceiling around it.
  3. From the loft space, we trace the water’s route where there’s safe access.
  4. Outside, we check flashings, valleys, chimneys, gutters and flat roof details from every safe viewpoint.
  5. We email a written report showing where the water most likely gets in.

What affects the cost of roof leak investigations

Several things affect the price of a survey:

  • Extensions, dormers and garages with roofs of their own
  • The shape of the roof and its details
  • Whether it is a home or a commercial building
  • Whether thermal imaging or a drone is needed

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

What to tell us when you get in touch

There is no need for technical words. Just tell us:

  • How the loft is reached, if there is one
  • What’s prompted the survey
  • Pictures of the roof from a safe spot, if you have them
  • The type of building and roof, such as pitched or flat

Not sure which survey you need? The easiest way is to ring 07833 053749 or use the contact form and describe the roof and why you want it surveyed. We’ll explain the options and the price.

What this survey cannot tell you

Before you book, it’s worth knowing what a survey will not do:

  • Leaks from plumbing, tanks or pipework rather than the roof
  • An intermittent leak that shows no trace on the day
  • The repair itself (the investigation finds and reports the cause)

If in doubt, ring 07833 053749 or email us and we’ll suggest the right survey. The full list of what we check.

What we look at

  • Flat roof details
  • Rooflights and dormers
  • Chimney stacks
  • Lead flashings
  • Slate and tile slopes
  • The roof space
  • Valleys and parapet gutters

Common questions in Charing Cross

Does a conservation area affect roof work in Charing Cross?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

Will parking be an issue for a roof survey in Charing Cross?

In much of London, parking needs planning: a visitor permit or a nearby bay makes the day run more smoothly, so mention what’s available when you book.

Do I need to be at home?

Not necessarily. If we only need the outside, we can agree that beforehand, but anything inside needs someone there to give access.

What happens after the survey?

You will get the report by email, with photographs and clear recommendations. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation.

Is the repair included in the leak investigation?

This service finds and reports the cause, and the repair is separate. With the report, a roofer knows exactly where to look.

Does the report include photographs?

Yes. Photos are taken throughout the survey, and the report uses them to show each finding.

How many surveys have you done?

Over 5,000 surveys so far, over more than 20 years.

Leaks and storm damage in Charing Cross

Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. If your home in Charing Cross is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Knowing the roof type helps narrow down where water may be getting in. With Benjamin Franklin House about 0.1 miles east, Charing Cross sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.

Take an older house close to St Martin-in-the-Fields: water on an older roof tends to find its way in at the lead, the valleys or the chimney. If you let a flat or house near London Charing Cross station, tracing a leak quickly matters when a tenant is living with it. For site and facilities teams at buildings like Soho Parish CofE Primary School, a leak through a large roof is often found some distance from where the water shows inside.

DIY checks: what’s safe

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
