Independent roof leak investigations in Adelphi

Roof leak investigation in Adelphi: what you get

Most roof leaks start at a joint rather than the middle of a slope. Common entry points include chimney and wall flashings, valleys, parapet and box gutters, and the upstands and outlets on flat roofs. Each of these is checked in turn and we follow where the evidence leads. Every chimney, dormer and roof light adds more joints to check. Each one is checked from wherever it is safe to see it. Typical surveys look at ceiling stains that grow after rain and wet patches high on an inside wall, on slate and tile slopes, rooflights and dormers and the roof space.

In converted houses and blocks across London, water from a roof can run a long way before it shows on a ceiling, sometimes in a different flat from the one below the defect. Tracing it back matters, both for dealing with the cause and for any insurance claim. In Adelphi, we inspect what we can reach safely and are given access to. It is useful to know when the water appears and in what weather.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Why it’s worth a survey now in Adelphi

Water and electrics don’t mix. Keep away from any fitting that water is reaching and have an electrician check it. Finding where the water is getting in should follow right away. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. Knowing what’s needed early gives you time to plan it calmly.

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

What you get with us

  • Weekday and weekend surveys
  • More than 20 years surveying roofs
  • Packages from £150, inc. VAT
  • Plain-English reports with photos

Surveys for landlords and agents in Adelphi

Landlords and agents in Adelphi book surveys as well as householders. A written report with photographs gives you a clear record of the leaking roof.

Shared roofs need a little more planning: we need access agreed with whoever owns or manages the building. Let us know about it when you book and we will plan the survey around it.

Honest limits

No survey can tell you everything, and we’d rather be clear about that before booking. Keep these in mind:

  • An intermittent leak that shows no trace on the day
  • Defects hidden under coverings or inside walls without opening up
  • The repair itself (the investigation finds and reports the cause)

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we will tell you before booking. What our survey covers.

What this survey covers

  • Valleys and parapet gutters
  • Slate and tile slopes
  • Chimney stacks
  • The roof space
  • Flat roof details
  • Rooflights and dormers
  • Lead flashings

When to book a survey in Adelphi

Some water in the loft isn’t rain at all. Warm, moist air from the house rises into a cold roof space and condenses, particularly in lofts with blocked eaves. Wet nail tips and damp underlay over a wide area are classic signs.

Problems we come across often include:

  • Leaks below a flat extension roof
  • Leaks at a dormer or roof window
  • Ceiling stains that grow after rain
  • Water dripping from rafters or underlay

Homes near green spaces like Victoria Embankment Gardens can get more leaves in their gutters in autumn.

What to check before booking

  • Are they insured for the work?
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Whether VAT is added on top
  • How soon the report will arrive

What’s in a roof survey

How the survey works

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. Then the inspection itself takes roughly 1–2 hours at most homes, though large, tall or awkward roofs take more time. In Adelphi, as in much of London, plenty of properties are flats or terraces without side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. Mention any building rules, key holders or managing agents when you book.

  1. You tell us where the water shows and when it appears.
  2. The visit starts indoors, at the stain and in the loft.
  3. Outside, we check every likely route in.
  4. We use moisture detection, and thermal imaging where it’s useful.
  5. Your report sets out where the water is most likely getting in, with photos and recommendations.

How to prepare

  • Check the loft hatch can be reached
  • Jot down any questions you want answered
  • Dig out any old roof reports or invoices

Practical tips

A little preparation and a few simple habits help, both for the survey and for the roof itself. Our tips:

  • Keep a photo record of the damp patch
  • Have an electrician check any wet fittings
  • Put a bucket under the drip and move valuables
  • Check whether pipes or tanks run near the stain

We email the report to you. It explains the likely entry point, the route the water takes and our recommendations. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day.

Check the loft after heavy rain, with care and a good torch. Watch for water marks, wet underlay and damp wood. Photograph anything new.

Adelphi roofs and the weather

Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Each of these roof types has its own typical places for water to get in. About 0.2 miles south-west lies Benjamin Franklin House, a reminder of how long the area around Adelphi has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.

If you look after a shop, office or commercial unit, for example near Gabriel's Wharf, a quick answer on where water is coming in keeps a business running. Take a building like St Clement Danes CofE Primary School: water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot.

Adelphi questions

Is parking a problem for a survey in Adelphi?

It rarely stops a survey, but it’s worth planning. Let us know the parking rules on your street and we will work around them.

Do you cover Adelphi?

Yes, Adelphi is one of the places we work. The survey and report are the same in Adelphi as anywhere else.

Can you give me structural calculations?

No. We are roof surveyors, not structural engineers, and it doesn’t include calculations. If we see signs that need an engineer’s opinion, we will recommend one.

Can you trace a leak in dry weather?

In most cases, yes. Damp materials can be found without rain. For leaks that only happen in certain storms, we report the most likely routes.

Can you always find the source?

Not always, and we’ll be honest about that. Some leaks hide well, especially those that need wind-driven rain. If we can’t be sure, the report ranks the possible sources.

Do I need to be at home?

Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

Can you inspect my roof with a drone?

Yes, where it’s applicable. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We’re a CAA-registered drone operator.
