Adelphi: your questions answered

Is my home in Adelphi listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

Can parking be tricky for a visit in Adelphi?

It depends on the street. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well, and a driveway is even better.

Will I get photos?

Yes, plenty. Each finding is shown in a picture where possible, which makes the report easy to follow.

Are you structural engineers?

No. We’re experienced roof surveyors, and visible signs such as sagging are noted, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.

Do you need to get into the loft?

Yes, where the survey calls for it and there is safe access. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

When is the best time for a gutter survey?

There is no wrong time. If you’ve already seen a gutter overflowing, it’s best not to wait as overflowing water can damage walls.

Do you carry professional indemnity insurance?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

Gutter survey in Adelphi

Damp on walls, water marks under a valley or streaks down the brickwork can frequently be traced to the gutters. Our gutter survey helps show whether the rainwater system is the cause, from what can safely be seen. If the evidence points elsewhere, like a flashing or the roof covering, we’ll say so. The next step is suggested too. If you are worried about sagging gutters and loose brackets and overflowing eaves gutters, a survey will tell you what’s going on, whatever the roof.

Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. For a house in Adelphi with this kind of roof, the hidden gutter is one of the first things to check.

Nothing in the report is left vague: where something needs attention, it says so plainly.

What we cannot see

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • What’s behind fascias and inside walls
  • Confirming asbestos in older rainwater goods
  • The inside of a downpipe along its whole length

If in doubt, phone 07833 053749 or send us an email and we’ll suggest the right survey. What our survey covers.

Gutter surveys around Adelphi

About 0.2 miles south-west lies Benjamin Franklin House, a reminder of how long the area around Adelphi has been built on. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years. Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. Behind many of their parapets sit butterfly roofs and valley gutters that can’t be seen from the pavement. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Anyone responsible for a site like St Clement Danes CofE Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If yours is one of the older homes in the streets near Savoy Chapel, old fixings, lead flashings and tall chimneys are typical of older roofs.

When to book a survey in Adelphi

Falling leaves are the most common cause of blocked gutters. Nearby trees drop leaves, twigs and seeds into gutters every autumn, and they collect at the outlets. A choked outlet soon means a full, overflowing gutter.

Problems we come across often include:

  • Gutters packed with leaves or moss
  • Gutters that have fallen out of line
  • Joints that drip after rain
  • Soffits marked by water

If you look after a shop, office or commercial unit, for example near Gabriel's Wharf, a roof report helps plan work around trading rather than after a leak.

Questions to ask before booking

  • How soon the report will arrive
  • Which parts of the roof they’ll actually see
  • Whether they hold professional indemnity and public liability insurance
  • What the survey won’t cover

For landlords and managing agents

An agent can book and manage the survey for a landlord, and the report can go to both. Access is agreed with the tenant in advance.

Landlords, agents and building managers in Adelphi and across Greater London can book any of our surveys. For a price for a let property or a block, phone 07833 053749 or use the contact form.

Why it is worth a survey now in Adelphi

Our report is a dated record of what we found, useful when you’re planning maintenance or getting work priced. Without one, it’s guesswork from ground level. In Adelphi, as across London, an overflowing gutter soaks the wall below. A blocked outlet ignored for a winter or two can mean damp walls inside.

Prices quoted always include VAT, and the written report is part of the package. Gutter survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

What happens on the day

We will ask a few questions first, about the roof’s history, any leaks and past repairs. Then the inspection itself takes roughly 1–2 hours for a house, though large, tall or awkward roofs take more time. From the street, a London terrace normally shows only its front slope or parapet, so a visit in Adelphi moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. If other people live in the building, tell us who can let us into the shared parts.

  1. First, you tell us what you’ve seen, like overflows or damp.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. Valley, parapet and box gutters are inspected as far as they can safely be seen.
  4. The loft space is checked for water marks if it’s safe to get into.
  5. You get a report with photos and recommendations.

Before the survey

  • Tell us about any leaks, stains or damp patches you know of
  • Unlock side gates and any roof access doors
  • Let us know about parking near the property
