About our landlord roof survey in Adelphi
Getting into every part of a building takes planning. The loft space and certain flats may need to be opened up for us and residents will need to be told beforehand. Your agent or you arrange access and we’ll say what we need when you book. Where we can’t get into part of the building, the report says so. If you’ve noticed failed flashings at walls and chimneys and ponding or splits on flat roofs, a survey will tell you what’s going on, whatever the roof.
London has a great many flats in converted houses and purpose-built blocks, where the roof is usually a shared part of the building. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters. A defect on a shared roof can reach more than one flat. A report gives everyone the same picture to plan from, with photographs.
What you get is a clear record of the let or shared roof on the day we saw it. It is useful straight away, and a good reference for later, for example when you want to check whether anything has changed.

Local roofs in Adelphi
Many homes in inner London are Victorian and Edwardian terraces, often with Welsh slate roofs. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Whichever you have, the details that tend to fail before the covering itself get the closest look. With Benjamin Franklin House about 0.2 miles south-west, Adelphi sits in an area with a long building history. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.
Shop and office owners around Gabriel's Wharf may find that knowing the roof’s condition lets you budget for work rather than pay for emergencies. For site and facilities teams at buildings like St Clement Danes CofE Primary School, large buildings have long gutter runs and big roofs that need checking like any other. If you live near a park such as Victoria Embankment Gardens, or anywhere with mature trees, autumn leaves can block gutters and valleys.
Adelphi is about 1 mile south-east of Marylebone, in Greater London. Adelphi gets the same service as everywhere else we work: a careful inspection, photographs and a written report. Adelphi is one of the places in Greater London where we work.
Every address in W1D, W1F and WC2H is covered for landlord roof surveys, from the main roads to the quietest streets. We also cover Covent Garden (1 mile north), Charing Cross (1 mile south-west), Aldwych (1 mile north-east), Seven Dials (1 mile north-west) and West End (1 mile north-west). Local landmarks in Adelphi
Locally, jobs take us to homes and businesses close to The BFI Reuben Library, St Andrew's and St John's Church of England Primary School and London Nautical School and the streets around them. Also close by are Victoria Embankment Gardens (within half a mile south) and The Theodore Bullfrog pub (under half a mile south-west). There is a railway station in Adelphi itself: London Charing Cross station. A little further out are London Museum and Institute of Natural History (within half a mile north-east) and Montfichet's Tower (1 mile east). For a walk, there’s St. James's Park Lake and Barnsbury Wood.
Before and after the survey
Most of what helps is simple and safe from ground level. Our suggestions:
- Have gutters and outlets cleared every year
- Give tenants a simple way to report leaks
- Keep past survey reports with the building’s records
- Do not wait for a leak to survey the roof
We do not advise on leases or who should pay. What we provide is an independent record of condition to help those discussions.
Deal with the high-priority defects quickly and schedule the others. Left alone, minor faults normally get worse.
FAQs for Adelphi
Is my home in Adelphi listed or in a conservation area?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Can parking be tricky for a visit in Adelphi?
London parking needs a little planning, so let us know about permits, bays or a driveway when you book. That way the visit can be planned around it.
How much time does the visit need?
It usually takes an hour or two for a single let house, with blocks of flats taking longer. We will give you an idea when you book.
Is the report suitable for a maintenance plan?
Yes. It shows what needs attention now and what can be planned for later so you can plan spending. It does not include repair cost estimates but it gives contractors a clear brief.
What insurance do you have?
Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.
Is this survey just for landlords?
Landlords, letting agents, managing agents and freeholders book it along with residents’ and RTM management companies. Leaseholders sometimes book it as well.
Do you work in Adelphi?
Yes. We carry out landlord roof surveys in Adelphi.
Why act early in Adelphi
Quotes from contractors set out the work they want to carry out. An independent survey tells you the roof’s condition first so you know what you’re asking contractors to price. In Adelphi, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: failed flashings and blocked valley gutters can send water into more than one home. Finding it early keeps the work smaller.
What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Landlord roof survey starts from £150, including VAT.

How the survey works
Every roof is different; as a rough guide, the survey takes roughly 1–2 hours for a single let house, with blocks of flats taking longer. If you have questions on the day, just ask. From the street, a London terrace normally shows only its front slope or parapet, so a visit in Adelphi moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. If other people live in the building, let us know who can let us into the shared parts.
- First, we confirm the roofs and areas to be surveyed.
- We confirm which flats and loft spaces we need to get into, and you arrange access.
- Each roof is checked as far as it can safely be seen, including from inside where possible.
- We photograph each defect and note how urgent it looks.
- You get a written condition report to help plan maintenance.
How to prepare
- Have keys ready for side gates, garages or roof access doors
- Agree roof access with the managing agent if it’s shared
- Let us know where we can park nearby

Related advice
Can I check my roof myself?
What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where it applies.
A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Rented homes, blocks and businesses
Letting agents can arrange access with tenants, at a time agreed beforehand. Surveys run on any day of the week, which can make access easier.
Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we will plan the visit with that in mind.
Honest limits
Before you book, it is worth knowing what a survey won’t do:
- Parts of the roof we cannot safely see or access
- A full building survey of every part of the property
- Confirming asbestos in older roof materials
Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we will tell you before booking. The full list of what we check.
