What this survey can’t tell you

No survey can tell you everything, and we’d rather be clear about that before you book. Keep these in mind:

  • Whether materials contain asbestos (a specialist asbestos surveyor’s job)
  • Who pays under the lease (that’s a legal question)
  • Walls, floors and services beyond the roof

If you’re not sure which survey you need, phone 07833 053749 or email us and we will give you a straight answer before booking. The full list of what we check.

Landlord roof survey in Charing Cross

We survey let and shared roofs in Charing Cross and across London and South East England. Time on site typically takes roughly 1–2 hours at a typical home, and more on a big or complicated roof. Everything is inspected as far as it can safely be seen, and by drone where it is applicable. You then get a written report with photographs. We survey gutters and downpipes, blocks of flats and flat roofs on blocks, and the problems we are asked to look at most are ceiling stains reported by tenants and gutters overflowing onto walls.

Victorian and Edwardian terraces are found right across London, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Slates can last a century or more, but the nails holding them corrode, and slates slip. Homes in Charing Cross are no exception. Shared chimney stacks and the lead around them are just as important to check.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Charing Cross: your questions answered

Is my home in Charing Cross listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is parking a problem for a survey in Charing Cross?

Typically it’s manageable with a little notice. Tell us what parking is available nearby, and the visit is planned around it.

Can you survey a shared roof?

Yes, if whoever owns or manages the building agrees access. We check the parts we are given access to, and the report makes that clear.

How long have you been surveying roofs?

We have been surveying roofs for over 20 years and have completed over 5,000 surveys across London and South East England.

Do I have to be there for the survey?

Someone needs to let us in if we are looking inside or in the loft. We will talk about access when you book.

Is a landlord roof survey the same as a full building survey?

No. Our survey covers the roof and its parts, not the whole property. It isn’t a RICS Level 2 or 3 survey or a structural engineer’s report.

Can you inspect my roof with a drone?

Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.

How the survey works

Photographs are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. Most surveys take roughly 1–2 hours for a single let house, with blocks of flats taking longer. In converted houses and mansion blocks, the loft hatch is frequently on a shared landing. Where that is the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.

  1. We agree the roofs to be surveyed and what you need the report for.
  2. You arrange access to the loft and any flats we need.
  3. Each roof is checked from safe vantage points and inside where possible.
  4. Every defect is photographed and its urgency noted where relevant.
  5. A written condition report follows to help you plan.

Practical tips

These tips come from what we see on roofs every week, before and after a survey:

  • Don’t store items over the loft hatch
  • Get legal advice on lease responsibilities
  • Don’t wait for a leak to survey the roof
  • Have gutters and outlets cleared every year

Many clients use the report as the basis for a maintenance plan. Urgent items can be dealt with first and the rest budgeted for later.

Keep gutters and outlets clear, especially on blocks with valleys or parapets. Blocked gutters are a common cause of leaks into top-floor flats.

Landlord roof surveys in Charing Cross: local notes

The wider area around Charing Cross has a long history of building, with Benjamin Franklin House about 0.1 miles east. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Whichever you have, the details that tend to fail before the covering itself get the closest look.

The streets around a church such as St Martin-in-the-Fields are often among the oldest in a place, and if yours is one of the older homes nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look. If you live near a park such as Victoria Embankment Gardens, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching. Landlords with a home close to London Charing Cross station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Can I check my roof myself?

A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

What we look for on each type of roof

Pitched roofs on houses and blocks

On older pitched roofs, the fixings and underlay frequently fail before good slates or tiles. The report records it.

Flat roofs on blocks and rear additions

Flat roof outlets frequently clog, and standing water follows. They’re checked during the survey.

Why act early in Charing Cross

A contractor’s quote tells you what they propose to do. An independent survey tells you the roof’s condition first, so you can compare quotes on the same basis. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. That’s a good reason to find problems early, while there is time to plan.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We will give you the figure before anything is booked.
