Before and after the survey

Small things make a difference. Our tips:

  • Act on high-priority defects quickly
  • Keep the loft hatch clear and reachable
  • Ask residents to report damp straight away
  • Ask your managing agent about lease terms

Questions about who pays under the lease are for your managing agent or a solicitor. Our report sets out the roof’s condition to help those discussions.

Regular roof checks beat waiting for a leak. A survey every few years suits many let and shared buildings, alongside yearly gutter clearing.

Landlord roof surveys for homes and businesses in Stockwell

Managing agents and freeholders use our reports to plan maintenance and budgets. It shows what needs attention now and what can be planned for later based on what can be seen. It does not include repair cost estimates but contractors can price from it. Urgent defects are flagged clearly, so you can act on them first and plan the rest over the coming years. If you’ve noticed standing water on a flat roof and leaks into upper flats, a survey will tell you what’s going on, whatever the roof.

Much of London’s housing is flats, in converted houses or purpose-built blocks, where the roof is usually a shared part of the building. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters, in Stockwell as anywhere. A defect on a shared roof can reach more than one flat. With a written report and photographs, everyone can plan from the same facts.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

The survey, step by step

Before we start, let us know why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. Most visits take an hour or two at most homes; commercial roofs usually need 3–4 hours. For a visit in Stockwell, parking and access are the things to plan: let us know about parking, the floor the property is on, any shared entrance and loft access. On the day, the roof is looked at from ground level, from windows, from inside the loft space and from the roof where it’s safe.

  1. We agree which roofs and which parts of the building are included.
  2. We confirm which flats and loft spaces we need to get into, and you arrange access.
  3. Each roof is checked as far as it can be seen safely, including from inside where possible.
  4. Defects are photographed and their urgency noted.
  5. The report sets out condition and recommendations to help you plan.

Before the survey

  • Make sure we can get to the back of the property
  • If you are buying, check with the agent that we can get in
  • Mention any parking restrictions on your street

Stockwell questions

Will parking be an issue for a roof survey in Stockwell?

London parking needs a little planning, so let us know about permits, bays or a driveway when booking. That way the visit can be planned around it.

Is my home in Stockwell listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Who do you carry out landlord roof surveys for?

We work for landlords, letting agents, managing agents and freeholders along with residents’ and RTM management companies. Leaseholders sometimes book it as well.

Will you inspect a roof that several owners share?

Yes. We survey what we can access and see safely. The report records what couldn’t be seen in the report.

Do you use drones?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

How much is a landlord roof survey?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Larger buildings are priced to suit, so phone 07833 053749 or send us an email for a price.

Does the report help with maintenance planning?

Yes. It shows what needs attention now and what can be planned for later so you can plan spending. It doesn’t include repair cost estimates but it gives contractors a clear brief.

Can I check my roof myself?

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Different roofs, different checks

Gutters and downpipes

Hidden gutters on larger buildings can send water indoors. We give them close attention.

Shared chimney stacks

Chimneys often let water in at the flashings. We record anything visible.

Leave it or get it looked at?

Budgets work best when they’re based on the roof’s actual condition. A survey shows what needs attention now and what can be planned for later, so spending can be spread sensibly. Many older London roofs have only old felt under the slates, or no underlay at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left unchecked, water soaks into timber and plaster and the damage spreads.

The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 inc. VAT. We can help you choose the package that fits what you need to know.

Prices for landlord roof surveys in Stockwell

Every roof is different, so prices are confirmed before you book. These are the things that affect it:

  • Whether you choose the Basic, Standard or Premium Survey
  • How many separate roofs there are, such as extensions, dormers and garages
  • Roof area
  • Building height and the viewpoints available

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You will know the figure before booking.

What to tell us when you get in touch

If you can, have these to hand when you get in touch:

  • Pictures of the roof from a safe spot, if you have them
  • Anything about access we should know
  • The address and postcode of the property
  • The reason for the survey, like buying, a leak or storm damage

If you are buying, it is useful to book soon after your offer is accepted, so there is time to use the report before exchange. Otherwise, simply phone 07833 053749 or use the contact form whenever suits you.

Roofs, chimneys and gutters in Stockwell

Many homes in inner London are Victorian and Edwardian terraces, often with Welsh slate roofs. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. The wider area around Stockwell has a long history of building, with Carlyle's House about 2.4 miles north-west. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

If you look after a building like St Andrew's Church of England Primary School, large buildings have long gutter runs and big roofs that need checking like any other. If you let a flat or house near Brixton station, a roof report helps you deal with small faults before they turn into a call from a tenant. Take an older house close to St. Andrew's: old fixings, lead flashings and tall chimneys are typical of older roofs.
