Landlord roof survey in Brixton: what you get
Our landlord and block roof surveys cover Brixton and the rest of London and the South East. A visit typically takes roughly 1–2 hours for a single let house, with blocks of flats taking longer. Everything is inspected as far as it can safely be seen including by drone where it applies. You then get a photo-illustrated written report. If you are worried about loose ridge or hip tiles and ceiling stains reported by tenants, we can find out what’s behind it, whatever the roof.
Victorian and Edwardian terraces are found right across London, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Good slates can last over a hundred years, yet the nails frequently give out first and let slates slip. In Brixton, as across London, that is why a roof needs a careful look rather than a glance from the street. Lead flashings and shared chimney stacks on these houses need a proper look too.
Findings are set out part by part, from the main slopes down to the gutters and outlets. It records what’s sound as well as what is not.

Questions from Brixton
Will parking be an issue for a roof survey in Brixton?
London parking needs a little planning, so let us know about permits, bays or a driveway when booking. That way the visit can be planned around it.
Is my home in Brixton listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.
Do you survey roofs on blocks of flats?
Yes. A shared roof needs access agreed first, with the building owner or managing agent. Mention it when you contact us and we’ll explain what’s needed.
Do you carry professional indemnity insurance?
Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.
Do you need access to all the flats?
That depends on the layout. We may need the loft space and some or all of the top-floor flats, and you or your agent arrange access. We tell you what’s needed as you book.
Do I need to be at home?
Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you when booking.
Is the report suitable for a maintenance plan?
Yes, that’s one of the main reasons clients book. A repeat survey later shows how the roof has changed to keep your plan up to date.
How the survey works
Once we’ve finished looking, we write up our findings in a report with photographs, sent to you by email. On timing, most surveys take about one to two hours for most houses, and about three to four hours for a commercial roof. In Brixton, as in much of London, lots of properties are flats or terraces without side access, so the back of the roof is frequently seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, let us know as you book.
- You tell us about the building, its roofs and any known leaks.
- We confirm the access we will need.
- We check coverings, flashings, gutters and chimneys where they can be seen.
- The report records areas we couldn’t access.
- Findings and recommendations are set out with photographs.
Before the survey
- Clear the way to the loft hatch
- Point out any leaks or damp patches
- Have any paperwork from past roof work to hand

Do you need a landlord roof survey in Brixton?
Many blocks and converted houses have several roof types. They all age at different rates and the smaller roofs are easy to forget.
We are frequently asked to look at:
- Choked outlets and gutters
- Failed flashings at walls and chimneys
- Worn ridges, hips and verges
- Splits and blisters in flat roof coverings
Take an older house close to Trinity Congregational Church: its roof may have old fixings, lead flashings and chimneys that need a closer look.
Choosing a roof surveyor
- How much experience they have with roofs like yours
- When you’ll get the report
- Whether the loft space is looked at, where there is one
- Do they have a CAA Flyer ID and Operator ID for drone work?
Local roofs in Brixton
Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Knowing the covering helps explain which parts of a roof are likely to need work first. The wider area around Brixton has a long history of building, with Kingswood House about 2.4 miles south-east. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.
If you own a rental within reach of Brixton station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. If you look after a building such as Sudbourne Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

What a landlord roof survey doesn’t cover
Without opening up the roof, some things stay hidden, so a survey has limits:
- Areas behind locked flats or blocked hatches
- The structure in the way a structural engineer would assess it
- Responsibility under a lease

Tips that help
You don’t need to be a roofer to help. Here’s what helps most:
- Ask your managing agent about lease terms
- Survey the roof on a regular cycle
- Deal with urgent items first
- Do not store items over the loft hatch
The report can feed straight into a maintenance plan. Urgent items can be dealt with first and plan the rest over time.
Have the roof looked at regularly, not just when it leaks. Many landlords and agents survey their roofs on a rolling basis with gutters cleared every year.
Why get it checked now?
Defects caught early can often be dealt with as planned work. Waiting for a leak can mean damage to ceilings, decorations and tenants’ belongings, plus urgent call-outs. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. By the time a ceiling stains, the timbers underneath may have been wet for a while.
