Roof leak investigations in Brixton

How it works

We don’t take risks to get a closer look. We inspect what can safely be seen, and anything we cannot see is noted in the report. Most visits take roughly 1–2 hours for most homes, though a hard-to-trace leak can take longer. Surveys in Brixton can be booked for any day of the week. It helps if you can point us to a visitor permit or a nearby bay, and to clear a path to the loft hatch. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.

  1. We help you choose the package that suits the leak.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We inspect inside and out, starting from the stain.
  4. Where it is useful and included, we take moisture readings and use thermal imaging.
  5. You get photos, the likely cause and clear recommendations.

Advice

How a roof leak investigation works in Brixton

Our roof leak investigations cover Brixton and the wider South East. Surveys are carried out on weekdays and at weekends. The investigation covers inside and out, from the stain to the likely entry points. You get a photo-illustrated written report and recommendations. If it is leaking right now, contain the water and keep it clear of electrics, then phone 07833 053749 or send us an email to arrange a visit. We survey valleys and parapet gutters, slate and tile slopes and flat roof details, and people most often book us about staining where a gutter or parapet meets the wall and water coming in around a roof light or dormer.

Water getting into a London home often comes from a detail you cannot see from the street: the valley gutter in a butterfly roof, a parapet gutter, a chimney flashing or the flat roof over a rear extension. Whether you’re tracing a leak or recording storm damage in Brixton, those are among the first places to look. Water from a hidden gutter can run along joists and show up a room or two away.

We write the report in plain English, so it makes sense without any roofing background. Each point is backed by a photo where possible, with the urgent items made clear.

Before and after the survey

You don’t need to be a roofer to help. What helps most:

  • Protect furniture and flooring under the leak
  • Have an electrician check any wet fittings
  • Record whether it leaks in every downpour or only some
  • Tell us if there are tanks or pipes in the loft

Any roofer you ask to quote can work from the report. The photos show the defects and where they are, so the repair is aimed at the cause.

Have leaves and moss cleared from gutters, valleys and outlets, particularly in autumn. Many leaks start with a blocked outlet. Use a professional rather than climbing up yourself.

DIY checks: what’s safe

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

How the survey changes by roof type

Flat roof upstands and outlets

Each flat roof relies on its outlets to drain. A blocked outlet leaves water standing, which tests every joint. We check outlets and the covering around them.

Lead flashings

Mortar fillets are sometimes used instead of lead. They crack as the roof and wall move, and water runs down behind them.

Brixton questions

Will parking be an issue for a roof survey in Brixton?

In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available when booking.

Do you cover Brixton?

We do. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

I live in a flat. Can you survey the roof?

Yes, once whoever controls the roof agrees access. We check the parts we’re given access to.

Is this a RICS survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

Will you fly a drone over my roof?

Yes, where it’s applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

Do you use thermal imaging to find leaks?

Thermal imaging is used where it’s useful, and it is part of the Premium Survey. It picks up temperature patterns rather than water, so we confirm its findings with moisture readings.

Will you photograph what you find?

Yes. We photograph the roof as we go, and the report uses them to show each finding.

What we’re asked to look at in Brixton

A chimney stack has a good many places for rain to get in. Eroded pointing, cracked flaunching, failed flashings and open pots can all be responsible. The damp may appear on a chimney breast, a ceiling or in the loft.

Look out for signs like these:

  • Leaks at a dormer or roof window
  • Ceiling stains that grow after rain
  • Drips in the loft during heavy rain
  • Damp patches next to the stack

For businesses in and around places such as Southside Wandsworth, a leak can close part of a shop or office, so finding the cause quickly matters.

What to check before booking

  • Will the report include photos?
  • Are they insured for the work?
  • Whether the price includes VAT
  • How much experience they have with roofs like yours

What to expect from a roof survey

Roof leak investigations around Brixton

Kingswood House, about 2.4 miles south-east, is one of the historic houses in the wider area around Brixton. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. Behind many of their parapets sit butterfly roofs and valley gutters that cannot be seen from the pavement. If your home in Brixton is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Different coverings let water in at different points, which shapes where the search starts.

Trees in and around Max Roach Park shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall. If you let a flat or house near Brixton station, a tenant living with a leak needs the cause found, not just the stain painted over.

Honest limits

A survey is a careful look at the leaking roof, but it can’t do everything. The main limits are:

  • Structural calculations (that’s a structural engineer’s job)
  • Faults hidden behind ceilings or boarding
  • Carrying out the fix
