About our roof survey in Stockwell
Our roof survey gives you a clear picture of your roof’s condition. We look at the coverings, the ridges and hips, the valleys and flashings, the chimneys and the gutters, and the loft space where there’s safe access. You get a photo-illustrated written report and recommendations. Where it helps, we say which items are urgent and which can wait. We survey the roof space, lead flashings and clay and concrete tiles, and the problems we’re asked to look at most are flashings that have come away from the wall and ridge tiles that have lifted or moved.
London has Victorian and Edwardian terraces in almost every borough, often with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Good slates can last over a hundred years, yet the nails often give out first and let slates slip. In Stockwell, as across London, that’s why a roof needs a proper look rather than a glance from the street. Lead flashings and shared chimney stacks on these houses need a proper look too.
The report records the roof as we found it on the day. It is useful right away, and a good reference for later, such as when you want to compare after future work.

What happens if roof problems are left?
A small roof defect typically gets bigger. A single gap lets water onto the timbers underneath, and damp timber slowly weakens. Finding it early keeps the work smaller. Many older London roofs have only old felt under the slates, or no underlay at all, so a slipped slate can soon mean water inside. Left unchecked, water soaks into timber and plaster and the damage spreads.
Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You’ll know the figure before booking.

What this survey cannot tell you
A survey is a close look at the roof, but it cannot do everything. The main limits are:
- Walls, floors and services below the roof
- Defects hidden under coverings or inside walls without opening up
- Asbestos testing of any kind
If you’re not sure which survey you need, ring 07833 053749 or drop us an email and we will give you a straight answer before booking. What our survey covers.
What this survey covers
- Flat roofs
- Ridges, hips and valleys
- Clay and concrete tiles
- Chimney stacks
- The roof space
- Natural slate
- Lead flashings
What happens on the day
We will ask a few questions first, such as when any problem began and what work has been done before. Then the inspection itself takes between one and two hours for most homes, depending on how many separate roofs there are. Many London properties are flats or terraces with no side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents when you book.
- You tell us the address, the type of roof and what’s worrying you.
- A visit is booked for a weekday, Saturday or Sunday.
- Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
- We then look in the loft for damp, staining and the condition of the underlay.
- You receive the report with photos and recommendations, prioritised by urgency.
How to prepare

- Let us know about any leaks, stains or damp patches you know of

Roof surveys in Stockwell: local notes
With Carlyle's House about 2.4 miles north-west, Stockwell sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
If yours is one of the older homes in the streets near St. Andrew's, old fixings, lead flashings and tall chimneys are typical of older roofs. Landlords with a home close to Brixton station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Shop and office owners around Gabriel's Wharf may find that a written record of the roof’s condition helps you plan maintenance rather than react to leaks.

Stockwell questions
Is drone flying allowed in Stockwell?
The answer turns on the exact location and the conditions on the day. The flight restriction zone around London Heliport in Battersea comes within about 1 mile of Stockwell. The exact boundary is checked for each address before any flight, and a roof inside it needs permission before we fly. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. A small drone can’t fly safely in strong wind or heavy rain.
Can a landlord with a rental near Brixton station book a roof survey?
Yes, letting agents and landlords book with us as well as owners. Just call 07833 053749 or send us an email and let us know about the building, including who will give access on the day.
When will the report arrive?
Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Photos are included.
Do you carry professional indemnity insurance?
Every survey is covered by professional indemnity and public liability insurance.
Do you look in the loft space?
Usually, if there is one and it can be reached safely. The roof space can show things the outside can’t, such as damp timbers, staining or daylight.
Does the weather affect the survey?
A survey can usually go ahead in light rain. Strong wind or heavy rain can stop drone flights and make roof access unsafe, so we’ll agree a new date if the weather is not suitable.
I live in a flat. Can you survey the roof?
Yes. Shared roofs just need a little more planning. Mention it when you contact us and we’ll plan the survey around it.
Before and after the survey
A little preparation and a few simple habits help, both for the survey and for the roof itself. Some pointers:
- Mention any damp patches when booking
- Watch for slipped slates after bad weather
- Have details of recent roof work to hand
- Ask about a flat roof on an extension or garage too
We email the report to you, with photos of what we found. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Each finding is set out in plain English, with recommendations.
Keep gutters, valleys and outlets clear of leaves and moss, ideally after the leaves have fallen. Use a gutter contractor rather than climbing a ladder yourself. Clear gutters prevent a lot of damp.
For landlords and managing agents
Businesses and commercial landlords can book us too. Larger roofs take longer, so they’re priced to suit.
A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.
Checking the roof from ground level
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we look at the roof.
