Landlord roof survey in Little Portugal: what you get
Getting into every part of a building takes planning. The roof space and certain flats may need to be opened up for us, so tenants or leaseholders need notice. You or your agent arrange access and we will say what we need when booking. Where we cannot get into part of the building, the report says so. Typical surveys look at splits and blisters in flat roof coverings and choked outlets and gutters, on shared roofs, flat roofs on blocks and converted houses.
London has Victorian and Edwardian terraces in almost every borough, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Good slates can last over a hundred years, yet the nails often give out first and let slates slip. In Little Portugal, as across London, that is why a roof needs a close look rather than a glance from the street. Lead flashings and shared chimney stacks on these houses need a proper look too.
Nothing in the report is left vague: where something needs attention, it says so plainly, and where it can wait, that’s said too.

Leave it or get it looked at?
Budgets work best when they’re based on the roof’s actual condition. A survey shows what needs attention now and what can be planned for later, so spending can be spread sensibly. Blocked gutters and hoppers on London houses overflow and soak brickwork, which can lead to damp inside. A blocked outlet ignored for a winter or two can mean damp walls inside.
The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, with VAT included. We’ll tell you which package suits the questions you have.

What we look for on each type of roof
Shared chimney stacks
Shared stacks need everyone involved to agree work, so a clear record helps.
Party-wall upstands and parapets
On terraces, walls rise between neighbouring roofs. Their flashings and pointing can let water in.
Common roof problems in Little Portugal
Many let properties sit under roofs that have seen decades of weather. Nails, battens, flashings and underlay frequently fail before good slates or tiles, and a survey helps show where that is happening.
Signs worth acting on include:
- Leaking joints at party walls
- Worn ridges, hips and verges
- Damp or stains in top-floor flats
- Standing water on a flat roof
If you let a flat or house near Wandsworth Road station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Checking the roof from ground level
Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.
You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

Common questions in Little Portugal
How do I find out if my home in Little Portugal is listed?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
I let a flat near Wandsworth Road station. Can you check the roof?
Of course. We just need to know who will give access, and we can send the report to you or your agent.
Do you survey roofs shared between flats?
Yes. We survey what we can access and see safely. Areas we couldn’t see are noted as well as what could.
Do you look in the roof space?
Where it’s relevant to the survey and there’s safe access, yes. A clear path to the hatch helps.
Does the report help with maintenance planning?
Yes, many agents and freeholders use it that way. Surveying again later shows what has changed to keep your plan up to date.
I live in a flat. Can you survey the roof?
Yes, as long as access is agreed. Roofs over flats are frequently shared, so we need permission from the freeholder or managing agent. We inspect only the parts we are allowed to reach.
Does this replace a RICS home survey?
No. Our survey looks at the roof, not the whole building. If you need a full building survey, you’ll need a RICS survey as well.
Roofs, chimneys and gutters in Little Portugal
With Buckingham Palace about 2 miles north-west, Little Portugal sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Knowing the covering helps explain which parts of a roof are likely to need work first.
Living close to Larkhall Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching. Anyone responsible for a site like Platanos College will know that large buildings have long gutter runs and big roofs that need checking like any other.

How it works
We check the roof from outside and, where it is relevant and there is safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit normally takes about 1–2 hours for most houses, or half a day or so for a commercial building. From the street, a London terrace normally shows only its front slope or parapet, so in Little Portugal we work round the house, using the street, the windows, the loft and any safe vantage point behind it. Shared stairs or a basement flat? Tell us who holds the keys.
- First, we confirm the scope and the purpose of the report.
- You arrange access to the loft and any flats we need.
- We inspect each roof as far as it can safely be seen.
- We photograph defects and note how urgent they look.
- You get a written report to plan maintenance and budgets.
Preparing for the visit
- Move anything stored under the loft hatch
- Let us know about parking near the property
- Tell us about any leaks, stains or damp patches you know of

When you need someone else
In fairness, a roof survey has limits:
- Parts of the roof we cannot safely see or access
- Legal advice on leases or service charges
- A full building survey of every part of the property
If in doubt, ring 07833 053749 or use the contact form and we’ll recommend the right survey. What a survey covers and does not.
