About our flat roof survey in Little Portugal
Flat roofs deal with rain in a very different way from pitched ones. Water lies on the surface for longer, so a small split or a blocked outlet can soon lead to a leak. We check the surface, the falls, the upstands and the edge trims, and we note any sign that the deck below has got wet. That way, defects are found before they reach the room below. We survey EPDM rubber, GRP fibreglass and upstands and outlets, and people most often book us about outlets that hold water back and water getting in at rooflights.
Commercial and residential blocks across London often have big flat roofs with plant, rooflights and access walkways. Every penetration and upstand is a place where a membrane can fail. For a building in Little Portugal, access is agreed with whoever manages the roof ahead of the visit. Rooflights, plant supports and pipe entries are common places for a membrane to fail.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

The survey, step by step
On the day, we start by asking what you’ve noticed and what you need to know. We then inspect everything that can safely be seen, from ground level, from windows, in the roof space and by drone where it applies. The survey normally takes roughly 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. In Little Portugal, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay, and to clear a path to the loft hatch. Upstairs rooms at the back are useful too, as they frequently give the best view of a rear addition.
- We agree the roof to be surveyed, its use and any leaks you know about.
- The roof is viewed from safe positions, including the roof itself where that is safe.
- The covering is checked for wear, splits, blisters and standing water.
- Upstands, outlets, edge trims and rooflights are checked and photographed.
- The report, with photos and recommendations, comes to you by email.
Preparing for the visit
- Agree roof access with the managing agent if it is shared
- If it isn’t your property yet, arrange access through the agent
- Point out any leaks or damp patches
Book a survey
Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. For any other survey, just phone 07833 053749 or email us when you are ready.

Why act early in Little Portugal
A small split in a flat roof is normally a modest job when it’s found early. Left alone, water can soak the insulation and the deck, and the job grows. Surveying it now tells you where you stand. Blocked gutters and hoppers on London houses overflow and soak brickwork. A small blockage left for a few winters becomes a damp problem.
Prices start from £150, with VAT included, for a Basic Survey. Standard is from £250 and Premium from £400. We confirm the price for the job before you book.

Flat roof surveys in Little Portugal: local notes
Within a mile and a half or so of Little Portugal there are several hotels, and hotels, like offices and blocks of flats, often have flat roofs. If you look after one, a leak through a flat roof can put a room out of use. About 2 miles north-west lies Buckingham Palace, a reminder of how long the area around Little Portugal has been built on. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.
For landlords with property near Wandsworth Road station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies. For businesses in and around places such as Gabriel's Wharf, the flat roofs over shops and commercial units are worth checking before a leak, not after.

When to book a survey in Little Portugal
The details are frequently where a flat roof lets go first. Upstands, edge trims, outlets and the kerbs around rooflights move and weather differently from the rest of the roof. If they were rushed when the roof was laid, they’re frequently the first things to fail.
These are some of the problems a survey can pick up:
- Cracked or split membrane
- A sagging deck under the covering
- Leaks around rooflights
- Standing water left after rain
If you look after a building like Platanos College, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.

Little Portugal questions
Can parking be tricky for a visit in Little Portugal?
It depends on the street. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well.
Does a conservation area affect roof work in Little Portugal?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Do you survey commercial flat roofs?
Yes. Commercial and residential flat roofs are both covered. A commercial roof usually takes about 3 to 4 hours on site, longer if it’s large or complex, with larger roofs quoted on their size.
Can you survey a shared roof?
Yes, if the building owner or managing agent agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.
When does the report arrive?
That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.
How long will you be at the property?
That depends on the size and shape of the roof; most visits take between one and two hours for a small flat roof at home, and longer for a large commercial one. The written report follows by email.
Does the report include photos?
Yes, every report has them. Each finding is shown in a picture where possible, which makes the report easy to follow.
Useful tips for Little Portugal property owners
A survey works best with a little help from you, before and after. Some tips:
- Plan a survey before the covering reaches the end of its usual life
- Never stand on rooflights or fragile sheeting
- Check from a window for ponding after heavy rain
- Make sure new fixings through the roof are properly sealed
Questions about the findings are always welcome. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation, so you can talk the findings through.
Clear leaves and silt from outlets and gutters, above all in autumn. A flat roof that drains well wears much more slowly.
What we look for on each type of roof
Mastic asphalt
Older asphalt can become brittle and crack as the roof moves. We note where this is happening and how widespread it looks.
GRP fibreglass
A well-laid GRP roof often lasts up to about 30 years. Cracking where boards meet or where the deck moves is a common early sign of trouble.
