New roof snagging in Little Portugal
Building work can leave a mess behind. We look for broken tiles, offcuts and nails left in gutters and on lower roofs along with any damage to other parts of the property. It is all recorded with photos. Gutters full of offcuts can overflow in the next heavy rain and damage to lower roofs can let water through. Finding these early makes them easier to raise. If you are worried about loose or badly finished ridge tiles and untidy or loose verge details, a survey will tell you what’s going on.
London’s housing runs from Victorian and Edwardian terraces to interwar semis, post-war estates and new blocks of flats, so a property in Little Portugal might be any of these. Whether you’re buying or have just had a roof replaced, the details that cause trouble depend on the age of the building. Slates, hidden valley gutters, parapets and flat roofs over back additions all need checking in their own way.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

When to book a survey in Little Portugal
Flashings at walls and chimneys frequently need attention. If they’re poorly dressed or fixed, water can get in at the first heavy rain.
It’s worth booking a survey if you’ve seen:
- Missing or blocked roof ventilation
- Flashings not properly dressed or fixed
- Loose or badly finished ridge tiles
- Underlay at the eaves left exposed
Controlled parking zones are common in London, so mention any permit rules for Little Portugal, along with any off-street space.

Little Portugal questions
Does a conservation area affect roof work in Little Portugal?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.
Is Little Portugal in the area you cover?
Yes, Little Portugal is one of the places we work. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.
Do you look in the loft space?
If the survey needs it and the roof space can be reached safely, yes. Please clear anything stored under the hatch.
How long have you been surveying roofs?
We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys.
Do you survey on Saturdays and Sundays?
Visits run seven days a week in the daytime, which suits people who work during the week. Let us know your preferred days as you book.
Can you survey in bad weather?
Light rain doesn’t normally stop a survey. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we’ll agree a new date if the weather isn’t suitable.
What does a new roof inspection include?
Coverings, ridges, verges, hips, valleys and flashings are all checked, along with ventilation, gutters and the underlay at the eaves. We also look for debris left behind and damage to other parts.
How we price new roof snagging
Prices always include VAT. What changes the price is:
- Whether you choose the Basic, Standard or Premium Survey
- Chimneys, valleys, parapets and other details
- The number of roofs, including extensions and garages
- Building height and the viewpoints available
We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT. The price for your roof depends on its size, access and what you need to know.
What to let us know when you get in touch
If you can, have these to hand when you contact us:
- Where the property is, with the postcode
- What kind of property and roof it is
- Where water is showing inside, if it is
- Any photos you have, taken from ground level or a window
Unsure which package suits your roof? The easiest way is to call 07833 053749 or drop us an email and describe the roof and why you want it surveyed. We will talk you through the options and what they cost.
Tips from our surveys
Some practical points come up on survey after survey. They apply to most roofs:
- File all paperwork for the new roof
- Walk round the house to look for knock-on damage
- Book snagging before the final payment
- Look for new stains after a downpour
After the snags are sorted, watch the roof in the next heavy rain. Raise any new signs of water with your roofer promptly.
File the contract, invoices and warranty papers in one place. The report belongs with them.
How the survey changes by roof type
Valleys
Valleys carry a lot of water, so the detailing matters. The lining and the cut coverings along it are checked.
Ridges, hips and verges
The top and edges of a roof are the most exposed. Bedding, dry-fix pieces and fixings are checked where visible.
Buying a home or a new roof in Little Portugal
Many homes in inner London are Victorian and Edwardian terraces, often with Welsh slate roofs. Behind many of their parapets sit butterfly roofs and valley gutters that cannot be seen from the pavement. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. The covering on a house you’re buying, or on a roof just finished, tells us where to look hardest. With Buckingham Palace about 2 miles north-west, Little Portugal sits in an area with a long building history. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.
For an older house near a landmark such as St Stephen's Church, the roof’s history matters as much as its looks, and a survey brings the past repairs to light. If you own a rental within reach of Wandsworth Road station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

Why act early in Little Portugal
Leaving debris in gutters can cause overflows that soak walls. Spotting it now saves chasing damp later. London’s older roofs often have bitumen felt underlay or none at all, so a slipped slate can soon mean water inside. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.
New roof snagging starts from £150, including VAT. The final price depends on how big and how high the roof is, access and which survey you book.

How it works
The visit has one job: to look at the new roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It usually takes between one and two hours for most houses, and longer for a large or complex roof. In converted houses and mansion blocks, the loft hatch is often on a shared landing. If that applies to your building, it helps to agree access with the neighbours or the managing agent first. Otherwise, the visit in Little Portugal runs like any other.
- We start with what the roofer did and when they finished.
- We check the coverings, ridges, hips and verges from safe vantage points.
- Valleys, flashings, gutters and visible underlay at the eaves are checked.
- The roof space and the rest of the property are checked for problems.
- Snags are listed in a written report with photos.
Preparing for the visit
- If you’re buying, check with the agent that we can get in
- Keep pets in another room
- Note where any stains or damp appear
