How a gutter survey works in Little Portugal
Damp on walls, water marks under a valley or streaks down the brickwork can frequently be traced to the gutters. We check whether gutters, outlets or downpipes are the likely source, from everything that’s safely in view. If the evidence points elsewhere, such as a flashing or the roof covering, we will say so. The next step is suggested too. If you are worried about brackets that have dropped or snapped and cracked or loose downpipes, a survey will tell you what’s going on, on outlets and hoppers, downpipes and parapet and box gutters alike.
Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. For a house in Little Portugal with this kind of roof, the hidden gutter is one of the first things to check.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

DIY checks: what’s safe
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.
During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

What a gutter survey looks like in Little Portugal
The wider area around Little Portugal has a long history of building, with Buckingham Palace about 2 miles north-west. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. Many homes in inner London are Victorian and Edwardian terraces, often with Welsh slate roofs. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
Trees in and around Larkhall Park shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching. Anyone responsible for a site like Platanos College will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:
- Whether a material contains asbestos (a specialist asbestos surveyor’s job)
- Hidden sections we can’t view safely
- Pipes below ground level

Your questions about gutter surveys in Little Portugal
Is parking a problem for a survey in Little Portugal?
Parking in Little Portugal, as in most of London, takes a little planning: a visitor permit or a bay close to the door helps a lot.
Is my home in Little Portugal listed or in a conservation area?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
Can the survey be at a weekend?
Yes. Surveys are carried out on any day of the week. Just ring 07833 053749 or send us an email to arrange a day.
How do I book a survey in Little Portugal?
Simply call 07833 053749 or use the contact form with the address. After a few questions, we confirm the price and fix a day, weekday or weekend.
Do you climb onto every roof?
Only when it is safe. Safety comes first, and fragile or steep roofs cannot always be walked on. We use safe viewpoints, the roof space and a drone where it applies.
Does someone need to be in?
Not always. If we only need the outside, we can agree that in advance, but the loft and any rooms with damp need someone to let us in.
What happens next?
You’ll get the report by email. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation.
What happens on the day
Once we have finished looking, we write up our findings as a photo-illustrated written report, sent to you by email. As for time on site, it normally takes about one to two hours for most houses, with bigger or more complicated roofs taking longer. In converted houses and mansion blocks, the loft hatch is often on a shared landing. If that applies to your building, it helps to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.
- We ask about overflows, damp or leaks you’ve noticed.
- We look along the gutters, downpipes and fascias from the ground and from windows.
- We check hidden gutters, like valleys and parapets, where it’s safe to see them.
- Where the loft can be reached safely, we check it for staining or damp.
- You get a written report with photos and recommendations.
Before we arrive
- Check the loft hatch can be reached
- Have any questions written down, so nothing gets missed
- If it isn’t your property yet, arrange access through the agent

Common roof problems in Little Portugal
Many gutter joints depend on rubber seals or sealant that age. Plastic gutters move with heat and cold, and in time their joints can drip. On cast iron, joints can rust and open up once the paint has worn away.
It is worth booking a survey if you’ve seen:
- Blocked outlets and hoppers
- Valley or box gutters that overflow inside
- Gutters that have fallen out of line
- Rotten fascias or stained soffits
If you run a business near Gabriel's Wharf, a roof report helps plan work around trading rather than after a leak.
What to check before booking
- Will they check the loft as well as the outside?
- How much experience they have with roofs like yours
- What the survey will not cover
- How they’ll see the roof: from ground level, the loft, the roof or by drone
How the survey changes by roof type
Cast iron gutters
Rust at joints and brackets is the usual weak point on cast iron. Cracks, rust and leaks are recorded as far as we can see them.
Aluminium and other metal gutters
Aluminium and other metal gutters are used on many newer and commercial buildings. Their joints and outlets still need checking.
